Casa Miramar is "IN TOWN" on the south side of San Juan Bay. It takes just four minutes to touch the sand (really) and maybe four more to reach the center of town, allowing for easy access to all town has to offer. Amazing views of San Juan Bay, back-up power and water, privacy, pool, AC, bluetooth portable speakers, extra surfboards...the house has it all.

Most groups book with us primarily due to our location and then are always pleasantly surprised by all that Casa Miramar has to offer. Casa Miramar is a spacious and private compound that contains two Villa's situated around an amazing courtyard full of lush landscaping. Both of the Villa's are situated to fully maximize the excellent ocean and town views. The front doors of each Villa open up to your private pool oasis and BBQ veranda. Upon your arrival you will be stopped in your tracks by the breathtaking views of the entire bay and beach. The exterior of the property is surrounded by tropical plants, flowers, and trees. No detail has been overlooked for your comfort. Well furnished and impeccably maintained. This is your home away from home.

Each bedroom has whisper-quiet A/C units and ceiling fans to keep you cool while you sleep.

All bedrooms are located on the upper story.

Living areas in both Villas are downstairs with two complete kitchens, two living rooms, two dining rooms and two half bathrooms.

The outdoor area consists of a beautiful pool with a shallow side and a spacious pergola-covered patio with a BBQ, Pizza oven, sink, and table and chairs. A pleasantly landscaped courtyard separates the two villas which are never rented separately and allows guests with larger groups to have more than ample interior space for everyone

With the ocean, it is easy for surfers to check the wind and wave conditions by glancing at the direction of the boats moored in the bay, and the size of the San Juan Beach Break. Boat trips for surfing or fishing can be booked by request on a modern and fast boat with a knowledgeable Captain for an excellent price.

As the owner of Zen Yoga, your stay includes half-off Yoga classes, and discounted massage (either at the studio or at the house). You can see the studio schedule and special offerings at ZenYogaNicaragua...just look us up on the web.

We also have a meal plan or cooking service if groups want to leave that detail to someone else. Just let us know.

I stayed here with four of my sisters from Canada, and we had the most wonderful experience. The villas were beautiful, the location perfect, and the views absolutely breathtaking. The pool was the ideal place to relax and cool off. A big thank you to Vanessa and Deborah for their warm hospitality—we truly feel honored to have met you. Thanks to the cleaning staff for keeping the place spotless. We’re already looking forward to returning in January!

We loved our stay here. Very friendly host that responded quickly to any requests or questions that we had. Helped us arrange transportation to a nearby beach that was perfect for us. Rooms are in two houses connected by the patio. Worked perfect for our group as the teens could be in one space with two bedrooms and the adults in the other with three rooms. Easy walk down hill to town and beach. So close to town you can hear town party noises at night on occasion. Great outdoor and indoor spaces.

Perfect Family Getaway

The house met all our needs and more! We traveled with family ages from 8yo-67yo and all enjoyed the property. Home is setup with plenty of space, beautifully designed, comfortable and clean. The location is walkable to beach and many restaurants. Staff onsite is helpful and great cooks, we booked them for all our breakfasts and a few dinners. The host is very resourceful and responsive. We will be booking this home for all our future visits to San Juan del Sol!

An oasis in San Juan del Sur - nice and breezy

We had a great trip to San Juan while visiting family in Managua. After the heat of Managua, the home was perfect with a pool for the kids and AC in the bedrooms. Perched above town, there was always a nice breeze, and the town and restaurants were just a short walk away. Thanks, Vanessa!

San Juan Gem

Casa Miramar was a great place with plenty of room for our big group. It was right in town, so we didn't need to rent a car. The service and care of staff and host were exceptional. It was a little hard to hike the hill, but the view and the pool made up for it.

Pretty great

We loved our stay! Vanessa has been very helpful to organise transportation between Liberia ( by Costa Rica) and San Juan. Although the villa clashes with its surroundings being the only one around this part of the city, there are very few others with a small walking distance from the village.

Amazing!

Cant say enough about our experience staying at Casa Miramar. The house is situated perfectly with a stunning view and close enough if you want to walk into town, (10 minutes.) The house staff was incredible with keeping the place spotless and with general info about San Juan. Vanessa went above and beyond to make sure we were all taken care of. Thank you so much! I have family that live in Nicaragua so we visit often. I will always look to rent this place first when i return.

