We wish you a very warm welcome to Villa Gioianna, a ridiculously beautiful Villa overlooking Lake Trasimeno and located right in the middle of the most wonderful area for fabulous food, gorgeous wines, culture, outdoor sports and art. Umbria was named Foodie Destination of 2023 by Lonely Planet and we deserve the accolade!

Guests contemplating a stay in June 2025: Please read the following before requesting a booking. Only for these dates, we are offering individual rooms for periods less than a week, one of the few times in 20 years of hospitality. If you ever wanted to stay at Villa Gioianna for just a few days, now is the time! Prices are in British pound sterling and based on a minimum three-night booking. Prices do not reflect the imposition by vrbo of 21% tax. We understand that vrbo will add this tax to all bookings after May 5, 2025. This charge is not assessed with direct bookings.

May 25 – June 2: Now fully booked.
June 7-12: 507/night for four rooms. Exclusive use of the house and grounds.
June 16-23: 120/per room/night. Four rooms available, ensuite bedrooms with shared common rooms.

Villa Gioianna is a country estate composed of an historic villa with three floors plus a magnificent cantina with billiard table and bar, gardens, olive grove, fruit orchard and woods sitting upon a hill above Lake Trasimeno, where it commands a superb view of Tuscany, Umbria and the Lake.

Food, Glorious Food ! You are spoiled for choice of a number of wonderful restaurants, trattorie and cafes nearby. We can recommend excellent cooks, each of whom loves to spoil guests with delicious, homemade meals using our produce and other locally sourced ingredients. From a traditional nonna to an enthusiastic "New Italy" cook to Michelin-star chefs, we will find the right culinary fit for you. Combine a meal with a cooking, pizza or pasta lesson from a vivacious Italian Mama. Get close to the land and learn to forage, hunt truffles or pick olives and taste the fresh oil right after pressing. Food festivals abound. Or, if you prefer, go completely luxe with a gourmet tasting menu with accompanying wines.

A world-class winery is minutes away, many more within a half hour.

OVERVIEW:
The Villa was constructed in 1918 but experts have dated its origins much older. The 'padrone', or wealthy landowner, of the surrounding farms built it as his residence and he and his descendants lived here until the 1970s. In the early 21st century, the Villa was renovated and updated, but with respect for the original architecture, spirit and history of the house so that it retains the warmth and ambiance of an Italian family country home. This is NOT a house specifically built, decorated or run as a commercial tourist venture with no heart or soul. This is a traditional, real, elegant Italian country villa where the elite of Rome and Florence would take their holidays. It is full of history and memories and lovingly decorated and maintained to reflect the character of the owner and to delight our guests.

The Villa now has, among other changes, modern mechanical systems and applicances. Terracotta and hand-painted tile floors, whitewashed walls, walnut doors and wood-beamed brick ceilings form a simple background for the carefully detailed interior furnished with splendid antiques, sumptuous textiles, supremely comfortable beds and gorgeous lamps dressed with lampshades designed by the owner and made with vintage and antique fabrics. Each bedroom is air-conditioned.

You arrive at the Villa via an avenue of cypresses and lime trees, passing through a mature park of 4.5 acres of woods, vineyards, olive groves, fruit trees and flower gardens. The Villa is a small working estate that produces olive oil, fruit, vegetables, wonderfully fragrant roses, flowers and herbs. We garden sustainably and recycle or compost virtually all of the waste produced by the Villa.

OLIVE OIL:
Our olive oil is our pride and joy. In late October/early November we harvest the olives by hand in the traditional method of 'stroking' the tree, then quickly press them at our local mill. Olive oil from our region - the border of Tuscany and Umbria - is highly prized for its peppery, spicy taste and has been given its own special regional designation. Guests are welcome to join in the olive harvest.

NEAREST TOWN:
The medieval town of Castiglione del Lago is the nearest market town (6 km), sitting high on an olive tree-covered promontory jutting into the west side of the lake.

For touring, Castiglione del Lago provides easy access to the superstrada linking Perugia and eastern Umbria to Siena, Chianti and western Tuscany, and is the embarkation point for ferries servicing the lake islands. The new town has all the conveniences and services of a thriving town.

