Bnb Booking is excited to host you and wants to ensure you have a relaxing stay. To create a seamless experience, we’ve outlined some important details and house rules.

##Important Information##
We do not take same-day bookings after 6 pm at night for same-day check-in. If you have booked after 6 pm to check in that night you must cancel within the next hour to receive a full refund as you will be blocking our forward calendar. If you do not cancel and leave the dates blocked no refund will be issued. Our check in staff finishes at 6 pm.
We have a rental agreement as part of our terms and conditions. Booker must sign the rental agreement.
We also require a copy of your ID (front and back).
We also require a charge hold security Bond $2000 which we will authorise separately from credit card provided 24 hrs prior to check in
No loud noise/ no parties or events of any kind. - quiet hours start from 9 pm otherwise eviction could occur.
No more than 8 adults regardless of capacity. If you have booked for more than 8 adults please reach out to our team. If you have not responded to our requests and it is less than 30 days before your stay no refund will be given and your stay will be cancelled.
Security Deposit:
All Pets need prior approval (for properties that accept pets). Pet fee of $37 per animal, per night (max. 2 pets per stay) will be charged separately. Please ensure you add pet numbers to your reservation. No pets on any furniture. We do not take pets that bark excessively or shed hair. If there are neighbour complaints of barking, the pet will have to be removed immediately or your stay will be cancelled.
For last-minute bookings within 3 days, guests will be asked to send a selfie holding their credit card as an additional security measure. This is to ensure legitimacy and prevent fraudulent transactions.
Only guests who are staying are allowed unless prior arranged in writing. Maximum guest numbers are as per your booking. Charges for guests not authorised $100 per guest per night for the length of the stay.
Group bookings require pre-approval and a $5,000 external bond.
No schoolies
We require all guests to inform us ahead of time at least 48hrs. For any special request e.g cot requests (e.g., cot, high chair, baby gear etc, extra kids bed and which room. No last-minute requests can be accommodated without additional charges min 2 hrs $100– $100 for cleaners to set up
Call out fee from our security $250 first call out. Second call-out: $500 charge and immediate eviction.
Neighbour COMPLAINTS/SECURITY CHARGES: Actions by guests that result in neighbour complaints or Security/ Police being called to the Property will result in forfeiting their bond ($2000) and an additional charge of $3,000 for the above charges for breaking house rules.
Guests shall be liable for any and all costs incurred by Hosts as a result of the breach or damage to the property. If the security officer has concerns about the noise or activities taking place on the property, he has the owner’s consent to enter the property to inspect the property and make enquiries as he sees fit to ensure the property is being used as per guest booking contract. If the security officer finds additional unauthorised guests on the property, then the owner/bnbbooking has the right to forfeit the entire bond and immediate eviction Use of the Property and The Residential Neighbourhood for breach of use of the property and the residential neighbourhood.
A charge of $5,000 will be incurred should any type of function, party or gathering be held in the property and the booking will be terminated immediately with no refund of tariff.
Unfortunately, where damage has occurred, whether accidental or otherwise, the additional cleaning and/or replacement costs will be charged. We do not wish to offend our holiday guests, as most guests respect the properties in which they are holidaying, however we need to advise everyone of extra charges applicable in such circumstances.
SMOKING: This is a non-smoking home. Any violation of the smoking policy will incur a $1000 Additional "Smoke Damage" Cleaning Fee to remove smoke odours from the house and/or linens and loss of bond. Cigarette buts found will mean loss of your bond.
Bins must be put out for collection on Monday night for Tuesday collection (indicated on the bin).
On exiting the property must be left in a good condition, all rubbish put in the outside bins and furniture put back to its original position, dishes put in dishwasher and turned on or extra cleaning fees will apply.
BBQ must be left clean or guests will be charged additional cleaning fees.
Check-in from 3 pm check-out 10 am unless otherwise organised with prior written approval. Overstaying will be charged at $100 per hour while cleaners wait. If we don't have a back-to-back booking a half-day charge of $400 will give you a 2 pm checkout with 24 hours’ notice.
Respect for our neighbours is essential.

Should be better for the price

The house matched the description well but the upkeep is lacking. The outside space was dirty and unclean, the deck around the pool is becoming unsafe. The showers are hopeless with no doors which let water all over the floor with no way to keep the floors dry. The dishwasher filter was disgusting and had probably never been cleaned. We note this property is on the market, but for the price we expected it to be top notch and it wasn’t.

Overall lovely stay

House was beautifully presented. A lovely bottle of wine and chocolates on arrival was a great touch. Beds and bedding were comfy. Kitchen had plenty of utensils and cooking pans etc. I've given a five star for cleanliness even though the pool had a lot of leaves in it. However, this is being rectified and the unusual weather had played a large part in this.

Paradise on Laurel Crt

Property was way better in person. Catered for our needs. The location was perfect, providing us everything we need during our stay. Host Craig and Holly were always available prior and during our stay. Travelling from Orange NSW, this was definitely our paradise well spent. Definitely returning soon

Misleading and poor attention to detail

This property seems to be managed by a third party ‘Bnb Booking’ Our extended family group booked this property based on the ‘heated pool’ in the property headline. Upon arrival the pool water was cold and cloudy. When I messaged the agent he said the property had never been listed as having a heated pool. I was able to show screen shots disproving this. There was poor communication throughout the booking process to the point where I wondered if this was an actual legitimate listing. The fridge had no ice or water and froze all our fresh food. There were lots of small maintenance issues and two of the beds had been made up without either doona covers or a third sheet. Although requested, this was not rectified during our week long stay. The waterfront location was fantastic but maintenance, housekeeping and poor communication let this property down.

Beautiful Home

We stayed here for a family holiday, it was a beautiful clean home great location and everything we needed. The communication with booking and getting keys etc was great highly recommend
