SECURITY: Your personal safety and privacy are important to us. Exterior security cameras located at all property's entrances as well as in the garage. There are no cameras in any interior spaces. Self check-in entry code for the garage and front door will be provided with check in instructions

HOUSE RULES:

Check-out is 11 am, firm. Check-in is 4 pm or after. Early check-in considered only if the place is not booked the night before and with prior arrangements made with the host ahead of time. $75 early check-in fee.

IF YOU ARE A LOCAL, living in Memphis or vicinity, please do not request to book for a SINGLE NIGHT ONLY - on either weekdays or weekend. There is a 2 NIGHT MINIMUM booking for local residents. No overnight parties allowed.

OCCUPANCY RULES: If more people than disclosed on the original booking are found at the property during your stay, whether spending the night or not, your booking will be cancelled without a refund. We have cameras at all entrances and take our occupancy rules very seriously. We expect you and all your group members to comply with our house rules 100%. Thank you for your understanding.

Pet fee $125/pet/stay. Please notify host if bringing a pet. Additional $655 nonrefundable event fee would be charged for dinner parties, family gatherings, various types of celebration and professional meetings or other types of larger gatherings that exceed the number of guests included in the original booking ( only with explicit owner's approval obtained prior to booking).

Absolutely NO SMOKING of any kind inside the property- cigarettes, tobacco, marijuana, or vaping is against the house rules. Smoking is absolutely NOT ALLOWED inside. $500 fine and additional $200 cleaning fee will be added to your stay if found smoking in the house.

Smoking, however, is fully allowed on the roof top deck. Please use several ashtrays and trash baskets provided. Thank you for being responsible guests!

Extra guests: $30/person/night over 16 guests with explicit consent from the host for additional occupants.
