PATOULY is a spacious family home offering well equipped kitchen, huge living room opening onto the garden, private secured pool, large enclosed garden, games room for children, 5 bedrooms .

Situated at the heart of a large enclosed garden, Patouly is situated just 2kms from the medieval market town of Belvès, where you will find all the necessary shops and restaurants, and just a stone's throw from all the major tourist sites of the Black Périgord.

INTERIOR DESCRIPTION:

With a total surface area of over 250m², the house offers on the ground floor:
* an entrance hall
* a separate kitchen with numerous fitted wooden cupboards; a round wooden table and 4 chairs; fridge; hob; electric oven; microwave; dishwasher; coffee machine; kettle and toaster.
* a rear kitchen with a second fridge with freezer compartment and washing machine.
* a large living room with exposed beams and stone fireplace. Two french doors open onto the rear terrace and the swimming pool area. A dining area is equipped with a large wooden dining table and chairs and buffet, and is ideal for dining inside. The sitting area is set around the lovely fireplace and offers two comfortable sofas, coffee table, flat screen TV and DVD player.
* a games room leads off, and will be paradise for the children with its table football and ancient school desk.
* a first bedroom with two single beds (90cm wide), wardrobe, bedside tables and lamps
* a separate toilet with washbasin completes this floor (a wide door for handicapped access)

The beautiful wooden staircase leads to the first floor where you will find:
* a spacious family bathroom with bath, shower cubicle, double washbasin and bidet
* a first double bedroom with large double bed (160cm), bedside tables, lamps and en suite shower room with shower and washbasin
* a second double bedroom with large double bed (160cm), wardrobe, bedside tables and lamps
* a third double bedroom also with a large double bed (160cm), wardrobe, bedside tables and lamps
* a fourth and last bedroom with two single beds (90cm), lamps and bedside tables

EXTERIOR DESCRIPTION:

After taking a small lane, you will arrive at the electric gates, limit of the property. The huge grassed garden is entirely closed.
At the rear of the house you will find the large private pool. It is completely fenced and gated for the security of the children, and the peace of mind of the parents! A sand pit and swing set are provided for the little one's amusement.
The covered terrace, situated around the pool, has a built in barbecue ideal for al fresco meals whilst contemplating the view over the surrounding countryside.

Feedback on experience of staying

The property has character but is basic in the fixtures and fittings, and a little amount of euro's spent on it would make a real difference. We were 6 adults and 4 children for 2 weeks , but only 2 adults for the first 6 days. First surprise was ( and I don't think I missed this on the website) was that there is an allowance for electricity (400kwhr) which I was told would be enough) and after discussion if more was used then it would be charged at 0.50E /kwhr . We didn't use all the allowance , but then we were not that many for 2 weeks ,and did not have cold weather when more would have been used. Also checking its only0.15E from EDF so big mark up. Advise would be to make this clear on website, and to reduce and costs of over usage to the cost of the electricity. There was also the need to put deposit of 400Euros which fortunately I had, but again I don't think this was made clear on website. So this was the first experience which was unsettling. The railway line which runs right next to property I had discovered before by looking at google Earth and checking numbers of trains , and wasn't a problem. The property was generraly secure if you have children, but there was two large gaps in fencing to railway which I had to block with logs. This needs fixing. Inside little things, like side lights not plugged in , and no towel rail holder for towel in downstairs loo, no covers for waste bins in utility room just missed the trick on making things feel more like a holiday home . The pool area is great, and in the summer that's where you 'lived' It was regularly cleaned etc, and there is a great barbecue. Good play area for kids. (apart for holes in fence ! Missing from the description was the hairdryer and when questioned it was just a no, so we had to go out and buy one. Its a great open house with plenty of room and very good sized bedrooms etc . The location of the property is great for Belves which is not overcrowded ineven in the peak of summer hols, and the property is also well located for other main towns attractions. Overall the family experience was great but could have just been that little bit better if small things were there, and expectations were understood at beginning. Would recommend but would highlight the above and would have given 4 stars + if the things pointed out had not occurred. The owner does did not speak English which probably didn't help,but she was very nice,and got her daughter on phone to help which was helpful

La maison est conforme à la description. Il y a beaucoup de centres d'intérêts à 30 mn environ en voiture. Le jardin n'est pas immense mais largement suffisant avec des jeux pour les enfants. Nous n'avons pas eu besoin de beaucoup chauffé (la dernière soirée uniquement) pourtant le forfait prévu (200 KWh) a été dépassé. A prévoir donc, en particulier en période froide, un supplément d’électricité en fin de séjour. Nous reviendrons avec plaisir...
