The whole stay was amazing - the house was everything we needed and was perfect for our stay - the host was always quick to respond and gave us lots of information for the surrounding area - easy in and out access - this was a bucket list vacation with our daughter and the grandkids - she is a breast cancer survivor and all during treatment we said we were going to Florida and feed the Flamingo's - we did that and so much more - the entire week's weather was sunny and in the low 80's - being from Maine it was a little hot for us - thanks for having us and helping us create so many life long memories

Every year we come down to this area for a guys golf trip. This place was great! Had everything we needed and plenty of room for all of us. The place was clean, and close to a Walmart and many restaurants. Anytime I needed to contact the host he would get back to me quickly. We would have no problem at staying at this place again.

my staff and are are glad you had an enjoyable stay. We do host several "gold groups" throughout the year. With 6 large bedrooms, 5 bathrooms, two living rooms and a large pool patio, the home has plenty of room to socialise and find a quiet corner. You guys are welcome back anytime you visit the area again.

Very nice property. All kinds of space for everyone to spread out. Everyone kept commenting on how much room they had. Also it was very quiet. When I was in my bedroom i couldn't hear anything going on in the rest of the house. Family said theyd love to go back to same property again.

John, thank you so much for your review and compliments. Yes, the insulation in the home is quite amazing, with sound not really travelling through the walls. The 5 bathrooms upstairs do add space and added walls to insulate! My cleaning staff appreciate the neat state of the home on your check out. Jessie, I really appreciate your patience as we worked through the AC problems. Thankfully, our AC company was able to get to the property with 2 hours of calling and remedy the situation. Machinary does breakdown! It is unfortunate that even with preventive maintenance, the equipment decides to misbehave during a guest stay! I'm gkad yu had a great stay, you and your family are welcome back any time.

Overaĺl stay was good not very good comuntication. No hot tube which was listed on site thier was a spa which was not heated even though I requested it tried reaching out while thier no response

As soon as a booking is reserved, all guests are sent messages containing important information about the home. Pool and spa (hot tub) heat utility fees, deadlines for requests and other pertinent information is sent out. Sadly, you did not respond to any of our messages. Thus, on arrival the pool heat equipment was of course shut off. When you did eventually reach out, the equipment was turned on with full instructions on how to use efficiently and safely. You again did not read messages sent to you. We also found this to be the case with sending us driver information for security gate clearance. It is off outmost importance that guests read all messages sent and respond in a timely manner. My staff and I do the best we can but do need guests to cooperate to make their stay comfortable and hassle free.

Volleyball trip

Great house and great location but the place had AC issues in the upstairs which is where the bed rooms are so tried reaching out and was ignored and then finally it quit and it was weekend so he couldn’t get repair man in till after our stay! I’d air is fixed upstairs, I would stay again but he was VERY slow to help with the AC!

Golf trip

Six guys stayed at the property for a golf trip. The house was very clean and well looked after. The location was central and in a quiet neighborhood We enjoyed are stay and would stay here again.The property manager was guick to respond to any questions prior to our check in snd the check in process was very simple.

Stay Here!

good location for a week of golf at 6 different courses and a theme park visit or two. Large, well laid out floor plan with plenty of space for 7 adults. Owners/managers quick with replies to our inquiries, by text/email and by phone; on top of all aspects of the rental. I would very likely rent here again when returning to this area, without hesitation. ( could have done with a little less rain next time...............)

Absolutely Amazing

If you have a big family like me this is the place for you to say!! We weren’t on top of each other we all had our space. No fighting over the bathroom because each room had there own bathroom there is one jack and Jill but still it worked out perfect. It was 13 of us in this house.

Dirty

This house was not clean. I've stayed in Kissimmee in January for years, never stayed in a place this dirty. The bath towels were heavily stained, the carpets were dirty, kitchen didn't even have a spatula to flip an egg.

Ok - property

The property is a little dated in side and there was a nail sticking out of the 2nd step from the top floor. Also, the owner did try to fix the dryer while we were there but was unable. The property was clean and had ample space for our group of 11 adults. We did not explore the club house at the complex so I can’t comment on that. I would have given them 3.5 stars but the system would not allow for it.

Outdated, in disrepair

Outdated, carpet was severely stained, looked as if maid did very little. Pool and spa only worked sporadically, clothes dryer never dried clothes, dirty dishes in cupboards, dirty silverware, stairs had numerous broken spindles, nails sticking up on stairs, management always quickly responded to text, and came out a couple times.

Thank you for your comments. I did warn you that the carpet in the kitchen transition area was slightly stained. by the departing family. Our cleaning service did sanitize and disinfect the carpets. When we walked the property together you stated that the carpet was not a problem. On a back-to-back reservation it is not possible to shampoo the carpets as we need 48 hours. This was also explained to you before your arrival, and you replied saying that was fine. Numerous spindles broken? We found one that you showed me, but who caused the damage cannot be ascertained. You did not show me any protruding nails, nor have we found any. You made no mention to me about anything else in the home. Whilst guest inputs and suggestions are always valued, we do ask guests to be objective and honest.

