Bnb Booking are excited to host you and want to ensure you have a relaxing stay. To create a seamless experience, we’ve outlined some important details and house rules.

##Important Information##

> Rental Agreement: By attending the property, you agree to the terms outlined in the short-term rental agreement, which will be sent for Signing and you need to provide a credit card for the charge bond as a connected host we are entitled to. For the is property the charge hold bond is $250.
> Location Note: This property is located in brisbane city sometimes they can be noise from the surrounding buildings this is out of our control.
> Identification Verification: Booker must Complete ID verification, and provide a photo of their ID.
> if the booking is within 3 days of check-in, we require a selfie with the credit card to verify the person booking is using their credit card.

##Booking Rules##

To maintain a welcoming and safe environment, please follow these guidelines:

1. Booking Details:
> The person booking must be part of the travelling party. Where a business books on behalf of their workers, we request the worker in charge to be added to the booking with their ID
> All guests (including children and infants) must be included in the booking. No unregistered guests are allowed.
> We don't accept bookings after 6 pm on the day for check-in so if you've booked please cancel immediately for a full refund. If you neglected cancel and you leave the booking and play then we will not refund. You need to contact your booking channel to do this, if you can't contact them, please just cancel and we will refund in full as long as it is cancelled that day.
>A $250 security deposit is required and will be authorised separately, similar to a hotel pre-authorisation. The funds are held, not charged, and will be automatically released after your stay, provided there are no damages. You will be notified if any deductions are necessary due to damage.
>Please confirm your bedding requirements in advance so we can prepare accordingly. Only the bedding required for the number of guests on your booking will be set up. Use of any additional bedding without prior approval will incur a charge of $50 per guest/item per night per night.
2. Check-In and Check-Out Procedure:

> Conduct a walkthrough upon arrival and report any damage or issues immediately. Unreported damages will be deemed the guest's responsibility at the end of the stay.
> Check-in time is 3:00 PM. During peak season, cleaning may run over time, but cleanliness and safety remain our top priorities.
> Check-Out Time: 10:00 AM. Late check-outs must be arranged 72 hours in advance to avoid additional charges.
> Lost Items: If you leave items behind, we can mail them back for a small fee.

3. Cancellations & Insurance:

> The cancellation policy is strict. We recommend securing travel insurance to protect yourself in the event of a cancellation.

##House Rules##

To ensure an enjoyable experience for everyone, please adhere to the following:

## Strict no party or events with a no loud noise policy. Respect for Neighbours##

> Quiet hours are from 10:00 PM to 7:00 AM. Avoid excessive noise and disturbances to neighbours.

##Cleanliness & Damage##

> Report any unsatisfactory cleaning or issues on arrival so we can address them promptly.
> Guests are responsible for damages caused during their stay.
> The Guest must give us 24 hours, as well as reasonable access to the property to fix any damage or attend to uncleaned reports. Please provide photos for our reference or will be dismissed.

##Hair Bleach, Fake Tans, and Product Use##

> Product Restrictions: The use of hair bleach, fake tans, or any similar products that may stain or damage property is strictly prohibited on the premises. These products can permanently damage bedding, towels, and other fabrics.
> Damage Responsibility: If hair bleach, fake tan, or any such products are used on the property and result in damage to towels, bedding, or other fabrics, the guest will be held responsible for the cost of repair or replacement.
> Reimbursement for Damages: In the event of damage, you will be asked to reimburse the cost of any items that need to be replaced or cleaned due to these products.

##Smoking##

> Smoking is prohibited inside, on the balcony, or near the property. Any violation will result in cleaning and deodorisation charges $1000

##Pets##
Not allowed due to body corporate requirements.


##Prohibited Activities##

> No parties, schoolies, or large events are permitted. Violations may result in eviction and a $1,000 fine and loos of Bond.
> Illegal substances and open flames are strictly prohibited.

##Utilities##

> Be respectful of Power, Turn off lights, AC, and appliances when leaving the property.
> Fast WiFi is provided

##Cooking Restrictions##

> Avoid cooking with strong aromatic or spiced ingredients that may leave lingering odours. A $200 cleaning fee applies for odour removal.


##Keys and Alarm Remotes##

> Lost keys or Damaged: Guests are responsible for the labour and parts costs incurred if a locksmith is required to replace lost/Damaged keys or alarm remotes charge $150 per set.
> All keys and alarm remotes must be returned to their original spots before check-out to avoid additional charges.

##Checkout Guidelines##

Guests must leave the house in a reasonably clean condition:

> Return any decor or furniture to its original place.
> Put dishes in the dishwasher and turn on

##Outdoor Features##

Use of the building facilities must be respected the hours are 7 am till 9 pm and you must clean up if you're using the barbecue otherwise additional charges apply.
