Contemporary Studio in the heart of Paddington
This guesthouse sanctuary is perfect for long-term guests or weekend getaways to explore the quirky cafe culture of Paddington. A large plush queen bed and airy space make this studio the ultimate destination to relax and unwind. With a large bathroom perfect for washing away the day`s adventures, a private balcony to enjoy an evening wine (or two) and the cared-for gardens, you`ll feel like you’re on your own tropical getaway in the middle of suburbia.
There`s no laundry in this facility however, there`s a nearby 24 hour laundromat service - about 500 metres away from the listing. It`s called Snap Laundromat and it`s coin operated.

Paddington is an affluent, safe and quiet suburb in North Brisbane. Known for its quirky and trendy lifestyle, explore the local dives, hidden cafes and amazing eateries on the fringe of the Brisbane CBD and wander your way down the bustling Given and Latrobe Terraces to soak up the village lifestyle.
Suncorp Stadium isn’t far away for rugby and soccer fans. Surrounded by 5-star meals and markets – a foodie’s fantasy – a quick google will reveal the multitude of restaurants and cafes in Paddington.
The Blue Room Cinebar is Paddington’s version of movie-ing in style. On the other side of the River is the even trendier West End – for all your wine and coffee needs. The famous Roma St Parklands and the Brisbane Botanic Gardens are perfect picnics and BBQ locations.
With ample street parking, use your own vehicle to explore the hillside suburb of Paddington.
If you`re a little more reliant on public transport, you have bus stops only a 5 min walk away to take you into the Brisbane CBD, Southbank, West End or down to the Brisbane River to catch a ferry and explore even more of Brisbane`s highlights. Paddington is a 10-minute bus ride from the CBD. Use your GoCard to catch the City Glider (bus 61) from Platform 1 in King George Square. The 385 and 375 buses will also take you there.
THINGS TO NOTE:
ACCESS: You have full access to the property. we are just a phone call or message away during your stay.
The studio is underneath the main house with people living upstairs.
No PARKING: While there is no onsite parking available, there`s unlimited parking available on Alma Street. Just check the time limitations when there is an event on at Suncorp.
INCLUSIVE: As hosts, we welcome all visitors. Overseas guests, people with disabilities, families, and LGBTQI+ friendly.
NOISE: The property is in a peaceful quiet neighbourhood. To respect the peace of the community - we kindly request no loud music or loud parties. Noise curfew 10pm.
SECURITY DEPOSIT - A refundable security deposit of $400 may be taken as an authorisation hold 2 days prior to check out and released no more than 7 days later. Some or all of the security deposit may be captured if there has been negligent behaviour or intentional damage to the property.
EARLY CHECK-IN REQUESTS:
May be possible however we do recommend you to plan around a 3pm check-in. When your place is ready, we will let you know. If you require earlier access, consider booking the night before if available. If a guest is checking out on the day of your arrival, housekeeping needs time to prepare everything and we thank you in advance for your patience and understanding.
LATE CHECK-OUT REQUESTS:
May be possible depending on bookings and housekeeping schedules. Please reach out the day before check out to see if this is possible.
STARTER SUPPLIES:
We provide you with complimentary essential starter supplies for your stay. This includes shampoo, conditioner, body wash, toilet paper, and a few other items for your comfort. This is not intended to last for the duration of your booking but to avoid having to immediately head to the supermarket on arrival.
LINEN: We supply hotel quality linen and bath towels for your stay.
LONG STAYS:
All stays 14-28 nights must have a mid-stay cleaning service at an additional cost. This allows for our team to periodically clean, maintain, and inspect the property. This is non-negotiable.
CHECK OUT
We don`t want you to do a long list of chores before you check out. We just kindly ask that you put back furniture the way you found it (only if somethings been moved), stack the dishwasher and put the rubbish out. Our cleaners will do the rest.
AGE REQUIREMENT:
We do request that adult guests are over the age of 25 years of age. 18-24 years are welcome if staying with other adults over 25 years of age. Children are welcome.
MANAGEMENT FEE - this is our damage waiver to cover any accidental damages so you don`t have to worry - see house rules for the details.
PETS: No pets allowed on the property.
- No noise after 10pm and refrain from causing disturbances to the neighbours to avoid having them complain to local authorities.
- Strictly no parties allowed. Infringement on this rule may result in eviction without refund. Any additional time for the housekeepers to attend or inspect the property outside of their usual cleaning will result in additional administrative fees.
- If there is any damage to the property please inform the host ASAP as additional charges may apply.
- No pets allowed on the property. Additional charges may apply to those who ignore this rule.
- In the event that keys are lost/ damaged/ locked inside the property any time during your stay or check-out, we may need to call a locksmith and additional expenses will be charged to your account. If the cleaner’s or property manager’s schedule is affected by this, further charges may apply.
- Check-out time is 10am. If the cleaner is not able to clean on time, a delayed entry fee may apply. If you require late check-out, please contact the host 72 hours before check-out and we’ll do our best to accommodate your request.
- If you leave any items behind by accident, we are happy to post them back to you. However, we will need to compensate our housekeepers or managers for the postage fee and their time.
-We provide toiletries that may last for 2 days. If additional supplies are needed, we are able to replenish for a fee if stocks are available. Feel free to visit the nearest grocery store should you wish to restock for yourself.
- Please take care of the property and avoid making a mess within the premise. Leaving dishes unwashed or having food items out in the open tend to attract pests and insects that may require pest control. This may be charged to your account as applicable.
- Smoking inside the property is prohibited. Charges may apply for additional cleaning and deodorisation of the property.
- Excessive use of utilities such as water, electricity, and WIFI may result in additional charges.
