Relax with the whole family at this peaceful place to stay. This serene, private getaway is located on large acreage. With all of the amenities, you need to enjoy the space and some extras you didn't know you wanted, such as a large play area for kids or big kids! Watch the sunset in the south-facing backyard or cozy up to the gas fireplace inside. With close proximity to Spruce Meadows and the city limits, have the best of both worlds!

The parking can accommodate large trailers.

There's also BBQ on the patio that you can use at any time. Please clean after every use.

 We want your stay to be comfortable for everyone — including the neighbours! Here's what you need to know:
NOISE & CONDUCT

Quiet hours begin at 10:00 PM — we appreciate your respect for the neighbourhood.
Parties and events are not permitted.
Noise disturbances may result in a $250 fine and/or early checkout.
Smoking and illicit drugs are not permitted indoors. Smoking outside is fine.

EARLY CHECK-IN & LATE CHECK-OUT
 Not guaranteed, but available on request subject to availability. If approved, the following fees apply:
• Early check-in: 1:00 PM ($63) · 2:00 PM ($52.50) · 3:00 PM ($31.50)
• Late check-out: 12:00 PM ($31.50) · 1:00 PM ($52.50) · 2:00 PM ($63)

PETS
Pets are welcome with prior approval. A non-refundable pet fee of $52.50 per pet, per stay applies and must be disclosed at the time of booking.
OPTIONAL ADD-ONS

Damage Waiver: An optional damage waiver of $32.10 per stay is available, covering accidental damage during your reservation. This is entirely optional and not required to book.
All optional extras must be requested and approved before your stay.

Mid‑stay clean fee: For stays longer than 20 nights, a mandatory professional mid‑stay cleaning will be required. This service helps ensure the home remains in excellent condition and meets our cleanliness standards. The fee will be collected after booking.


TRANSPARENCY & FEES
 All applicable fees are disclosed upfront. There are no surprise charges added after your reservation is confirmed.
VERIFICATION & CHECK-IN

A valid government-issued photo ID is required for all reservations.
The primary guest must be 25 or older. Reservations made by guests under 25 may be cancelled.
Before check-in, you'll receive a secure pre-arrival verification link via Airbnb messaging to confirm your booking details.
