200 Warfield Way, is a 5-star reviewed, immaculate property. Our home is fully furnished, with central A/C, in Southampton Shores; has something for everyone!

This centrally located property is 10 minutes to Southampton and Sag Harbor. There are walkable conveniences (North Sea Farms & Porco’s deli), bay beach w/pavilion & private parking, plus community tennis/Basketball/Bocce courts. Just a short drive away are local markets/restaurants, ocean beaches, marinas/boat rentals, parks and nature preserves.

OUR PROPERTY
Once inside the front entry, the spacious and sunlit living room leads to the dining room, which overlooks a large deck.
(Dining room features an expandable table comfortably seating 6 to 8. Deck has a round table seating 6 to 8).
The den, with gas fireplace with remote, is perfect for ROKU TV-watching and relaxing on the cozy sectional.
Kitchen counter seating adjoins the den. The fully equipped kitchen has a gas stove, stainless steel appliances, and a variety of kitchenware; with access to side patio, gas fire-pit, and gas grill.

Equipped with High-speed, fiber-optic internet service (upgraded Dec 2023).
This home features three bedrooms, plus a flex office room with a daybed, and an APPLE TV.
The Primary bedroom suite has a King bed with a large en-suite bathroom; featuring soaking tub and shower.
The other two bedrooms each have a Queen bed, with access to a full bathroom off the common hallway, another off the side patio/kitchen.
The large finished basement/rec room has a washer/dryer, and ROKU large screenTV.

Enjoy the fresh air, sunshine, or shade all around the exterior; Whether the fire-pit patio with bistro lights, private back deck w/ solar bistro lights, outdoor pool area overlooking the heated pool, or cozy front (covered) porch.
Guests will find the property fully equipped with towels, chaise lounges, pool toys, comfortable seating, and umbrellas. The expansive front yard, with grassy area, is great for for volleyball, badminton, or relaxing under the beautiful Crimson maple tree on the hammock. Property fully fenced for privacy and security.

Minimum two week rental, as dictated by Southampton Township. Less than 30 day rentals will be charged an additional 5.5% Suffolk County tax.

During your stay; please make separate arrangements for your furry family members to vacation elsewhere. Our no pet policy is listed in the amenities/restrictions section. Also we have a no open flame/candle policy.

Typical estimated utility costs of $36 per day are included in rental.
Reconciliation of prorated actual costs vs estimated are sent usually within 14 days of departure.
In the event of a balance due the hosts, it will be deducted from the Security Deposit.
Additional seasonal costs may include: propane for pool heater, BBQ grill propane tank, gas fireplace, and trash removal.
Cleaning is done, by a professional service, prior to your visit, and again, after your stay. To avoid additional charges, we highly recommend using our cleaning service, during your stay, if your visit is longer than 7 days. If more than 4 occupants, cleaning charge will be be increased to $400 for 5 occupants and $450 for 6 occupants.

Southampton Gem
The house was everything that was advertised and more. Nicely laid out rooms, clean, well equipped and comfortably accommodated six adults. Walking distance to a private beach and within a reasonable drive to neighboring towns to explore (Sag Harbor, East Hampton, Hampton Bays, Montauk and Shelter Island - we hit them all!). The hosts provided very detailed and clear instructions / information, and the few times I reached out to them, they were very responsive. The 5 start reviews are well deserved. Thanks Anne & Winn for the wonderful experience.

My family and I had a great stay. House was very comfortable and quiet for my family of 3. We loved using the pool and the short distance to the private beach. Centrally located as well, which was great to explore the surrounding areas.

Incredible visit to Southampton
The property was perfect for our visit to Southampton. Clean, well equipped, and the location was convenient as we visited the wineries in the North Fork, in addition to Sag Harbor, Montauk and the local surrounding area. The weather was high 40's - low 60's, and mostly sunny throughout our stay. With our home being in Florida, it was quite welcome and only heightened the experience. I highly recommend not only the area, but this property for your vacation needs.

A Wonderful Stay!
My family of three were lucky enough to spend a big chunk of the summer at this heavenly home! We found it just lovely, comfortable, clean and a heavenly spot for pool lovers as ourselves. It's a great pool: very large with a shallower ends on each side, which both adults and children really enjoyed. The owners are great people, and were immediately responsive to any questions or needs we had. We made many trips to Southampton Shores for tennis, beach walks and a swing set- what a treat. It was difficult to leave our stay - we even tried to extend - but being able to bop back to the city in just over two hours versus the 3+ we are more used to after rentals farther east, made it a little less terrible :). We highly recommend this home and Thank you so much, A & W!

Our home is located 10 minutes from the villages of Sag Harbor and Southampton and is part of the Southampton Shores community which offers tennis, bocce and basketball courts as well as a private beach, private marina, and private parking.

Among the many details we feel are important for guests are:

-Comfortable dining chairs with arms, for those days and nights around the dining table where the conversation, food, and fun does not end
-Lots of windows and natural light. The East End is well-known, in the artistic world, for it’s wonderful light!
-Extra Comfortable seating areas inside and out
-High-speed internet accessible throughout
-Fully-equipped kitchen with break-resistant dinnerware, gas stove and outdoor gas grill
-Pool area (with lockable gates) separate from living areas
-Large raised deck with room for dining, lounging, and relaxing above the grassy areas
-Gas grill and gas fire-pit with bistro lighting
-Outside lawn space for badminton, volleyball and running around
-A short walk to local deli/restaurant, for those days when cooking is optional
-Low allergen environment with: hard-surfaced floors in common living spaces, sealed mattress covers, hot water baseboard heating and central AC throughout
-New “Pillow-top” mattresses in each bedroom for the right amount of nightly comfort
