When you arrive at Happy Hollow Cottage, the teal exterior with the rosy cheeks front door gives you a hint of what’s waiting inside. A bright, simple, cheerfully renovated 900 sq ft cottage (winter 2025) with a wall of windows at the large lakeside deck provides a close-up view of beautiful Dale Hollow Lake from the inside and the outside. You have found your happy place!
A king bedroom and bath are on one side of the vaulted open plan living/dining/kitchen; on the other side are two more bedrooms and another bath. The kitchen is all new with a state-of-the-art induction range and peninsula seating lets guests chat with the cook. You can also cook outside on a large gas grill and lounge on the deck while enjoying the view and the privacy. This cottage is small and welcoming and has been designed as a comfortable place to kick back, relax and immerse yourself in the sights and sounds of nature on a quiet dead end road in Sherwood Shores. If you listen closely, you will hear a variety of owls hooting in evenings and early mornings and the birds sing all day from the heavy woods just off the deck. The bird, owl and animal decor inside reflects the world of nature found just outside. Up to a dozen squirrels and two dozen cardinals will often gather on the deck rails for an early morning breakfast if you put out some sunflower seeds. Enjoy the show!
Dale Hollow Lake is considered one of the most beautiful lake in the state of Tennessee. It holds the world record for small mouth bass, 11 lbs 15 oz, and was voted the number one houseboating lake in North America by a leading publication. If being on the water is what you enjoy, come take advantage of the 27,700 acres of water and 620 miles of heavily wooded shoreline where development is restricted to marinas and day-use areas. Happy Hollow Cottage is conveniently located just minutes from several marinas. The closest one (10 minutes away) is Sunset Marina. They rent pontoons, houseboats, other watercraft and dock space. Sunset has also recently opened a new restaurant. There is a separate off-road parking space at the cottage for your boat trailer/RV or check with the marina about parking space if you rent a dock slip.

Signed Rental Agreement Required:
By booking this property, you agree to review and digitally sign our formal OwnerRez Renter Agreement within 24 hours of booking confirmation. Failure to sign the agreement within this window may result in the cancellation of your reservation under our standard cancellation policy.

Credit Card Hold (Security Deposit):
A refundable security deposit hold of $500 will be automatically placed on your credit card exactly 1 day prior to arrival. This hold will be released within 5 days of departure, provided the property is left undamaged.

Strict 2-Hour Cleanliness Inspection Window:
To protect both parties, guests must inspect the cottage within two (2) hours of check-in and report any cleanliness or maintenance concerns immediately via the booking channel's messaging system accompanied by time-stamped photos. In alignment with channel policies, staying overnight or failing to report issues within two (2) hours constitutes full acceptance of the property condition, and subsequent refund or discount requests will not be honored.

Turnover Cleaning vs. Deep Cleaning Standard:
Guest explicitly acknowledges that the cleaning fee paid covers a standard Turnover Clean designed to sanitize high-touch surfaces, provide fresh linens, vacuum/mop floors, and clean bathrooms/kitchens between consecutive guest stays. It does not include an exhaustive, multi-day seasonal Deep Clean.

What to Expect (Turnover Clean vs. Deep Clean): We take immense pride in our cottage, and it will be thoroughly clean and sanitized for your arrival. Please note that your cleaning fee covers a standard professional turnover clean between guests. Because Happy Hollow is a rustic home nestled in a heavily wooded lake setting, minor environmental elements (like a stray leaf on the deck or faint ambient dust on exposed hanging pots) may occur and are a natural part of the rural experience. We do not guarantee a sterile, clinical environment, but we do guarantee a beautiful, clean, and well-prepared home!"

Happy Hollow Cottage's open cabinetry, hanging pots/pans, or open magnetic knife blocks), items are exposed to the ambient rural environment. Standard turnover cleaning crews do not have the operational capacity to re-wash exposed, clean dishware between every stay.

Minor environmental settling (such as faint ambient dust on exposed decorative or hanging cookware, or minor superficial dander/pollen typical of a heavily wooded lake setting) or normal structural characteristics of a seasonal home (such as squeaky cabinet drawers or rustic wood imperfections) shall not constitute a cleanliness defect or breach of contract. They do not justify cancellation, chargebacks, partial refunds, or dynamic discounts.

Occupancy & Gathering Limits:
Our strict maximum occupancy is 11 people total. This includes both overnight guests and day visitors. No unapproved parties or gatherings are permitted.

Strict No Smoking/Vaping Policy:
Happy Hollow Cottage is a 100% smoke-free and vape-free property (including all covered decks). A $500 deep-cleaning fee will be charged if any smoke odor or residue is detected inside or on the decks.

Pet Policy Enforcement:
Pre-approved pets only. Pets must be crated if left unattended inside, kept on a leash outdoors, and washed only using the exterior hose. Bringing an unapproved pet or failing to clean up waste will trigger an immediate eviction and a $300 penalty.

Security Camera Disclosure:
For your safety and property security, there are two (2) external surveillance cameras located on the adjacent property. One camera overlooks the front driveway, and the second camera overlooks the fire pit and main cottage driveway. These cameras record continuous video 24/7. There are absolutely no cameras inside the home.

Please note you are in a rural setting. We do have the property treated quarterly as a preventive measure, however there will be insects, Mosquitos, Ants, Spiders, Fleas, Ticks, Brown marmorated stink bugs, Gnats, Wasps, Spiders and Bees just to name a few. If any of the doors are left open, they will join you inside the property.We DO NOT guarantee an insect free experience.!!!

Propane Usage Policy

Propane Conservation:
For best results, please avoid operating the fire-pit tables on the highest flame setting for extended periods, as propane will burn out much faster at maximum output.
For your convenience, we provide limited propane for the outdoor fire-pit tables and gas grill during your stay.

Propane Provided:
Each fire-pit table includes one propane tank with fuel level in the green zone. The gas grill includes one propane tank with fuel level in the green zone. One additional backup propane tank is also provided for guest use.

Additional Propane:
Any propane needed beyond the provided tanks during your stay is the responsibility of the guest. Nearby propane tank swap/refill locations included in Welcome Guide

Safety Requirements
* Please turn off the fire-pit tables and grill completely after each use.
* Ensure propane tank valves are fully closed when not in use.
* Never leave flames unattended.
* Use propane appliances outdoors only and away from combustible materials.
* Guests are responsible for any damage caused by misuse of propane equipment.
