Substantial living room with expansive views of the modern Melbourne CBD. Relax into the night in your lounge watching Television, or enjoy the starry skies overlooking Melbourne's skyscrapers. The open plan lounge and dining area is ideal for a relaxing night in, with comfortable seating for four people.

Both bedrooms feature sizeable built in robes that will cater for all your wardrobe requirements and full length windows to let natural light and fresh air through. The master bedroom comes equipped with an ensuite bathroom, and a King sized bed.

The contemporary kitchen and modern bathroom express a sense of sophistication, featuring high quality fixtures, finishes, and an abundance of appliances. The immaculately tiled bathrooms feature all the essentials for your grooming needs and plenty of space to manoeuvre.

Guest will have full access to the entire apartment and the common areas during the stay. Retreat from the vibrancy and buzz of Melbourne's CBD and step into your own quiet sanctuary while taking advantage of exclusive resident facilities including: heated swimming pool, gymnasium and spa.

We are positioned just metres from Melbourne Central, the State Library of Victoria, Queen Victoria Market, Flagstaff Gardens, China Town and with just a short walk to the Yarra River, Parkville hospital precinct, world class Crown Casino and Southbank precinct; guests will not only enjoy the captivating Melbourne CBD views and the convenience of city living, but also to experience the dynamic culture, dining and nightlife that is synonymous with the world's most liveable city! When you do head out, we are within the free tram zone and have many tram lines running all over the city from within a block of the building.

At the heart of Melbourne's public transport network, you are connected in all directions, with trains, trams and buses offering comprehensive public transport services. There's also the free City Circle Tram to help you get around to all the city's major attractions.

To comply with building rules, local and state laws and, our insurance requirements:
- No smoking is permitted in the house.
- Never flick cigarettes or throw rubbish in the balcony.
- No noise after 10pm.
- Strictly no parties allowed.


We would also greatly appreciate it if you keep shoes off in the apartment to ensure that our carpets remain soft, plush and clean for everyone’s enjoyment.

No Party Policy
- Parties held in the apartment will not be tolerated.
- No noise after 10pm and please try your best not to disturb the neighbours to avoid having them complain to local authorities.
- If a security/ reception staff is called to the apartment to respond to a noise or party complaint, a $500.00 charge will be applied to cover the costs of the call-out fee. We reserve the right to request that all occupants of the apartment vacate the premises immediately.

Behaviour
- Excessive noise is prohibited at any time within the apartment or common property. No dangerous behaviour (running, jumping, diving, ball games, inappropriate language etc.) is allowed in the common areas.
- Smoking is strictly not permitted in the apartment. If you want to smoke, please do so outside. If you smoke in the house, you authorise a deduction of $200 from your deposit, to apply towards having the furnishings deodorised.

Security
- If any keys are misplaced, notify us immediately. You may incur a $200 key replacement fee per one set of keys
- Please respect the 10am check-out time, if our housekeepers are unable to do the cleaning on time, a late check-out fee of $100 will apply. Please do send us a message if you wish to check out late and we will do our best to help you.
- Please take care of the property and avoid making a mess within the premise. Avoid leaving dishes unwashed and having food items out in the open as these tend to attract pests and insects that may require pest control.

- We provide toiletries that may last for 2 days. If additional supplies are needed, we are able to replenish for a minimal fee. Feel free to visit the nearest grocery store should you wish to restock for yourself.