The property manager was unprofessional. Every time we tried to contact him, the response was "I am in a meeting". One time when my son called him with a question, he was rude. The rent included a heated pool and whirlpool but when we arrived, it was not turned on and the heater was off. When I complained, he said it will take time. After complaining again, he finally came the next day and turned the circuit breaker on. It took another day when the water was warm enough to use and half of the vacation was over. The carpet was old, worn out and stained in places. Some bed sheets had hair from previous occupants and apparently not changed and washed. Some of the mattresses were old and lumpy. Some of the beds squeaked and made it difficult to sleep.

Barely met our expectation

The house was clean, spacious and nicely decorated. i found the owner to be very rude in a response to an email.in my reply to his email I asked a question and his reply was I thought I made myself clear! The trash needs to be bagged and in a bench at the front of the house which isnt an issue however When I went to put my first trashbag in it was full of unbagged trashed. Because of the owners rudeness a few days earlier I decided to empty it myself. once I removed all the trash the bottom was full of liguid and food trash. I decided to just bring my trash to the dumpster. The pool was really nice and clean, water tempature was great however there are no pool toys so you have to bring your own. There were a lot of ants in the pool area, ive been renting houses in Florida for 10 years this is the first time i have seen this. The pool furniture is really worn and should be replaced. My 11 year old grandson sat in a chair and fell to the ground because the bottom of the chair was broken. Luckily he was not injured. All in all this house could be a lovely house to stay at if it was just given some TLC. we felt like we paid for a Hampton Inn and got a motel 6.

Edward, I appreciate you choosing my vacation home. At no time am I rude to any guest. However, I have found several guests to be rude and obnoxious for various reasons, especially when unwarranted refund requests are decline Should my request that you carefully read my messages and not repeat the same question multiple times be seen as rude, then I apologize. The trash rules enforced by the Resort Management are strict and made very clear to all guests who are warned not to bypass HOA rules. You wanted to leave trash out front, that is not allowed. Florida does enjoy a semi tropical climate, and so bugs of all sorts do proliferate. Every front yard and back yard in Florida and indeed the entire country will see bug activity. Even so, the home is professionally sprayed on a regular basis to prevent ants from entering the home. Seeing bugs outside the home is guaranteed! Leaving food and spilled sugary beverages on the patio deck will attract ants. Yes, furniture does break if you jump on it. It is disappointing that you did not call or message me of any issues during your stay. The home is very popular and is very much appreciated by everyone who stays. I am glad you found no problems with the cleaning, excellent kitchen, all the appliances, freshly done laundry, flat screen televisions, free WIFI, two large living rooms, game room, the six bedrooms... so much more than a single motel room at the same price point! Staying in a vacation home is so much better! I wish you well.

Problems and Run Around

Keep looking! The reviews looked good, I discovered the few reviews and long time in between means problems unnoticed and lack of maintenance and servicing. I have pasted some of my communication with the prop manager to show issues. Check in Oct 19 for 9 days. Pool heat to be on prior to arrival. -Me Oct 20; "Pool and hot tub are cold." -Response; "I have just been to the villa to check on the pool ... The pool and spa heating are both working fine... -Me Oct 20 later; "Are there separate thermostats for upstairs and downstairs? Kitchen area is warm and the thermostat on the wall in the kitchen area is just blank, like it’s off?" (20 minutes to find issue)"batteries were dead. I took batteries from the upstairs and put them in the downstairs, has power." -Me; "With cooling on temp went up from 77 now 79?" -Response; Fail safe has probably kicked in, blocked condensate drains. -Manager Oct 21-Pool heat; The pool tech came out to the villa today to inspect the heater, drip of water on the burners is extinguishing the flames. Safety is of paramount importance shut the heater down. -Manager offered another property, then came by and recanted saying the unit had a water problem but we could use the pool since it was 3 houses away, he would turn on heat. -Me Oct 23;"Checking about heat for *other address* pool and hot tub. How long does it take to heat? Just checked it tonight and it’s still cold." -Response; The technicians were servicing the heater unit yesterday, and they haven't got back to me yet. -Oct 24 me response;"I have tried to be understanding, but this is ridiculous. We chose this unit and paid more because of reviews and wanted a problem free vacation, been anything but problem free. First, the AC is dead and the AC is not working. The first day we are here the pool/hot tub heat is supposed to be on and it’s cold, you said it was working fine, then you update the heater is broken and can’t be fixed. Tuesday morning you tell me we can use the pool at ** but don’t want us to move because of a water problem, you are going there to turn on pool heat. Now 2 days later its being serviced? Why did you tell me you were going to turn heat on? 5 nights and have not spent 1 minute in a pool. There is much more, but limited by VRBO in length. Never got to use a pool, additional upstairs AC died 1 night. Got constant run around. Kitchen needs update, especially appliances. Manager-Hayes Vacation Homes

I am sorry that you feel this way, especially since by all indications you and your family had a great vacation and enjoyed the villa for the length of your stay. In all communications my staff and I were upfront with you in all matters. Unfortunately, the pool heater did break down. Even the best maintained equipment does have a life span! I notified you immediately that this was not going to be a quick fix but a replacement unit would need to be installed. The pool heat utility fee that you had paid was immediately refunded to you in full. We were disappointed that you ignored our request that guests not try and "operate" or "fix machinery" or "open" electrical units and power boxes. This only leads to problems and equipment malfunctioning, and the danger of physical harm. We strive at all times to provide a safe and comfortable environment for our guests, and apologize that you found us lacking.
