Great stay near everything

Amazing hotel with 4 pools , all clean, you can walk to downtown (6-8 min) , staff was so awesome in answering all my questions.... I will definitely stay here longer next time I am in town

The place itself was really nice. the security at front of the building were extremely nice and helpful. we used this location as a home base for our trip to the yucatan peninsula. after a two day trip south we had returned to find that the water was shutoff, after speaking with the security upfront they informed me that the water was shutoff due to the owner not paying his water bill for the room. we both tried contacting the owner with no answer at first. the owner did end up contacting me via text about 15mins later saying he was working on getting the water turned back on. it took about a hour and it was turned back on. The wifi also did not work and when I asked the owner about it he said send me what is available. I took a screen shot of what was available and sent it. the owner never responded.

Fantastic apartment-great stay! *****

A wonderful, luxurious apartment with full equipment,swimming pool on the balcony comfortable beds and soft bedding! We spent a fantastic time here and did not want to leave:) The best stay in the whole Yucatan. Swimming pool on the roof, saunas and jackuzzi in the chill zone! Something amazing! Thank you!

Great modern apartments in good location

2 bed apartment was great - spacious with lots of amenities in the living and kitchen area. Location was really good in downtown Tulum, near shops and restaurants and off the main road to the beach. Communication in advance of checking in was very good. Property still being developed with construction work but wasn't a problem for us

The IIK Tulum is budget friendly but I donā€™t think itā€™s somewhere Iā€™d stay again. Because itā€™s more of an a bnb style rental, there isnā€™t really a main concierge that can assist when needed. Unfortunately the wifi never supported my needs. I was able to get the tv to connect to Netflix but anytime I tried anything on my phone it wouldnā€™t work. I ended up buying a plan through an eSIM company. The road outside the hotel is very dusty and leaves a film on everything unfortunately. I also found the common areas to be uncomfortable and not places Iā€™d hang out in. They had limited and uncomfortable loungers and the pools were not well maintained. The pool on my balcony was a waste of space and water. Definitely not something useable. The balcony was small and not private. There were many ā€œlittleā€ things with the room that added up to a big thing such as the mattress was really hard (good if thatā€™s your thing) a wonky coffee maker, insufficient bedding, no dish rag for dishes etc.

IIK was beautiful property I went during new years so no construction was happening. I was able to walk to a lot of parties or food or to items in under 10 or so mins because we were that close to the downtown strip. The property is exactly what I had expected and they always are cleaning & I appreciated that. Super beautiful, 24hr security up front, Raphael the manager was friendly and accessible by WhatsApp.

This property was great just as it showed and beyond our expectations. The only confusion was I had read I was supposed to receive a code to check in but I never received any code even after the 4pm check in time. The staff at reception do not have anything to do with any of that but luckily the staff was kind enough to help contact the property owner for us even with the language barrier and we were eventually able to receive the code within 10 minutes,I would make sure to have the code prior to getting there. Other than that it was an amazing stay would stay there again and would reckoned to anyone. Location is great and only a 20 minute walk from the central bus station where you can take a bus to and from TulĆŗm airport.

Good value but needs improvement

Location is good and rooms are in good condition and very modern. Room cleanliness needs improvement and number of towels need to match number of guests. On the safety side, when renting the two connecting units there needs to be a way to lock the outside hallway door in order to avoid having to lock the two individual unit doors. We traveled with small children and decided not to use the small unit as it would have required us to lock them in the unit for the night without a way for them to get out and come to us if needed (unsafe). Thankfully there was a sofa bed in the larger unit for the 3 of them to sleep in next to our bedroom.

Pros- close to everything. Walking distance to downtown. Room and property were clean. 2 pools and a sauna. The downstairs pool is set up like a Cenote. Super cute. Cons- I was so disappointed about the plunge pool in our room. It was dirty and we couldnā€™t figure out how to turn it on. This is mostly the reason I got this specific room. No housekeeping during our 5 day stay. Also, the balcony railing was not stable. This is def a safety hazard. Need to know- make sure you know your room number and access code before you arrive. Front desk canā€™t help with that all. Area loses power/water intermittently. Not the hotels fault but just be aware of it.

Lied, intimidated and threatened our safety about an electrical fire in our room just to downgrade us to a lesser room 3 days into our stay, so they can put new guests in the nicer room the same night. Housekeeping came only 1 time to clean and replace towels the entire week. Would never recommend

The room was nice. However staff is terrible. I stayed for four days. There is no housekeeping at all. I asked for an blanket on the first day, and four days later when I checked out, I still didnā€™t have a blanket. There is no front desk staff. No way to contact employees. So I everything goes through Expedia chat. The hotel is rude and does not answer. Or answers and tell you they will help, but they donā€™t help. I had the same towel to shower with fof four days. That is unacceptable. I asked for a late check out and was willing to pay extra. They never answered. Will never stay here again. Most terrible service I have ever received.

Ruined new years celebrations

Booked for 5 nights over New Years and left after 2. We wanted to move to a different room as people were partying until 5am the day before New Years Eve. Security did try to ask them to be quiet but failed and just gave up. Nobody cleaned the room, there was a leak in the bathroom. We called and called and could not get in touch with anyone. Tried 5 different numbers (from UK mobile which cost a load). Email wasn't responded to until 5 days later when we were no longer in Tulum! Then they just said we stayed there so wouldn't give us a refund. Spent most of NYE daytime on the virtual chat and phone to Hotels.com instead of relaxing at the beach. Gave up and found somewhere last minute for New Years with a better location and cleaned room.
