Our beautiful Mendums Pond water level has been lowered significantly for the 2025 season for maintenance on the dam. The good news is that the fishing has reported to be fantastic likely due to large bass being concentrated in less water with a reduced food supply. The water quality remains good for swimming, however, it is a significant walk over the lake bed to the lower shoreline. Although much of the shoreline is sandy and rocky there are areas of mud above and below the water line. Water shoes are recommended. Caution should be taken for those that decide to swim and life jackets should be worn especially for anyone that is not a strong swimmer. Guests must bring their own life jackets and swim at their own risk. Children must be supervised at all times.
Pictures have been added to the listing to show the affects of the lower water. As a result we have deeply reduced our nightly rates for this season. Pictures of the lake full remain on the listing for guests considering visiting during the 2026 season.
All of the fun, local attractions remain for our guest enjoyment including golf, hiking, berry picking, shopping, winery, oval track and drag car racing, the White Mountains, New Hampshire seacoast, great local seafood and so much more. Normal, lake-full photo's have been saved for guests interested in visiting next season when Mendums Pond is full again.
Savor your favorite beverages and snacks on the large deck while enjoying gorgeous sunsets. Enjoy a movie on the living room flatscreen TV or retire with a good book to the upstairs bedroom or loft accessible via spiral staircase or the downstairs bedroom. Sleeping spaces combine to offer a full-sized bob-o-pedic foam mattress and 4 twin beds (2 Sleepy's foam mattresses and 2 regular).
If work cannot be avoided, utilize the desk/office area and wireless internet to connect to the workplace.
We are located within reasonable driving distance to many attractive and popular locations:
-The beaches of Maine and New Hampshire begin at just a 45 minute drive.
-Historical Portsmouth and the Isles of Shoals are located on the Pascataqua River separating New Hampshire and Maine.
-Excellent seacoast shopping starts with a short 30 minute drive to the Newington or Fox Run Malls with the outlets of Kittery Maine just 10 minutes further.
-If it's Mountains you like the White Mountain National Forest can be thoroughly explored on a day trip just 90 minutes away.
-Route 4's "antique ally" http://www.nhantiquealley.com/ can be accessed in just 10 minutes.
-Racing fans can enjoy the excitement all summer long at Lee Raceway (8 miles), Star Speedway (17 miles) New England Dragway (19 miles) and New Hampshire Motor Speedway (31 miles)
-Delicious fresh seafood restaurants are close by with Johnson's Seafood (12 miles), Newicks Lobster House (17 miles) and Bob's Clam Hut (26 miles). Or cook your own fresh seafood dinner with lobster, steamer clams and other fresh catch available at Market Basket (7 miles).
-Calef's Country Store est. 1869 (6 miles) is a step back in time. Their selection of delicious cheddar cheeses is a must try.
-Air transportation is available at Manchester NH's regional airport (36 miles) and Boston's Logan Airport (78 miles).

The cottage also includes: free WiFi, flat screen TV, a clothes washer and dryer, BBQ grill, kitchen with full size fridge/freezer, cooktop/stove and microwave, outdoor furniture on the deck and free parking for up to 3 cars.
Check in after 3 PM on the day of arrival and check out is by 11 AM on the day of departure. Check in and check out instructions will be sent after each booking.
House Rules exist for the safety of current and future guests as well as to respect the peace and privacy of neighbors and include:
-Children must be supervised at all times and cannot be left unattended.
-Parties, events and large gatherings are prohibited.
-Open fires are not allowed.
-A maximum of 6 guests are permitted after 10:00 PM when quiet hours begin.
-Overnight guests are strictly limited to a total of 6.
-A government issued photo ID, valid e-mail address and phone number are required with all bookings.
-You must be a minimum of 28 years of age to book the property. Reservations booked by guests under the age of 28 are subject to cancellation and loss of all
monies paid.
-Smoking is prohibited.
-Pets are prohibited.
-A maximum of 3 vehicles may be parked at the property. Vehicles cannot be parked in front of neighboring homes. The street-side front door and parking areas are monitored by video cameras.
