Great amenities, including washer/dryer, kitchen appliances & cookware, office space, 50'' TV with Netflix, YouTube in Living Room. The kitchen is equipped with most of cookware. Laundry available to guests. They are located on the main floor.

Close proximity to bus stop, schools, grocery stores (Costco), shopping centers, West Edmonton Mall, walking paths, playgrounds, Police Station, Fire Station, Gas Stations, Anthony Henday, Whitemud Drive, Winterburn road etc.

*Pets are not allowed in the house. Do not bring any animals on the property. THERE IS A $1500 FINE FOR ANY PETS ON THE PROPERTY WITHOUT PRIOR WRITTEN PERMISSION.

# House Rules:

- No smoking allowed anywhere in the house or on the property, a $2000 fee will be charged for smoking inside and for cleaning.

- If a future guest has to be canceled or refunded which will result in loss of income for the host, due to the current guest (you) not following the house rules then you will be held liable for the lost revenue.

- People other than those listed in the Guest party (no more than 8) may not be allowed to stay on site without prior written consent. Any additional guests on site at any time will be $100 per person per day.

- No Events, partying or noise disturbance is allowed. Respect neighbors, quiet time is after 10:30pm. Any noise complaints from any neighbor or anyone associated with the property will result in 100% loss of remaining rental amount and the entirety of the deposit.

- Pets are on a case by case basis. Do not bring any animals on the property without approval. Cats and Dogs under 20LBS are welcome with an added pet fee and prior approval. Please let us know the breed and weight when inquiring about a pet. THERE IS A $2500 FINE FOR ANY PETS ON THE PROPERTY WITHOUT PRIOR WRITTEN PERMISSION.

- No pets allowed without prior permission. With permission, $600/pet, per stay (if less than a month) or per month, plus additional pet deep clean up fee of $450 (No exceptions).

- Respect and care for the house is expected at all times.

- Owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities and are not responsible for the loss of personal belongings or valuables of the guest.

- Guests will not use the premises for any unlawful purposes whatsoever.

- Any excessive damage to furniture or other material objects associated with the property will be charged at a cost of replacement.

- Lost or stolen key (key not in lockbox ) $400 fee to cover for lock replacement and keys.

- Guest lockout - $200 fee

- Guest liable for any damaged (stained) bedding, damage/loss to the content in the suite.

- Guests are required to pay agreed additional fees in 24 hours or the rental is void and renter must vacate the property immediately and forfeit all rental funds.

Will consider film shoots etc. with prior approval or there will be $2000 charges.

You agree that you are booking in goodwill with your host and that you will not attempt to cause problems or noise. If “ANY” house rules are violated, renter must vacate the property immediately and forfeit all rental funds and security deposit and house rules violation(s) could also incur additional charges. # Hot Tub Safety Rules

• Shower with soap and water before you come in.
• Enter and exit the Hot Tub slowly.
• Please no jumping or diving.
• Please DO NOT add any chemicals (NEVER EVER) to the Hot Tub.
• Do not bring glass in or near the Hot Tub.
• Do not use alcohol, narcotics, or medications.
• Elderly persons must consult a doctor before use.
• Pregnant women should consult a doctor before use.
• Children must be supervised by an adult.
• Do not enter if the temperature is over 104° Fahrenheit.
• Limit your soak to 15 minutes, and cool off before re-entry.
• Anyone with heart disease, diabetes, high or low blood pressure or any serious illness should consult with a doctor before entering the Hot Tub.
• Please replace the hot tub cover after each use.
• Please do not sit or lie down on the cover.
• Please turn off high jets after use.
• Please do not use soaps or oils in Hot Tub.

WAIVER OF LIABILITY FOR HOT TUB AND AMENITIES: Guest understands that there are special health risks that may be involved in using the hot tub. In particular, he or she understands that there are potential dangers that these amenities may present to children who are not carefully supervised as well as danger to any person using the hot tub if a person has health risks, is intoxicated or using any kind of drugs or medication, or if pregnant. The hot tub should be kept at a temperature that is less than 104 for personal safety. Guest agrees to explain the risks of using the amenities and hot tub to any guests to be fully and solely responsible for any accidents, medical conditions or injuries his or her guests may incur. Guest understands the risks discussed above and agrees that he or she will assume all responsibility for his or herself and their guests for the consequences of those risks. Guest agrees to waive any claim whatsoever against Owner for accidents, medical conditions or claims arising from his or her own use or guests’ use of the hot tub. Guest also understands and agrees that he or she is responsible and liable and will pay Owner upon request for any damages that occur to the hot tub and its support equipment through his or her own or guests’ misuse and/or negligence, for example, but not limited to, failing to replace and secure the hot tub cover, walking on or otherwise damaging the hot tub cover, or damaging the hot tub filtration system with foreign objects, soaps or oils, or causing excessive water overflow.
