Spectacular Retreat Overlooking Caspian Lake, Private Dock

This one-level, 2,700 sq. foot structure is known as 'Gray Eyrie.' Built as their dream house by a retired professor & his wife, it sits atop Greensboro's Baker Hill with a 180-degree view over the village and 700-acre Lake Caspian, one of Vermont's most pristine lakes. The 80-acre property adjoins The Nature Conservancy's 256-acre Barr Hill Preserve, offering miles of hiking trails and picnic sites with sightings of wildlife and views spanning the Green Mountains of Vermont and White Mountains of New Hampshire. Biking is another popular activity.

A separate guesthouse (VRBO property 300035) with two bedrooms, sleeping four, is available for rent as well. A dock on the lake, 0.6 mile down Baker Hill, offers the house and guest house a canoe and private access to swimming, boating and fishing.

Both the main house and guesthouse are closed for the winter, Oct. 17-May 15.

Greensboro is a preeminently rural community in Orleans County, one of three that make up Vermont's fabled Northeast Kingdom. The village has several dairy farms as well as fields and forests conserved by The Nature Conservancy, the Vermont Land Trust and the Greensboro Land Trust. Greensboro has a richly stocked general store (Willeys), and a country club with tennis and golf that nonmembers can access for daily fees (MVCC). Several restaurants are nearby in the town of Hardwick (Positive Pie, Village Diner, Yummy Wok, House of Pizza). The village and hinterland offer picturesque drives over back-country roads beside rivers, lakes and hills.

An amazing week in this lovely place.Peaceful. Relaxing. Just what we wanted.House had everything you need.Great and easy kitchen for preparing meals .Beds very comfortable.The great room had loads of books. Lots of comfy chairs and sofas. And the fireplace kept us warm on a few cool evenings.And the view… and swimming in the lake.. and the sunsets.Our hosts were friendly and responsive..We know Greensboro and the surrounding area. It was all very accessible by car. The Northeast Kingdom is beautiful.We have already booked our stay for next year.

This was a standout rental. It has exceptional views; a roomy, comfortable and historic interior; an unusually clear, clean and quiet lake; and kind, responsive hosts.All day you are treated to a commanding panorama of the lake and mountains, visible from the lawn and multiple picture windows. You get there on a longish dirt driveway from the paved valley road below to the house on the top of the hill, but that's what entitles you to such knockout views.The house has excellent amenities--including all of the kitchen items you would ever want, plenty of interesting books on the shelves, various board games, very comfortable furniture (chairs, sofas and beds), a fireplace, a well developed laundry room. a potent shower, and a variety of boating options down at the dock.If you like swimming, this is the place for you. It is one of the best spots in the state and New England region for weed-free, peaceful swims. At most, we occasionally saw a motorboat far away and not going very fast.The community provides a lot for visitors. In Greensboro there is a gourmet restaurant at the nearby lodge, a farm with tasty homemade ice cream, a large general store, an interesting historical society, and an arts center. Nearby Hardwick has very good dining options, a food co-op and supermarket, and a shop with varied bike rentals. Cycling in the area is top-notch, especially on the scenic back roads.Kyle and other Gray family members were friendly and supportive.

Delightful!

We stayed 11 days and would love to return. The house was clean, sunlit and beautiful, with all the amenities you need and none you don't need. The tranquility, the amazing birdsong, the views and lake swims are unsurpassed. As an illustration of the peacefulness, we took a hike to the adjoining nature reserve and suddenly heard a low rumbling breaking the silence. Turns out it was the sound of cows chewing. Thank you!

Lovely return stay

Gray Eyrie is one my favorite places on earth. Clive and his family are friendly, generous, and wonderful hosts. The house and the view are incredibly special, and Greensboro is a charming community. The surrounding region provides so many ways to enjoy the beauty of the natural world. Am always sad to leave, and already planning my return!

The most beautiful view in the world

Super charming family home- full of character and great books! Well equipped with all one needs for a perfect vacation.One very minor point- couldn’t find lake access described in guest book.

We customarily show guests the lake access as soon as they arrive. Obviously in the present case we failed to do this. Guests are entitled to insist on it. Clive Gray

Wonderful location

We just came back from spending 5 days at the Gray Eyrie. We all wished we had booked for the whole week. You can't beat the view. We enjoyed our dinners in the backyard overlooking the lake and its surroundings. We took many pictures. The Eyrie is perfect for people who are looking for a peaceful retreat that is still close to many places to visit. From the house we had direct access to Barr Hill. That was a great hike. The Greensboro grocery store is only 5 minutes away. It offers anything you need to cook a delicious meal. We also had tea at a lovely place in Hardwick called the Perennial Pleasures Nursery. The property also offers a private access to the lake that you share with renters from the guest house. The owner of the house, Clive, is very friendly and welcoming. Thank you Clive for renting out your beautiful property. We'll be back!

Location, Location, Location

When you approach from the road you'll see a house on top of a hill ... and yes that's it! It is comfortable, spacious, well equipped, with large panoramic windows that afford grand views of the Green Mountains and Vermont's ever changing skies. It borders conservation land; you can go hiking right out the front door. Go down the half mile driveway and across the road is your private Caspian Lake dock with canoe. If you are looking for the latest in 21st century amenities and entertainment, this may not be for you (but it has a phone and Internet and you can stream anything you want). But if you are looking for comfort in solitude surrounded by the outdoors, you can hardly do better. And for rainy days the house has more books than some libraries, including children's books.

Property was built by my parents as their dream house, is now owned by a family trust. My four siblings and I grew up spending their summers in Greensboro, to which our grandparents first brought their family in 1910.
