Summary:
Set high above Hekerua Bay, Clifftop Sanctuary is a premium four-bedroom home with wide sea views, expansive outdoor living and a refined, light-filled interior. Open-plan living flows directly to the large sea-facing deck with an outdoor fireplace, while an indoor fireplace and heat pump provide year-round comfort. With 2.5 bathrooms and easy access to Oneroa and Little Oneroa, it is well suited to families with older children or couples travelling together.
The Space:
Clifftop Sanctuary occupies an elevated position above Hekerua Bay, with wide coastal views forming the focus of the home. Cedar tones, generous glazing and bright interiors give the property a warm, considered feel, while the layout is designed around the outlook and easy indoor-outdoor living. With its elevated position, generous outdoor areas and strong connection to the surrounding coastline, Clifftop Sanctuary offers a more private and considered Waiheke stay while remaining within easy reach of Oneroa.
The main living level brings the kitchen, dining and lounge together in one spacious open-plan area. Wide windows frame the sea and glass doors open directly onto the expansive deck, allowing the living spaces to extend naturally outdoors.
The deck is one of the property's standout features, with generous space for dining, relaxing and enjoying the outlook across Hekerua Bay. An outdoor fireplace makes this area particularly inviting on cooler evenings, while the indoor fireplace creates a second gathering point inside.
The fully equipped kitchen sits at the centre of the main living space, making it easy to prepare meals while remaining connected with the dining area, lounge and deck.
There are four bedrooms and 2.5 bathrooms, providing a comfortable layout for families with older children or couples sharing the home.

The Neighborhood:
Clifftop Sanctuary is positioned above Hekerua Bay, between the coastline and Oneroa, giving guests convenient access to beaches, dining, shopping and Waiheke's vineyard areas.
Little Oneroa Beach is a few minutes down the hill and provides an easy option for swimming and time by the water.
Oneroa Village is also nearby, with restaurants, cafés, boutiques, galleries and grocery shopping. Dining options include Wai Kitchen and The Oyster Inn, while Island Grocer is convenient for fresh produce and supplies for meals at the house.
Further inland, Vineyard Valley is home to Stonyridge, Tantalus Estate, Te Motu and Wild on Waiheke. The Heke Kitchen, Brewery & Distillery is also located in this part of the island.
The location makes Clifftop Sanctuary a strong base for guests wanting a quieter residential setting while remaining close to many of Waiheke's most visited beaches, restaurants and vineyards.
Getting Around:
Getting around from Clifftop Sanctuary is easy. The Matiatia passenger ferry terminal is about a 10-minute drive from the house. Regular bus routes 50A and 50B connect the ferry to Oneroa Village, Little Oneroa Beach, and Onetangi, with the closest stop a 4 to 5-minute walk away at the corner of Hekerua Bay Road and Ocean View Road.
The main bus routes pass through Vineyard Valley, stopping near Stonyridge, Tantalus Estate, Te Motu, Wild on Waiheke, and The Heke Kitchen, Brewery & Distillery, before continuing into Oneroa and on to the passenger ferry.
E-bikes and car hire are also available on the island, and there is off-street parking at the property for two vehicles. However you travel, every route comes with rolling vines, glimpses of sea, and that easy Waiheke pace that makes the journey part of the experience.