Spectacular view, service, food and cleanliness!

My family and I arrived to the most amazing house! Everything was completely exceptional! We hired Patricia to cook breakfast for us every morning. Everything she cooked was really amazing! Eating with all the doors open to the pool and spectacular view was incredible. She also cleaned the entire house every single morning. We utilized every part of the houses. Walking into town was a breeze. All the locals are really nice. We did a catamaran day trip with Nica Sail and Surf which was awesome! We also had two nights dinner prepared for us in the house by Ingrid and Xochi....they were also really amazing and the dinner was superb! I highly recommend this house! Will and Vanessa are great! Can't wait to return!!! Thank you!

Stay Here!

We stayed for 5 weeks at Casa Miramar. We enjoyed the view and proximity to town every day. Vanessa and Deborah were incredibly helpful when anything came up. Vanessa has lived in SJDS for years and knows how everything works. She even helped book certain activities for us. She totally made the trip for us! She went above and beyond your average VRBO host. The housekeepers/ cooks, Rosa and Patricia, were awesome. Their food is the best, especially breakfast. I highly recommend the meal plan, especially if you have large groups. The pool is the perfect temperature and the house was great for guests. There are 3 bedrooms on one side- two queen beds and a king- and 2 bedrooms on the other- two king beds. It made for easy hosting when friends and family came to visit. Overall, don't hesitate. Just book this trip.

Perfect family getaway to Nicaragua

From the booking, check in to the final check out, everything was easy. The hostess Vanessa was exceptional and was continually available to answer any and all questions. Debra provided a warm welcome to us as we arrived and did a walk thru with us. The house staff: Patricia, Rosa, Ismael, Jonas and Roberto were all very helpful and provided fantastic service throughout our 9 day stay. We loved our Nica breakfast provided by Patricia and Rosa, it was delicious, fresh and plentiful. We scheduled in house massages with Karla and Nanuska which were amazing! We look forward to returning and enjoying the beautiful country, culture and people of Nicaragua once again. Casa Miramar is beautifully appointed and spacious, with all the amenities that we could ask for. The views from the pool deck and balconies were beautiful and just a small walk down to the town. Many restaurants and cafes to choose from within walking distance. We would highly recommend this property in San Juan Del Sur.

Perfect Vacation

Our group of 7 rented Vanessa's property for a week. It was the perfect vacation! We used both sides of the villa and the 4 bedrooms were very comfortable, with amazing views of the bay. The housekeeping crew were kind and arrived every day with smiles and kept the place sparkling clean. The location was perfect; walking distance to everything downtown. During our stay, we went on the catamaran one day, up to Hush and Tree Casa two days and the rest of the days relaxed around the patios and pool. Rosa cooked dinner for us twice - delicious! The kitchen facilities were perfect; one day we purchased fresh Red Snapper and lobsters from the fish market and cooked an all local feast. Two of our group got messages from Vanessa's masseuses and reported that they were incredible. Overall, I can't say enough positive things about this property. We spent the week discovering the beautiful area around San Juan del Sur and can't wait to return!

Wonderful stay!

We really enjoyed our vacation week in SJDS and Casa Miramar was the perfect place to stay. It really is close to everything in town and very walkable, but also just far enough away to be elevated and get the amazing views! We had two families in our group so the two-casa layout was perfect for us, with plenty of room to spread out indoors, but also having the veranda for relaxing and eating our meals. If you asked our kids, the pool was the biggest hit and it was easy for us to keep an eye on them. For the house, the kitchen had everything we needed for making meals, the beds were comfortable with nice cold AC, and the library was a bonus! The pool, cleaning, and night watchman staff that attended to the house were all gracious and helpful so we felt well taken care of, and very safe. Vanessa and Deborah (the house manager) were wonderful, very friendly and quick to respond, and they were helpful with transit and activity recommendations plus any oddball questions we asked. We also took advantage of Vanessa's Zen Yoga Studio nearly every day and both the yoga and massages were fantastic! Overall, a wonderful experience for us and we would highly recommend staying here, we hope to go back someday!

