This stunning stone dwelling, dating back to 1824, sits right next to the River Esk in an area rich in wildlife. Watch out for red squirrels, hedgehogs, birds of prey and deer as you explore the surroundings. It is ideally situated for touring the Scottish Borders, the Lake District and Hadrian’s Wall country. Nearby attractions include a prehistoric route leading to hillforts and stone circles. Samye Ling, Europe's largest Buddhist Centre, is only 7 miles away. Langholm (7 miles), nestles beneath the Whita Hill and is on the historic A7 route to Edinburgh. It is home to independent shops, eateries and the Buccleuch Centre, a cultural hub hosting theatre and arts events. It is also the gateway to the Tarras Valley Nature Reserve, with walking and cycling trails, where you can spot its clan of ancient wild goats. Other attractions include the Rock UK Adventure Centre, Gretna Green, Burns Mausoleum and the Grey Mare’s Tail, a mesmerising waterfall plunging 60 metres from Loch Skeen, all within 30 miles. Further afield enjoy the beaches at Southerness and Sandyhills.


Once a water mill and now a heartwarming holiday hideaway, this idyllic couple’s retreat is a place where you can really reconnect with nature. Step inside via the lovely sunroom – set up for wildlife-watching and sketching– and along the hall into the kitchen. Here, stone flooring, a wood-clad ceiling and an exposed feature wall are complemented by all the contemporary must-haves, including a coffee machine for that essential morning pick-me-up. Once you’ve unpacked your self-catering supplies, head into the open-plan living area, a stunning space where soft seating is arranged before the Smart TV and wood burner, and a dining table sets the scene for romantic mealtimes. The room remains cosy courtesy of its period furnishings, exposed stonework and cathedral-style ceiling. Close to the dining suite, a spiral staircase ascends to a magnificent mezzanine-level bedroom – overlooking the lounge, it has Velux windows which open up to reveal the soothing sounds of the Esk. Adjacent, the dressing room has ample storage space for all your belongings, plus a seating area and Smart TV. Head through here to the sanctuary-like bathroom, which has both a spa bath and a large shower; a ground-floor WC completes the convenience.


The generous grounds include a low-walled seating area to the front of the property, while at the rear, a pretty patio furnished for al fresco dining sits just outside the sunroom. Stroll over to the large, enclosed paddock, and you’ll find pretty spots to sit and watch as the river flows past and you even have your own gate leading to the riverbank. Private parking is available for two cars.
