Situated in the award winning Cypress Lakes Golf Resort, our Villas offer comfort, style and ease. Conveniently located in the heart of the Hunter Valley countryside, expect to be in awe of the amazing views within and around the resort grounds and beyond to the local farms and mountain ranges surrounding the valley. 

Try your hand at golfing through the Pro Shop, explore multiple vineyards in the immediate area or just relax on your private balcony with a sampling from the local wineries. Take a day trip to the east of Lovedale to explore the Werakata National Park, meander south-west to Wollombi or enjoys the prize of nature in the Aberdare State Forest. Take a breath and soak in that OMG! moment.

As Villa Mountain View is privately owned & operated on resort villa, we can offer you flexible check-in & check-out times and always the best rates available.

Overlooking the championship golf resort complex, this self-contained luxury retreat apartment offers ramp access and situated over 2 levels. It has a sunny living area, air-conditioning and large sunny entertaining balcony and relaxing views to the mountains and/or resort complex.

Visit the nearby Pokolbin wineries and superb restaurants, stroll to the nearby Health Retreat & Spa, or be challenged on the fantastic choice of local golf courses, including this Cypress Lakes and the new Greg Norman designed, The Vintage.

This villa is privately owned and managed. Securing a reservation through Weekenda at Cypress Lakes affords unlimited access to the public bar & restaurant and the Owners Hillside Pool only. It does not at any time afford access to the resort run pool or gym. Rounds of golf and tennis court hire can be arranged directly through the Pro Shop.

How We Price: The booking price is based on a minimum number of guests. Any guests above this number are chargeable on a per person/per night rate. The system will automatically calculate the correct rate when you enter the required number of guests. Reductions in guest numbers are non-refundable.

Arrival Details: Access to the property is made simple. You’ll receive an access code via SMS just before 3pm on your arrival day, which you’ll use for the duration of your stay. Standard check-in is at 3pm. While an earlier arrival may be possible, it cannot be confirmed until the afternoon prior to your arrival. If an earlier check-in is available, we will send you an SMS by 4pm the day before to confirm.

Linen: 1 set of full bed linens and 1 bath towel per person are supplied. Guests may wish to bring extra towels depending on the length of their stay. Pool/Lake/Beach towels are BYO

Guest Amenities: We are Eco-Friendly - to help reduce wastage, we supply a single bottle of 3in1 shampoo/conditioner/body wash in all showers. In addition, guests are advised to bring their own personal preferred bathroom products/amenities.

Wifi is provided complimentary on behalf of the owner. It is intended to be used in an appropriate manner by all guests. As the service is provided by an external 3rd party, Weekenda cannot and do not guarantee the speed or efficacy of this property's wifi connection nor do we pay any compensation for interruption of service for any reason.

Pools: Weekenda guests have unrestricted access to the Owners/Hillside Pool located on the corner of Chardonnay Terrace & Vintage Avenue. Weekenda Private Villas are not afforded access to Oaks Managed Resort facilities which include the resort/lagoon pool, tennis courts and gym. The Owners/Hillside pool is open for swimming from the start of the NSW September School Holidays and closed immediately after the NSW Easter School Holidays have been completed.

No Party Policy: All reservations operate under a Strict No-Party & Non-Excessive Noise Policy as prescribed in the NSW Short-Term Letting Legislation and Local Council Laws. This property is in a Residential Area. Failure to comply can put the security bond into jeopardy and may lead to police-assisted eviction and/or extra charges being levied. We hate to have to note this but the reality is that so far this year we have had to evict 3 groups for overstacking/bad/anti-social behavior.

Extra Guests / Visitors: The number of people nominated on your booking is the maximum number of people that are allowed to be on the property at any one time, including visitors. Visitors may be requested and if approved must be approved in writing with Weekenda staff. Simply put, if Mum and Dad want to come over for a BBQ then we are likely to approve. If 10 extra people want to stop by we are unlikely to approve, which could put your booking at risk. We will always try to be reasonable with reasonable people within property constraints and House Rules.

Cameras and Noise Monitoring: There are no external security cameras at this private Villa but please note Cypress Lakes is a complex with commercial offerings of a golf club, restaurant and bar. As such, external cameras are present in these communal areas managed by Oaks and not associated with the host. For the future, the private Villa owner reserves the right at any time to install external cameras at their discretion. Any camera install will be in line with local regulations. A noise monitoring device is installed - fines apply to guests found to have disconnected, removed or damaged the noise device. These devices are used to monitor and maintain ours and guests responsibilities under the NSW STR Code of Conduct.

Guest Registration / ID Check : Weekenda requires every guest to complete and sign an electronic guest registration prior to arrival which will ask for photo ID i.e. a copy of your Drivers Licence or Passport. The primary booker will also be required to complete a list with the guests names and actual mobile numbers. In the event we are unable to reach the primary booker, it is very important we can get a hold of other guests. These documents will be deleted after your departure. Access Codes are only released to Registered and Verified Guests.

Critical Update: Due to an unprecedented influx of fraudulent bookings, we are forced to impose a policy that protects our clients, industry and community against those attempting to commit fraud and theft. Any booking made within 5 days of arrival is required to provide a photo of a valid credit card in the same full name of the primary guest to match the supplied identification document. Failure of these documents matching will result in the booking being cancelled and all funds processed returned to the original card assumed as stolen and thus a fraudulent transaction. We trust we have our honest and genuine customers understanding this policy is in place to protect all parties.

Insurance: As always, but ever so more due to recent times, we strongly encourage any holidaymakers to obtain a very inexpensive 3rd Party Domestic Travel Insurance Policy to cover you for all manners of matters which may restrict travel. This is particularly helpful for things like Hunter Valley Concert cancellations, Covid or Medical and Other Emergencies for which we don't provide refunds, and anything which falls under our standard Terms & Conditions irrespective of the reason. We suggest reviewing policies with 'Cover-More' or 'Travel Insurance Direct' or 'Insureandgo'

The Ironing board was broken Fire dangerous - takes a while for gas to build up to ignite and then a puff of flame bursts out at your face. If left on for a few hrs the elements around the off switch become hot so you need to be very careful not to burn yourselfAnts - lots dead in the upstairs bathroom and by the lamp in the living room that hadn’t been cleaned before we arrived. Dishwasher doesn’t work and there was only one tablet for it for a 3 night stay Coffee machine is a Philips LOR not an Aldi machine do the pods we bought were useless. There should be at least a few provided. Fridge was not clean on arrivalDishcloth - we were given 1/2 a chux for 3 days, not enough to keep tops clean and tidy. Mattress way too soft, you fall into the bedOld stain on duvet in non balcony roomGood things however were…Furniture is comfortable The cleaners came in late to clean the ants and would have done the fridge if we wasn’t needed to put our stuff in there. View was beautiful and the site was peaceful.

Very disappointing stay for my birthday. It should be noted that the Villa is located on the side of a hill and access is via stairs and steep pathways and it is a fair walk to the property particularly when having to make a few trips with luggage. The property did not appear to be well maintained as the dishwasher didn't work at all and was growing mould inside of it, all of the air conditioners appeared old, one of which was leaking water and held together with sticky tape, cleanliness was not great with mould on the tiles in the showers and faeces in the toilet brush holders. There were lights not working or flickering in the downstairs living space, paint peeling off the ceiling in the downstairs bathroom, water kept running in one of the toilets whenever it was flushed and the shower head in one bathroom leaked, shooting water everywhere. We have provided this feedback to the property agent so hopefully this will be addressed before any other guests stay here.
