My two-bedroom apartment locates in the most artistic and cultural area South bank with convenient access to Brisbane CBD and West End. Gallery of Modern Art and the Wheel of Brisbane are within walking distance along the Brisbane river. Keep walking you will discover the fantastic South Bank Parklands with a mixture of rainforest, water, grassed areas, and plazas as well as a large inner-city beach. Restaurants, Cafes, and Bars are everywhere waiting for you to explore.

This apartment is located on level 8.

We can host a maximum of 4 guests, It is a fantastic place to stay in Brisbane and features:
- Master bedroom with ensuite and a king bed (combined with 2 single beds)
- second bedroom with a king bed (combined with 2 single beds)
- 1 bathroom
- 1 livingroom with lounge and TV
- 1 laundry with washing machine and dryer
- 1 open balcony
- 1 full-size kitchen
- 1 secured parking space in the basement
- There is a centralized air conditioning system in this unit.

Friendly reminder: There is currently construction taking place next to the property, and foundation work has recently begun. As a result, some daytime noise may be heard, particularly in the 2-bedroom unit. We recommend keeping doors and windows closed to help minimise the impact. Please note that the situation may change over the coming months as the work progresses.

• We kindly request that you respect our property and leave it in a clean condition upon your departure. Please do not move any furniture, and report any damages that occur during your stay.
• As our rooms are more susceptible to humidity, a dehumidifier has been provided to enhance your comfort during your stay.
• Please note that an additional cleaning fee may apply if the room is excessively dirty or messy upon checkout.
• We kindly ask that you refrain from consuming strongly scented foods, such as durian or curry, inside the room. This helps us maintain a pleasant environment for all our guests.
• Please maintain low noise levels between 10 p.m. and 8 a.m. and refrain from creating any disruptive noise.
• Smoking is strictly prohibited. A $200 charge will be deducted from the security deposit for any evidence of smoking.
• No parties or events on the premises. If such activities are reported during your stay, you will be asked to vacate the property immediately, and a charge of $300 will apply for any evidence of such gatherings.
• We kindly remind our guests that pets are not permitted in our guesthouse. This policy helps us maintain a clean and comfortable environment for all our visitors.
• If you find yourself locked out and require assistance from the manager, a $100 fee will be applicable between 10 a.m. and 10 p.m. Please be aware that we cannot assist with key-related issues after 10 p.m. each day.
• In case of a lost key, a $200 fee will be incurred for key replacement.
• The use of illegal drugs is strictly forbidden on the property. Any violations will result in immediate contact with the authorities. Violation of this rule will result in termination of your occupancy, eviction, and forfeiture of rental fees.
• Please be aware that access to the facilities in the building cannot be guaranteed, as maintenance will be conducted occasionally. We kindly ask that you adhere to the rules and available times posted on-site. Thank you for your cooperation.
• Guests are kindly requested to ensure all personal belongings, such as clothing, jewellery, electronics, and other valuables, are collected prior to check-out. While we will make reasonable efforts to assist in recovering any items left behind, due to operational and procedural limitations, we cannot guarantee that all lost items can be recovered. If items are located and returned, guests may be responsible for any related postage or delivery costs. Lost items are generally retained for a limited period in accordance with our standard procedures, after which unclaimed items may be disposed of or handled appropriately.

Floor needs fixing all floorboards bowed so squeak when you walk also a lot of little flying insects seem to come from the drains and aircon in main bedroom doesn’t work too well gets hot if door not open. Other than that was good