LOCATION:
A few kilometers away is Chiusi, whose old town is worth a visit for its Etruscan museum and good restaurants. The new town has excellent transportation links, with high-speed train connections to all destinations on the Naples-Milan high-speed train line, including Rome, Florence and Orvieto, and convenient access to the A-1 Autostrada. Within an hour's drive of the Villa are many historic Umbrian and Tuscan hill towns such as Assisi, Arezzo, Cortona, Montepulciano, Orvieto, Pienza, Perugia, Deruta, Spello and Montalcino, as well as other less well-known, but perhaps more charming, smaller villages. Many of central Italy's other leading historical and cultural centers (Rome, Florence, Todi, Siena, Spoleto, Gubbio and Urbino) can be reached in less than two hours.

AIRPORTS:
The nearest airports are Rome, Pisa and Florence. Each is about a 1.5 to 2-hour drive away. Bologna is a bit farther, approximately 2.5 hours. Perugia airport is the closest (approx 40 minutes).

A Very Special Stay

Our family group of 10: 2 generations (6 adults ~60 and 4 adults ~30) had a wonderful, special time at Villa Gioianna in late May, 2016. The villa is an older property with its quirks and charms (if you want a slick new place this is probably not for you) but for us, the historic feel of the house was part of its appeal. The house has a very open feel inside. The dining room had delightful painted details, the hobbit door to the ½ bath is a kick, and we loved having a baby grand piano for house music. It can be a bit dark when rain storms come, but they usually pass quickly and we enjoyed the grounds so much. Special experiences at the villa: **Breakfast outside on the terrace gazing across the neighboring vineyards **Sitting by the pool reading, and then ducking under one of the vine covered arbors to read in the rain. **A music night singing around the baby grand piano **Meals at our favorite lovely restaurant in nearby, La Cantina, with its outdoor terrace with flowers, in Casteglione del Lago. **A dinner prepared by the neighborhood nonna; after the first, we arranged a second night as well. **The special dinner in the vineyards Anna told us about and took us to. **For some, a visit to hot springs that, again, Anna told us about. **Wine tasting and horseback riding that, again, Anna told us about. **A visit to Orvieto with its stunning Cathedral frescos. **Hiking from the door of the villa into the lovely countryside. Planning notes: **Ask Anna for directions before coming, especially if you will be arriving after dark. **The four bedrooms on the lower floor have big, high windows with views; the four bedrooms on the top floor have low, sloping ceilings with small low windows. Our older generation used the large rooms and the younger generation stayed upstairs in the low ceiling rooms. All the rooms have charming details. Anna was repeatedly a great help to us and clearly enjoys introducing visitors to the delights of Umbria, especially experiences only the locals know of. She has a very special house in Villa Gioianna.

I've stayed at the villa before and knew what to expect. Stylish, traditional and well equipped Villa Goianna never let's us down. We had a fabulous relaxing holiday in the beautiful Umbrian countryside and can't wait for our next visit. Caio Anna!

Heaven on earth

We visited Villa Gioianna for the olive harvest but found so much more. The home and grounds were amazing -- nightly fireside dinners in the kitchen (each exquisitely prepared by local chefs, and, of course, copious Italian reds), beautifully decorated rooms, entrancing panoramic views as we stripped the precious harvest from the olive trees. The food, the ambiance, the countryside, all an experience of a lifetime.

Beautiful retreat

I have stayed here before and love it more each time I come back. The house, gardens and pool area are beautiful. Each room has been lovingly restored with antiques and each bedroom has a stunning enough suite bathroom. Anna arranges for a local lady to come in and cook local specialties for us and can make reservations at wonderful local restaurant. The house is secluded and quiet for a really restful break if that's what you want but very close to castglione del Lago for shopping and markets. Corona, nontrivial and sienna are a short drive. I prefer to take a train from the local station to Florence which is a bit too touristy for me. Really excited to go back later in the year with friends.

Most Idyllic Place to Stay: Beautiful Villa, Gardens, Hospitality, Food. A Real Treasure

