Summary:

Welcome to the Palms! Let us help you plan your next holiday to Yarrawonga.

Offering 7 king bedrooms (king or single beds) and 6 quality bathrooms, all the comforts of a home, plus theatre room, games room, private solar heated pool, alfresco, study and refrigerated air conditioning, you will feel like you are staying in your own private resort.

Strictly NO bucks, NO parties, and NO noise after 10pm.



The Space:

The Palms Guest House is the absolute ultimate in luxury short stay accommodation in Yarrawonga.



Location in the Silverwoods Estate on at The Black Bull Golf Course guests are close to everything!



The social spaces are spacious and inviting. Downstairs there is the pool side al fresco, the open plan kitchen dining and lounge. Upstairs their is another TV lounge, study nook and outdoor balcony.

These rooms share 1 bathroom. There is also a powder room located next to the games room.



Upstairs:

Master bedroom - private bathroom with bath - King bed

Bedroom 4 - private ensuite - King bed

Bedroom 5 - private ensuite - King bed or 2 singles

Bedroom 6 - next to family bathroom - King bed or 2 singles

Bedroom 7 - private ensuite -King bed or 2 singles



Guest Access:

Access details are provided once the security bond has been paid to the Property Managers.

Other Things to Note:

Booking Terms and Conditions:

Photo ID with residential address is required within 24hrs of making a booking. The guest making the booking must be 28 years of age or older.



A security deposit of $1000 is to be paid 14 days prior to the booking to the Property Managers.



Absolutely no noise that will interfere with our neighbours right to peace and enjoyment.

We have a zero tolerance to our neighbours being interrupted by noise and anti-social behaviour :).

Noise restrictions, age restrictions and a strict Code of Conduct applies to all holiday houses in Yarrawonga.



(1) Standard Booking Cancellation Policy:



Payment of the rental deposit constitutes the clients acceptance of the Property Specific Terms and Conditions. Variations in terms are reflective of noise restrictions, swimming pools, pets and on-site parking.



Booking Cancellation Policy:



Balance of the rental amount must be received in full 28 days prior to occupancy. If not, the owner has the right to cancel the booking and attempt to re-let the property.



Cancellation of the booking by the client, deposits are non refundable unless the property is re-let for the entire period for equal value. If the property is re-let, the guest may have a credit for future bookings, or request a refund.



If a refund is requested, then a 150 administration fee will apply. Please note the 2% merchant fee and the 4% booking fee is non-refundable. The advertised nightly rack rate is the amount refunded.



Should a cancellation notice be given for a peak period booking, or a booking with less than 28 days notice, then a $250 refund administration fee will apply.



Please note: Bookings made with a credit voucher, or a transferred booking, the standard cancellation policy applies should you decide to cancel after the booking has been made.



Please note: Refunds will not be offered for peak periods (Melbourne Cup, Christmas, NYE, January, Australia Day, Labour Day long weekend, Easter, June Long weekend, AFL Grand Final weekend)



Please note: For bookings placed via 3rd party websites.



The advertised nightly rack rate will be refunded, less the 150 cancellation processing fee. Peak period cancellation refund fee is 250.



Service fees, booking fees and merchant processing fees are non-refundable.



Guest funds, will be returned via bank transfer within 7 days of receiving this payment from the 3rd party platform.



Please note: Guest funds from bookings made via 3rd party booking sites will not be returned prior to booking dates in any circumstance.



How to cancel:



For bookings made via AirBnB, Booking and Trip Advisor, you will need to request to cancel via your account with the respective website.

Please do not select ‘request’ money via the Airbnb platform, as it will be declined. We, the Property Managers receive payment from AirBnB after the planned check-in date of the booking.

How to postpone/change a booking.



You will need to request to amend your booking via your account with the respective website. Waterfront Holiday Houses will then be contacted by the 3rd party website and will accept that request.



On 3rd party websites, changes to bookings cannot be made on the day of check-in.

Waterfront Holiday Houses are Managing Agents and the office hours are 9.00am – 5.00pm Monday – Friday.

Email and phone requests to change bookings will be responded to during these hours of operation only.
