This 7br/6ba, 4000 SqFt home plus 2 tiny homes with 1br/1ba, on 6 acres has a private backyard oasis that includes a 3000 SqFt pool deck with resort style pool, hot tub, fire pit, and outdoor kitchen. The Space:
Located just a few miles from downtown Dripping Springs and 40 minutes from downtown Austin. This magnificent property is perfect for entertaining and relaxing with a large group of friends and family...because it's entirely private and was purpose-built to host large groups

The Hart Ln Retreat is perfect for large groups by offering an extremely open floor plan with modern elements and décor. This home features a beautiful backyard oasis with swimming pool, hot tub, outdoor grill and TV, patio, turf area for lawn games and a fire pit

This 5 acre retreat features sleeping for up to 30 people in 16 beds and 9 bedrooms. The first floor of this retreat offers a large dining area that seats 10 with additional seating for 8 total in Living Room, with more seating on the pool deck. As you walk towards the back of this retreat you’ll encounter a gourmet kitchen with an island. Equipped with all your essentials including plates, utensils, pots, pans, and more. Nestled behind the kitchen you will find a large pool area overlooking the hill country. You will find bedroom 1 located right off the entry with a private bathroom. On the right side of the home you will find bedrooms 2 through 4, along with bathrooms 2 and 3. As you continue on the left side of the home past the bedrooms, you will find a large open space for entertainment and shuffle board in our newly converted garage. Right off the garage is bedroom 5 and bathroom 4. As you walk upstairs you will encounter bedroom 6 with a private bathroom, along with bedroom 7 that has a private balcony with gorgeous views. Off the main house are two tiny homes equipped with queen beds and private bathrooms.

Driving to our property is best by Car or Rental. Uber and Lyft is available, although it's better to arrange times due to availability (especially at night)

Other Things to Note:
HOT TUB / POOL
- No glass containers outside at all
- Hot tub can be heated for free
- Hot tub is heated remotely. Hot tub heating is on a set schedule. Please send message via Booking Platform or text to request alteration on heating schedule.
- Cost to heat the pool is $1000 for the first 3 nights, each additional night of heating will be $333. Will need at least 72 hr notice to fully heat the pool temperature by check in date.
- Pool cannot be heated from December 1st through March 31st.
- Pool cannot be heated when outside temperatures are below 55 degrees.

PARKING
- We encourage our guest to park at the top of the property. If needed bigger vehicles (Bug SUVS and pickup trucks) can park on the bottom near the turfed area.

PETS
- Up to 2 dogs allowed
- Pet fee of $150/ per reservation applies
- Pet fee charged after reservations is booked

#IssueNotes1Trash and junk all around the pool, yard, sideyard, backyard area, literally everywhere. Trash included old pool toys, broken furniture, garden hose strewn around, wood, old plastic tarps, etc etc. SEE PICS. 2Broken shades in EVERY roomEvery single window in the house that had a blind on it, with ONE exception, had a broken cord to open / close it, OR the cord was not there at all. In which case the blind had to be rolled up/down by hand. One blind in the master bedroom upstairs could not be rolled up at all. It had been unsuccessfully repaired with duct tape. SEE PICS. 3Cottage closest to houseNo hot water for the first two days. It was finally fixed when a plumber came out. And replaced it. 4Cottage closest to houseSewer line vent ended right out side the bathroom window and if the window was open, sewer odor wafted into the cottage. SEE PICS. 5PoolsideBroken lamps leaning in the corners. Only one of the 4 or 5 lamps on the back patio worked. SEE PICS. 6Backyard off deckPlywood trash was discarded in the back yard. The pictures are deceiving. If you are looking for a luxury rental for your gathering, this is not it. Numerous broken items (cabinet doors, furniture, trim, blinds, bathroom doors, etc), stained walls, dirty kitchen, pots and pans that I would not cook in, cluttered and dirty pantry, issues with cold water in some bathroom faucets, dirty towels, casita with missing tiles and pulled up floors and no bathroom door, dirty carpets. We couldn't open many of the window shades so rooms stayed dark. Bunk beds were very shaky, a serious safety concern that led us not to use the upper beds. Stair bull nose trim was missing, also a safety issue. Just overall not up to par. I informed the host, and their response was really disappointing, stating they haven't gotten to the fixes yet because the place stays booked. My guess is that the management company hasn't sent a representative to inspect the place in a long while... it's a mess, needs to be addressed. Would not recommend, unless you are ok with all of the above issues mentioned.

