The Space:
This townhouse is about 1400 sq ft. Each bedroom has it's own designated 4 pc ensuite bathroom. The double bed bedroom is located on the third floor. King and queen beds are on the second floor where there is 2 bedrooms. The 4th bedroom has a queen bed and designated office workspace is located in the basement.

Please remember that you're staying in our home, not a hotel. Please treat the place with respect. If any problems arise, we will do our best to take action ASAP, but there is no one living on site 24/7. If property issues are brought up at the end of the stay, no refunds will be applied, as it was not brought to our attention to address.

Please be advised that all guests . By completing the reservation you agree to the following:
- You will be asked to sign a rental usage agreement that governs the terms of the stay
- You agree to be bound by our rental terms and conditions.
- You acknowledge that you will be required to provide a copy of a valid government-issued ID with a name that matches your profile
- A security deposit of $750 (see below) will be required
- You understand that your check-in instructions might be withheld until you have successfully completed our verification portal.

SECURITY DEPOSIT :
A security deposit of $750 will be collected 3 days prior to your checkin date. This will be a HOLD not a charge on your credit card. In the event there is any damage to the property or broken house rules during your stay your card will be charged accordingly. The hold will be automatically released within 7 days after your departure. If there is no damage or violations, there is nothing you need to do. Please note that CITYBNB reserves the right to charge a higher amount up to a maximum of $2000 to the method of payment if the damage deposit is insufficient to cover the claim from the payment method on file


BROKEN HOUSE RULES FEE SCHEDULE :

* Smoking / vaping in the home = $300
* Unapproved pets= $300
* Pet feces in yard (if applicable) = $100
* Late checkout = $100
* Additional cleaning = $50/hr
* Unapproved parties = $500
* Lost condo fobs/visitor passes (if applicable) = $150
* Hot tub refill/cleaning fee (if applicable) = $250
* Lost garage opener= $100

**Stays longer than 28 days will be subject to an additional cleaning fee of $60. In addition, the host will provide up to one month worth of essential supplies. Once supplies run out, the guest will be responsible for any additional supplies needed.

This was a great property! We had a great place to allow us quick access to Royal Alex hospital! The whole family was able to stay and it was an excellent property! Thanks for helping in our time of need!

Edmonton family visit
We were in town for a family memorial. The location was perfect so close to family members. The place was wonderful so nice for us to each have our own bathroom. Our son was able to work from the office downstairs. The downside was we were not allowed to have guests over without approval so we had to go meet for coffee or food to see some family/friends. Would definitely recommend it as a place to stay

Easily accessible location in quiet old neighbourhood. A mix of old and new infill homes; some sketchy. Well stocked kitchen and soap/shampoo/conditioners in all bathrooms. Did find a cigarette (unsmoked) in couch cushion - an anomaly to the clean house. Would recommend.