We rented the Villa for a week in August. Within minutes of arrival, our expectations of this beautiful villa and surrounding area were blown out of the water. The photos do not do the villa or the gardens justice; they just do not capture the beauty and ambiance. The gardens are lovely and well kept. And inside . . . well, Anna should be an interior decorator; her taste in furniture, linens and décor in general is exquisite. Plus she has an eye for the unusual piece that keeps the house from being too stuffy or museum-like. I want her to redecorate my house! Our planning began a year before our trip. We asked Anna to help us. It was clear from her initial emails that she knows a lot and is generous with her knowledge. Anna was invaluable; we could never, ever have found all the unique things she proposed and arranged for us by ourselves or even with all the "Rick Steves" of the world. Travel agents and so-called Italian experts Stateside just do not have the inside information that Anna has collected from doing what she calls her “selfless research” into wineries, restaurants, sights, etc. Anna was always helpful and patient with our questions and concerns. Thanks to her, we had the most amazing experiences, from winetasting overlooking Orvieto to a private lunch at the home of a chef on a terrace overlooking a spectacular view, to a spa visit for the ladies and outdoor thermal springs for the men to one of the most amazing meals I have ever had at the Michelin-starred restaurant, again overlooking stupendous scenery. And we did was just a fraction of the many things Anna had suggested . . . it was hard to choose and I desperately want to go back to explore more. We asked the little “ Nonna” chef to cook for us. Those meals were delicious, made with the kind of love and care and authenticity that I guess Italian families get to enjoy every night. Initially, we had some high maintenance diet wannabes who claimed they couldn’t eat this or that or whatever. Their dietary quirks were accommodated with aplomb. But they changed their tune almost immediately and were soon happily slurping pasta and fighting over the last tiramisu, carbs and diets apparently forgotten. This is a magnificent 19th century villa renovated into a high-quality residence with warm and caring hospitality. The pool is first class, the location for visiting Umbria and Tuscany is perfect, the welcome and service and food are all superb. Just magical. Well done! We will be back!

Spring Wonderland!

I have visited the Villa 6 times over the last 10 years. I love, love, LOVE Villa Gioianna! I’d go every year if I could. I’ve visited in the Spring and the Fall. The Villa is set in a glorious garden with woods. In the Spring, antique roses with a really strong, old-fashioned fragrance bloom profusely and their scent wafts over the entire garden. The Tuscan irises explode with color. And the wisteria! It covers the front fence and you can smell the flowers from about a quarter mile away. Heavenly. All the rooms have ensuite baths. There’s plenty of hot water and pressure, even when all the bathrooms are in use at the same time. And being eco-aware, I was glad to see the solar panels; apparently most of the hot water comes from them. I've stayed in 3 of the 8 rooms and each time felt like a princess. The mattresses are custom-made and super comfortable. I slept like a babe. The food is fabulous! The continental breakfast could almost last you until aperitivo time: home-made lemon curd & jams, fruits from the Villa's orchard or a local farm, ah-mazing local yoghurt, fresh bread & pastries from a local bakery or - sometimes – homemade coffee cake (made with olive oil; you won't believe how delicious it is and better for you than butter). I’ve eaten many a delicious dinner prepared by a the Villa’s “chef,” a cute little Italian grandmother. I walked to the winery next door to buy really good wines at great prices: the bulk red wine is about 1.80/liter and the bottled wines start at 3.50. That is much less than we are used to in the US for that quality. This historical villa has 21st century luxuries yet is environmentally friendly. I love that. Frogs and bats (so shy; they emerge only at night) help control bugs instead of toxic sprays; the fountain and pond are not chemically treated so the frogs are not poisoned. The swimming pool is crystal clear, but the other water features are as nature intended: pond-green and healthy. If you’re squeamish about that (green and algae are not bad things – what do you think baby fish and frogs eat for heavens’ sakes) and think everything has to be fake clear by chemicals, think again. There is great concern globally about the disappearance of bees, but here you see butterflies and bees and little hummingbird look-alike bugs happily sucking nectar from the lavender. Because there are no pesticides and no chemicals polluting the plants and water. You can breathe easy here. HIGHLY recommend; will go again!

Grace and favour

Villa Gioianna was everything we hoped it would be. Wonderful antiques everywhere and lovely views from the extensive grounds but no sense of it being over precious and a museum exhibit it. This house has the most wonderful sense of comfort and home. I particularly liked the fact that each of the bedrooms has different decor and has its own personality. There is none of the homogeneous anonymity of some of the grander hotels. But don't go there if you're on a diet! Some of the best food I've ever eaten comes from this area.

Beautiful Italy, horrible experience.