Wonderful Company Retreat in a Beautiful Property

We had actually booked another property not associated with this management company but at the last minute, they had major plumbing issues. We lucked into finding this property and it exceeded our expectations. The house was very clean, bedrooms were super comfortable and the meeting and recreation areas were perfect for our group.

This place was great! From the check in process to the place itself, staying was a breeze. We had a large group traveling for a work event and took full advantage of the beautiful view and outdoor sitting areas.

Disappointing Stay - Ruined Wedding Weekend

We rented this house on Hart Lane in Dripping Springs for our wedding weekend but had an unsatisfactory experience. We chose this property for its size, proximity to our venue, and space for a small rehearsal dinner. Unfortunately, a water heater leak overnight caused flooding in the main hallway, a common area, one bathroom, and one bedroom. We had to rearrange our catering and move guests outside, which was not ideal given the weather was over ninety degrees. Instead of enjoying the rehearsal dinner, I spent the afternoon mopping and toweling the hallway. We alerted the property contact around 7am, but the issue wasn’t resolved until 6pm. They offered a partial refund, which seemed fair since we couldn’t relocate our dinner, but after multiple follow-ups, over ten days, we still have no response regarding the agreed refund. Additionally, the hot tub was not heated on schedule the first night. It was supposed to be ready at 7pm, but the host had to reset it, leaving us with access around 11pm. With the late hot tub access night one, the flooded rehearsal dinner day two, and my wedding the next day, we could not enjoy the amenities of our rental. We paid for a late checkout on our last day, but at that point, we just wanted to leave this awful VRBO experience behind. While we noted some general upkeep issues, we’ve chosen to focus on the major stressors of our wedding weekend, which was meant to be relaxing but ended up being quite costly and stressful. Very disappointed.

Great place for large group

We had the pleasure of staying here the weekend of my son‘s wedding. It was large enough to accommodate family and all of the groomsmen and their significant others. The inside was great, but we spent most of our time outside around the pool on the patio. It was absolutely lovely

Great Large Group Stay

We had an excellent time at this property. They were extremely responsive and very welcoming with our large group. The house layout is amazing and you never feel like there are too many people, even when we had 30 people staying in our group. The setting outdoors is perfect and the tiny houses are an added bonus! Loved the indoor/outdoor gameroom setting.

Our family had a wonderful stay. The property is large and has multiple outdoor areas to enjoy. We took advantage of the New Moon and wide view of the sky to use our telescope. The house had everything we needed to cook multiple meals and the host was very responsive when we requested custom times for the spa to be heated.

Perfect for our women’s retreat

I recently had the pleasure of staying at this wonderful VRBO for a women’s retreat, and I can’t express how perfect our experience was. From start to finish, it was simply outstanding. First and foremost, the cleanliness of the property was impeccable. Walking into a spotless and well-maintained space set the tone for a comfortable and enjoyable stay. Everyone in our group raved about the place! The layout and amenities provided the ideal backdrop for our retreat. Whether it was relaxing in the cozy living area, enjoying meals in the well-equipped kitchen, or having quality conversations in the inviting outdoor spaces, this place had it all. The cherry on top of this retreat was the fantastic contact with the hosts. They were incredibly responsive, ensuring that our needs were met promptly and that we felt welcome throughout our stay. Their attention to detail and commitment to our comfort did not go unnoticed. Our only negatives were a couple things with the tiny homes and one night the hot tub wasn’t working. But we let the hosts know, and hot tub was working the next day, and I’m sure the other issues will be addressed. :) I have no doubt that I would stay here again in a heartbeat. This VRBO is a gem that I would highly recommend, especially for groups. Whether you’re planning a retreat, a family gathering, or any occasion, this is the place to make your experience truly memorable.

