My daughter and I loved the location. The tram was just across the street so it was extremely convenient to get around. It was also within walking distance to downtown. Our room was perfect for the two of us with a nice up to date washroom and shower. The staff were very friendly and helpful. I would definitely stay there again.

Good Spot and Price

Was a great location and good value. You can hear doors slam, so bring ear plugs! I didn't use any of the other facilities - just my room.

Good value for money, usually student accommodation but reused for the Fringe. Basic room with bathroom, towels and bed linen. No tv but good WiFi. Room was clean and comfortable, mattress not great though Would recommend for good value accommodation for the Fringe

Good location, cheap price and friendly staff.

This hotel is located not too far from the city centre and not to far from Arthur's seat so you can get to a lot the the main attraction within walking distance, without the price of the hotel being too high. The staff inside is friendly and helpful.

Really good budget option. Clean modern and secure. 15 min walk from centre, and right next to the tram. Only criticism is the room was quite hot in the august sun, and with the window open it was a bit noisy. But I imagine that hot weather is rarely a problem in Edinburgh…

Theres no portable water kettle in the room so you need to go to lobby for hot water, door slamming can be heard quite loudy,otherwise the place was convenient to attractions and staffs were helpful. We have a lovely stay.

A most enjoyable week's stay. Very secure hotel. Close to several eating establishments. A reasonable walk to city centre. Very courteous and helpful staff. Highly recommended.

The cost is very affordable compared with hotels. This is a modern student room. The bed is very narrow for two adults. There are countless restaurants and businesses within walking distance. The street is very noisy; in the summer, you'd like the window open for air, but the noise is hard to bear.

As stated by the name, this an affordability-focused location. It's a student residence so everything is "just enough". The location is amazing! It's right in front of a tram stop too so if you need to go further than downtown, you can and it's not expensive.

Can’t recommend

Sayed during the festival, I can’t recommend. It’s still too expensive for what you get. If all you want is a bed and a shower then maybe but the room is poor and the mattresses are very cheep and old.

Good facilities around the property, but very poor cleaning service, room dirty, pillowcases with other customer hair, no toilet paper in the bathroom. For the value of the money I have paid I was expecting better cleaning service.

Bed broken, no cleaning despite asking for it on two separate occassions. Apart from that OK, but not worth the money (I am aware that prices overall were expensive this period, but regardless)

Room was still dirty and hadnt been cleaned . The gave me another room for the night which is fair enough. I asked what time to be out of that room the next day and they said 3 . I went out the next morning at 10 and got a message at 10:30 saying they had gathered my belongings and personal items from the room and left them at reception . Totally no respect or care given to me what so ever

I was trying to get in to the property. I had a bad experience with them . Because I booked for 23 and 24 of July but the system booked me for 28 and 29 . I was trying to cancel my booking I couldn’t because of the difficulty and complexity in tje system . My mony gon and and I couldn’t arrange any other appointments to refund .. so it is terrible.

False Advertisement by Hotel.com

Hotels.com advertises this as a hotel, but it is a HOSTEL. I need to understand why this false advertisement was done. Torn and dirty beddings. No air conditioning, No fans. No cleaning. This was very bad experience. Please I need serious attention and compensation for this.

Not a hotel… student housing rented out in summer

This is not a hotel. It’s a pop-up that leases student housing (dorm rooms) during the summer. I mean literally… it’s a dorm. There is student housing signage everywhere. The bed isn’t comfortable… you can feel the springs through the mattress. The shower is comical. Honestly, this was the most dissatisfied stay I’ve had through hotels.com, and I travel a lot. The staff apologized multiple times… they know it’s misleading and feel bad about it. Luxurious is used multiple times in their description on hotels.com… because of this, I feel it necessary to write my first review.

I stayed at the property for 3 days,2 nights,My shower wasn’t working,First day when I went for shower ,the water was so hot that I have burnt my shoulder,when the incident was reported to the staff,they informed me that they will sort out the problem,having said that no first aid was provided. I came back in evening same day and asked the lady,that is the shower working,she replies “yes absolutely,there wasn’t any issue “. Second day,again when I checked the temperature it was all same,nothing was changed,I went to the reception,and the person came to room to check it again,he said yes the shower has some fault and we were then given a spare room,in which only the shower area was clean,rest the basin was so dirty,but for 2 days Me and my mom couldn’t take a shower,even paying such high amount. I came here with my mother ,stayed in hotel so I could give her maximum comfort,turns out we couldn’t take shower for 2 days in such hot weather,this behaviour is unacceptable,such disappointment,what’s the even point of booking a hotel,I request for necessary compensation to be done,quite dissatisfied.