We found this villa online and thought it was the perfect place for ourselves and family to celebrate our wedding. We paid in advance and had written out agreements. Anna - the owner was promising all of these things when we were booking with her. We paid the funds in full, and then Anna went MIA for weeks at a time and never answered our questions. When she finally did get back to us she just kept making us feel like it was our problem, and everything was fine.. We went to Italy got to the Villa and she was no where to be found. The drivers felt so bad that they waited with us for 1 hour because we were in the middle of no where. They tried to call Anna because she told them that she would be there. Finally Anna got there, the place was not ready and there were dishes piled that she told us she would do but took off and one of our family members had to do the dishes piled in the sink. This vacation was for our wedding and it was a disaster. 6 months prior to Italy I had sent Anna pictures and a list of the flowers cake, place setting, location of the ceremony ( by the fountain ) I was thinking ( all this service was in the money we gave her that was in writing ) and we got there .. nothing was done. The fountain wasn't working, it was green and full of bacteria, bugs, remains of trees. The lights going up to the villa never worked. she said she had bought new pool lights and there were no pool lights ( we could not see the pool by dark ( it was so dark and so far away from the house it as not safe ) We found out that she threatened her staff because they were helping us because they felt so bad. We had a local take us to get flowers and a cake because the day before we found out Anna had lied and nothing was arranged. Thank god for the local Italians and their kindness to help us out or we would not of had flowers, cake, wedding dinner. We were to have vintage dishes arranged when we got there and for the wedding dinner and Anna locked them in her basement and we could not see them until the evening before the wedding. ( that was a lot of dishes to bring up, wash and then Anna said we could not use 1/2 of them and took them back downstairs and locked them up ) As I was getting on the plane to travel 9 hours to Italy I received an email stating that we could not use the basement where the bar and pool table were because of water .. When we checked there was no water just her personal stuff from wall to wall covered.

Summer in Paradise

If you're looking for paradise, look no further. The Villa overlooks the rolling hills of Tuscany and the vineyards of the next door winery--simply breathtaking. I was here with a few friends in August and we had a lovely stay. The Villa's owner, Anna, welcomed us with a champagne toast upon our arrival and the Villa's chef, Nonna Rosanna, prepared an elaborate homemade dinner of local dishes. There was a well-equipped kitchen, all the modern amenities, spacious rooms with comfortable beds and beautiful linens, and large swimming pool for spending lazy afternoons. I thoroughly recommend this property and cannot wait to return!

Villa Gioiella brought me nothing but joy!

Even though this was my fifth visit at the villa, I was still surprised at the warmth and beauty of this stunning property. Every room is uniquely decorated with love and beautiful period furniture, the bedding is of high quality and changed weekly by the charming villa staff. Forgetting that you are only short drives away from the Tuscan/ Umbrian hills,Montepulciano,Castiglione del lago and Florence - it would be easy to stay at the villa for your entire stay because you have everything you need: a beautiful pool surrounded by olive trees and views to die for, a terrace which allows you to sip on wine ( from the vineyard next door!) and a huge kitchen to prepare true Italian feasts with the delizioso local products. Moreover, if you don't fancy cooking there are so many great restaurants nearby or better still, there is a local cook called Rosanna who lives 5 minutes away who will come and make anything fromthe perfect tiramisu to a 5 course Umbrian banquet for very reasonable rates. It is paradise; I will be returning next year -if my waistline can handle it!

Easter at Villa Gioianna

When I first laid on on Villa Gioianna I could not wait to go inside. Once inside you are taken back in time with her grand entry and stairs lending up to the sleeping quarters. To the right a huge living room with very ornate fireplace. I could not help myself and imagined what it must have been like to actually live this villa many years ago. The villa is decorated with the most beautiful antique furniture which makes the "her" even more inviting. We ate our Easter dinner, which was prepared by the villa's "Nonna" Rosanna, on the terrace that overlooks the grounds. My stay there could not have been more perfect!

Perfect Vacation

We stayed here in August and the villa worked out perfectly for 9 people. There were two families with Aunts, Uncles, and cousins. The cousins ranged in age from 17 to 24 and they found plenty to keep themselves entertained for a week. There was plenty of room for all of us to gather but also space if someone wanted some quiet time alone. The beds were extremely comfortable. We really enjoyed the beautiful views, the swimming pool, the bocce court, the orchard with fresh fruit, and the fresh vegetables/herbs from the garden. The family that owned the winery next door was extremely friendly and even took us on a tour of the winery and conducted a private tasting at no charge. The owner of the villa, Anna, was always available and helpful whenever needed. The town of Castiglione was only about a 5 minute drive from the villa and had really great shops, an old castle to tour, wonderful restaurants, etc. We went to Pisa and Florence during our trip but actually had more fun at the local places. Everyone in our party cried when we had to leave. The house is rustic but that is also part of its charm. I would highly recommend this villa.

Outstanding villa and an amazing experience!