Family Reunion Vacation

The best word that describes this house, is spectacular! We had an amazing time. Our family of 10 traveled to San Juan Del Sur and rented both Villas at Casa Miramar. We included the meal plan as well and we enjoyed waking up every morning to a delicious home cooked breakfast. The banana pancakes were delicious. We started our days with excursion to different parts of Nicaragua. Ingrid was very good of giving us Ideas as to where to go as we had no idea. When we got back to our oasis we had a delicious dinner prepared by the staff. We didn't get to meet Vanessa as she was traveling to in the USA. The staff did an amazing job during her absence, we were well taking care of. We really enjoyed the pool and it was used daily. The view from the bedrooms were beautiful We are all planning our next trip, but this time it will be more than 8 days. Thank you Ingrid team , we miss you! Vanessa thank you for your accommodations, you made this so easy!

Fell I love with Nicaragua

I was a little nervous to go outside if the box but glad I did. Nicaragua is a beautiful place with wonderful people. This house was perfectly situated on top of a hill overlooking the bay. A really short walk through the streets down to the water. There are so many restaurants within walking distance you never need a cab. The walk back is up a steep hill so be prepared for that. The house is also among the locals who are very pleasant and always had a hello. But they do have roosters and dogs and sometimes early morning is was very loud. Vanessa was always available for questions if we had any. I highly suggest going to Playa Maderas, the sunset was movie like and I was completely blown away. They have a shuttle that leaves from a hostel in town, I think it was 3.00 a person . Take advantage and go. I also suggest Treecasa, the shuttle there is free and leaves from the town at scheduled times.

Fabulous Holiday

First the Host: Vanessa was excellent to deal with from the early planning stage to assisting us in setting up our shuttles from Liveria to the wonderful gift of coffee and milf for the morning and homemade juice, guac, salsa and chips on arrival. She was also great at communicating during our stay. Her mom Debra was very sweet and helpful. The cleaning ladies, Ismail and the night guards made our stay super easy and provided a safe and worry free holiday. The Property: Two houses for the price of one! We travelled with another couple so basically each had our own house. The houses were spotless and well equipped with pots, pans, glasses and so on. Also nice to have basic supplies on hand which isn't always the case. The only thing better than the houses was the location. High enough to get fabulous bay views but only a 5 minute walk to town and the beach which we did daily. It should be noted that the house isn't within a gated or private community but within the town itself. So be prepared for the sounds of the neighbourhood including roosters, dogs and music from town. We always felt super safe day and night. Our daily routine included walks to town and beach, daily shopping at the market, butcher shop, veggie stands and fish market. Everything so fresh, so good and reasonably priced. Notables: Geo, the driver from the Costa Rica boarder to the villa was a real gem. We hired him to take us on a trip to Granada where we visited a live volcano, went to a gorgeous look out, had lunch in town and visited some beautiful cathedrals and a short but fun boat ride on Lake Nicaragua. Well worth what he charged us. His number is in the book at the house and I recommend him for any trips. Also did TreeCasa which was a really great day trip. Nicaragua: When we told people we were going to Nicaragua they all would ask "is it safe"? I must say the Nicaraguans we encountered were all super friendly and ready to greet you with an Olla or Buenos Dias. We felt super safe at all times and during any of our journeys. We tend to eat lunch out and like to prepare breakfast and dinner at the villa. We were pleasantly surprised at the quality and value of food. I suggest anyone travelling to this area with this kind of stay in mind to watch the blog at lifeinnica.com. Joel is a realtor who showed us some houses while we were there and has a series of great videos. Finally, a special thank you to Vanessa and her family. We hope to be back!

OK..... not great

Stayed here the middle of May, house is just ok, not the best I have been in and for anyone with any kind of walking disability this is not the house for you. There are a lot of stairs in the house and would be difficult for older people. The staff was very pleasant and did a great job of cleaning the house everyday. Some confusion over who was to cook our meals and in the end we just finally gave up and cooked ourselves. Have been to SJDS before and really enjoyed the other villa and had a great time with the staff at the other house and had all our meals etc.. looked after.It seemed like there where a lot of promises about all sorts of stuff that was going to be taken care of and looked into and none of it was done. Sailing on the cat, fishing,spa treatments, cooks etc.. was all supposed to be looked into by one of the owners ( who by the way offered to do these things we DID NOT ASK) but nothing was ever done so we went ahead and did it ourselves which we where going to do in the first place until we kept getting told "oh no I am friends with them and I will set it all up for you guys no worries", Well we are still waiting!!! The whole atmosphere with the owners living in the apartment in the garage while you are in their house is a little weird and uncomfortable. We ended up leaving the villa and spending the rest of our time in Granada and did't return back to the house even though we had paid for 2 weeks, it was just such a weird set up . We have rented a lot of villas and none has ever had the owners in the garage while we where in the house. The staff seemed to be just as confused about the cooking arrangements as we where, why wasn't this taken care of before we arrived ? They did however seem to be busy doing the laundry of the owners every day that we where in the house. The pool is small but was working well for us the whole time, a out door eating area would be nice and maybe some lounge chairs and a umbrella by the pool for those that need to be in the shade. It would be helpful to also let your renters know that the BBQ is not gas and that you will need to get charcoal in order to use , maybe a list of essentials would be a good idea. Not a property I would rent again, was really disappointed in the whole experience.