Jack and Jill party

My husband and our bridal party all stayed in this house. We ended up having 27 people staying with us. I was initially very worried about the space and having to share bathrooms and bedrooms with couples. However, when we got there the property was so much bigger, and so much more glamorous, then can be captured in the photos, everyone had such an amazing time. The whole weekend went so smoothly and the host was very communicative. The whole time I highly recommend staying in this house if you have a party such as we did, it was so fun and I would 100% stay again.

Everything about this property was exceptional. Super spacious for large groups! We hired a private chef and had everything we needed for dinner. The pool and jacuzzi were also a plus. The host was very accommodating, responsive, and kind. I would definitely stay here again!

Hill Country Views and Brews

The house was great! If you’re looking for a large house with plenty of space this is it. The two tiny house are an added bonus. The house is short drive to several local wineries, breweries and distilleries. The outdoor space is great and we really enjoyed the green space and fire pit.

Amazing House, Far from Austin

The Villa is absolutely incredible and very modern with great touches. We had a large joint bach party and it was awesome to have our own space! Only downside is it really is quite far from austin, but if you want to just stay out here it is lovely and affordable!

The perfect getaway spot!

I hosted my Bachelorette here with about 22 women. There was so much room and we loved how many communal areas it has. The property manager was so kind and responded within 5 minutes if we ever had any questions. It was honestly the best stay, I couldn't recommend staying here more.

Wedding weekend rental

We stayed here for our wedding weekend with our bridal party and had the best time! It was super conveniently location to our venue, and I’m sure it would be to the other venues in that area as well. The host was extremely responsive at all times. Even at 12:30AM when we asked her to turn the hot tub on for us, we received a response in minutes. Overall, the property was beautiful and the perfect place to host friends and family for a pool day. All of the rooms were clean and spacious. The games were a great addition also. We would 100% stay here again!

Can’t Believe this Place is Real!

I’m still speechless after our stay here for my bachelorette party. This house was absolutely impeccable, and i only wish we could have stayed longer! The cupboards were stocked with all the utensils, appliances and dishes we need, and they even provided beach towels for guests. Honestly the house was so amazing that we almost wanted to cancel all of our plans and hang out by the pool and game yard. Chelsie was extremely responsive and made our stay one that I will never forget. Don’t think twice about staying here - you will not regret it!

Perfect for our extended family

The perfect venue to host our extended family while in town for my son's wedding. Clean and comfortable with plenty of space indoors and outdoors. Well appointed rooms... some with 1 bed for couples, others with bunks for kids. We really enjoyed the hot tub, pool and having the outdoor bar. The hosts were very attentive to our needs throughout our stay. Highly recommend.

Birthday Weekend

Beautiful home, perfectly located. We used every inch and really enjoyed having all the space. Hosts are very responsive. Would definitely rent it again.

Perfect Setting

We had a wonderful experience in Dripping Springs while staying here! The property surpassed expectations and we enjoyed the privacy of the location. It made for the perfect home to have our gathering where we wanted to enjoy time with each other. The house was clean, spacious and well appointed. The beds were also incredibly comfortable to sleep in!

Fun relaxing weekend getaway w/ an amazing pool!

House was very spacious with many rooms and beds. Beds were actually very nice and comfy! Also queen bunk beds…what? What an awesome idea! The main house is very new and modern, and the kitchen was awesome as it had everything we needed to cook with. Washer/dryer also available which was great for washing our dirty towels since we were staying for multiple days. I was really excited to be in tiny homes too but just couple downsides with sewer smell and no hot water? :( We really enjoyed the pool & hot tub, as well as the entertainment area w/ the pull up garage door out to turf area & fire pit. Wish there were more chairs out by the pit but it was still a good time! I loved this location as it was easy to find, get in and out from. HEB is close by and so are Bell Springs Winery and Graveyard Vineyard. Chelsie was great with communication too. All the house instructions & rules are sent via email. Everyone definitely enjoyed the stay! I’d definitely rent again. :)