Spent a week here in early November. WOW! First, I had a beautifully furnished bedroom (and exquisite bed and bedding!) overlooking the olive groves, with Castiglione del Lago and Lake Trasimeno in the background. Then dinners each night were a foodie-lover's mecca, with Rosanna's great cooking and wonderful Umbrian food and wine by the toasty kitchen hearth. Add to that the fun and unique experience of picking olives in the sunshine, and then taking them to the local mill to be pressed into a velvety-green elixer - new olive oil! And getting to take some home for my efforts! The villa owner, Anna, is amazing - always available, gave great suggestions of things to do and restaurants to try. A luxurious place for an unforgettable Umbrian experience!

Umbria/Tuscan Delight

I stayed at this beautiful villa just two weeks ago and I still look at the pictures dreaming I was back there.I stayed with 9 others while we were attending a cooking school at Cucina Della Tera nearby. Every morning after yoga by the pool surrounded by Lavender bushes, Anna had a beautiful breakfast set up on the terrace and/or in the garden. The tablecloths were so beautiful I purchased them at the market in town where Anna told me to go. From this villa we took many side trips including a boat ride on the lake.We returned in the afternoon and enjoyed ourselves at the pool or taking a little nap!!! The area was so serene and picturesque , one could just sit, think (or not) read relax.......The pictures posted on this site are true to form and each bathroom was more beautiful than the next! We did not need the use of a chef but that sounds good to me for next time...yes...there will be a next time!!!I slept very well...so much so...that we purchased a new mattress when I got home. I finally got a piece of heaven at this villa!!!! A nearby restaurant (6k) was Osteria Le Scalette where Roberto and his family will serve you up a special meal prepared lovingly by mama. Anna, the owner, was helpful and enjoyable to speak with. She exudes the serenity of the area....what all New Yorkers want!! The property was clean and beautiful....I only wish I could live there!!!!

A piece of heaven in the Italian countryside

The Castilione del Lago is nestled in the Italian wine country in one of the most gorgeous settings we have ever found. The villa is historic and is surrounded by picturesque vineyards and olive groves, with views of shimmering Lake Trasimero from the veranda and many of the rooms. The grounds include peaceful gardens for reading and the large lap pool, which was a refreshing way to relax after a day of sightseeing. The location is central to some of central Italy's best sights, including Orvieto, Panicale, and the fabulous hot spring spas at Fonteverde. The villa is fabulous inside and has been decorated with furnishing from all over Europe. Downstairs the main room includes comfortable furniture for sitting and a baby grand piano. The bathrooms have all been upgraded with beautiful Italian tile flooring and modern fixtures. Each of the bedrooms has been decorated with different antique pieces, most with brass bed frames and ornate period furniture. The villa's owner, Anna, is a fabulous host and she loves to visit with her guests. She also enjoys offering suggestions and ideas for day trips, restaurants, and activities. Our stay at the villa included simple but delicious meals of pasta, seafood, fresh artisan bread, and local vegetables, which was an extra cost but well worth the effort. A nearby winery sells several fine varieties of inexpensive, high quality red wine. We cannot wait to go back!

Castiglione del Lago and two neighboring towns -- Panicale and Paciano – have each been designated as one of the 'borghi piu belli d'Italia' -- most beautiful villages in Italy -- and it's true. Once fortified against frequently invading foreign armies, they are now lovely but not overly restored towns full of life and warmth. Aside from the obvious benefits of local (coffee) bars, several excellent family-run restaurants, food shops, postal, pharmacy and bank services, a very good hospital, wineries nearby, walking and biking trails and amazing art, the villages have lively social lives with summer concerts, festivals, art exhibitions, and theater.

And the people are friendly and welcoming; within days, you will be greeted by the locals as one of their own and develop your own morning and evening rituals of coffee and apertivo at the local bar, catching up on the local news. Plus, it's simply beautiful and close to everything.

But overall, the house was love at first sight. There is a wonderful feeling about it: whether it is the Liberty-style symmetry, its position on a hilltop, the history or just warm feeling that it exudes. It’s a very special house. It has the perfect balance of privacy, yet proximity to cultural treasures and modern-life amenities.

And the views ! On one side there is the lake, with its magical sunlight-on-water or moonlight-on-water views. On the other is such a picture-perfect panorama of vineyards, hills, villages and mountains, that you might be justified in thinking it's a painted scrim.

We are surrounded by the vineyards of a world-class, but family-run winery. You can walk a few minutes, knock on the kitchen door of my neighbor, be greeted warmly, and then return later with a jug of very good and reasonably-priced table wine (vino sfuso) or a bottle of one of the best sangiovese or cabernet wines to be had. How wonderful is that?