Vanessa was always very accommodating and helpful. The house itself is very well taken care off and it has anything and everything you might need. The bedrooms, living room, dinning room and patio all overlook the San Juan del Sur’s Bay Area and the views are amazing. It was well worth it and would definetly recommend it.

Perfect spot for a large group in SJDS. Beautifully done home with large bedrooms and great appliances. View is awesome...outdoor areas are great for lounging. Vanessa and her team went over the top to make sure our stay was top notch. Daily cleanings of our place, Laundry on site and generally very kind! She offered to grab us dinner upon our arrival (as we were getting in rather late) and helped with any other questions/asks we had during our stay.10/10! Hope to be back soon :)

The house is very nice and well situated. We wanted to stay in town in walking distance to everything and the location of this house fit that bill perfectly. The house well designed, the AC worked and pool and veranda well suited for resting and enjoying one's vacation time. The owner was extremely helpful in organizing our shuttle from CR. She, or the property manager (a family member) answered any question we had promptly. We would not stay anywhere else if you returned to SJDS.

Best Vacation Home Ever!

I’m not sure I have enough kind words to accurately depict our experience at Vanessa’s homes. We rented both of her homes for 14 people for my husband’s birthday. The homes were immaculate, the staff were incredible and the location was perfection. The homes were well equipped with everything we needed, and Vanessa stocked the bar for us upon request. The staff cooked the most delicious meals and cleaned the property daily. It felt like we were in a very exclusive all-inclusive resort. Vanessa had a vendor for everything. Her transportation guy helped us plan our trip around Nicaragua, she’s got a surf instructor contact and her recommendations for everything else were perfect. Her mother lives on the property and handled any request we had which weren’t many because we had everything we could ever want. I’m so genuinely impressed with how well managed this home was. They’re exceptional hosts. Also, Vanessa sent up massage therapists from her studio to help us relax further. The neighborhood is a mix of beautiful homes and humble locals. You are in the mix of San Juan del Sur, so you won’t feel as if you’re missing out on the culture. The barking dogs and roosters only lent to experience. I’d suggest bringing some ear plugs or a sound machine, so that the little noise will be easily drowned out. We walked everywhere from the houses without a problem. I could go on forever. We already miss the homes and plan to return.

We (Vanessa & Will) moved to San Juan in 2005 from Ventura, California, bought the proprryy and built a house because we love it here.

We had our three boys born right here in Nicaragua and love raising them in this gorgeous country. Keeping it simple and free.

Will builds custom homes and surfs as much as possible. Vanessa loves yoga and built and opened Zen Yoga in 2012, she is also very active in the community and at her children's school. Vanessa is also a doula.

We enjoy the simple and easy pace of life in San Juan. It is a great place to live and the temperature is always nice, so we are outside a lot...at the beach surfing, swimming, or just lounging by the pool.

We have all the connections here for any excursions, spa services, etc to make the perfect vacation.

LOCATION, LOCATION, LOCATION! The house is in San Juan and high enough for awesome views but still walking distance to everything. The neighborhood is safe, friendly, and you can purchase fish, shrimp lobster, or beer on the way home.

Since Casa Miramar is IN town a vehicle is not needed. But, we have an extra 4x4 to rent if you want to e xplore for a day or more. Many beaches can be accessed with a town shuttle, taxi, or panga boat trip.

The house keepers can shop and cook as well as their usual duties of cleaning. They make amazing ceviche, salsa, guacamole and fresh chips as well as natural juices.
