This newly renovated and modernly decorated townhome gives you access to the world class amenities of the Regal Palms Resort. Relax as you float down the lazy river sipping on your favorite beverages that you can get at the pool side tiki bar. Splash around in the resort style pool before you take a ride down the water slide with your family and friends. Only 9 miles from Disney, you will be perfectly located near all the theme parks that has made Central Florida famous. You will also be near exceptional dining options that will be sure to please even the pickiest of eaters. Don't feel like driving? There is a wonderful restaurant, Franke Farrell's Pub & Grille, also on site; You'll have everything you need to make your vacation remarkable and memorable.
Come home and relax after a fun day of exploring and visiting the parks with all new furniture and decor. Sleep soundly with a king bed in the master, queen bed in the guest bedroom, and 2 queen sized bunk beds (total of 4 beds) in the Disney kid's room. Complimentary Washer and dryer available inside the unit so you don't have to overpack. Make your own meals in a fully stocked kitchen that also has all brand-new appliances for you to enjoy. And let's not forget about the resort amenities where you will literally be within a 1-minute walk of. So, no need to drive with towels, snacks, and sunscreen as you are right next to all of the incredible amenities that Regal Palms has to offer.

Other things to note:
Upon arrival, you will need to check-in at the clubhouse where you will register your car for a hanging tag, receive wrist band for guests (max of 10). Resort will only provide 10 wrist bands and allow maximum of 10 guests in the pool area at a time. The wrist band gives access to the guard gate on Sand Mine Rd. Scan through the gate and go right to the townhouse.
Regal Palms charges $22.40/day (+tax) per house for guests to have access to the above amenities. The Resort Fee is excluded from the rental rates quoted and paid at booking and is payable on arrival at the Resort. Guests won't be given access to the subdivision and to the house if they don't pay the daily resort fee upon arrival.
No Pet Policy: Although we love animals, we do have a strict "NO PET POLICY" to maintain the cleanliness of the house. You are subject to be charged an extra fee for non-compliance.
IMPORTANT TO KNOW:
** This property is self-catering. A small starter kit is provided for your arrival, including 3 dishwasher tablets, 2 trash bags, 1 new sponge, 1 kitchen paper towel, 1 starter soap per bathroom, and 1 roll of toilet paper per toilet. Guests are responsible for purchasing additional supplies as needed during their stay.
What to Expect Before Check-in
Just like when you check in at a hotel, Florida law (Florida Statutes, Chapter 509.101(2)) requires a quick guest registration before your stay. We’ve made this process fully digital so it’s simple and secure, while also protecting both you and us from the scams that unfortunately occur in the Orlando area.
Here’s how it works:
After booking, you’ll receive a short online form to complete.
You’ll be asked to upload a photo of your ID and a selfie holding the ID to confirm your reservation.
For added security, we’ll also request a photo of the card used for the booking and a selfie holding the card—similar to how hotels verify your ID and credit card at check-in.
Once everything is verified, we’ll provide your digital door code so you can go straight to your vacation home.
Please note: at least one guest must be 21 years or older and present during the stay.
Important: If registration is not fully completed as described above, guests will not be granted access to the property and no refund will be issued. In such cases, the reservation is considered a no-show.
Important House Rules
No smoking and no pets are permitted inside any of our properties.
Homes are for vacation use only and may not be used as a permanent residence.
Maintenance or pest control visits may be scheduled during your stay; our team reserves the right to access the property if needed.
Security Deposit
$500 for stays up to 28 nights.
$1,000 for stays of 29 nights or more.
The security deposit is charged to your credit card and refunded after check-out once our cleaning and inspection team confirms there are no issues. Please allow 7–14 days for the refund to appear, depending on your bank or credit card provider.
Pool Heating (Optional)
Available upon request for $35 + tax per day (7-day minimum).
For same-week requests, a $50 service activation fee applies.
Heating runs daily from 8 AM to 8 PM, with temperatures subject to weather conditions.
Cancellation Policy
By booking this property, you agree to the cancellation policy listed on the booking site.
A 5% processing fee applies to all cancellations (deducted from the amount already paid).
Please note: Failure to complete the registration process (as outlined in the check-in requirements) will result in denial of access to the property and no refund will be issued. This will be considered a no-show.
We highly recommend travel insurance for added peace of mind.
