Exterior security cameras are installed for property safety. There are no cameras inside the home.

Violations of house rules may result in additional charges, eviction, or cancellation without refund.

House Rules (Please Read Carefully Before Booking)

Parties & Events

Absolutely no unauthorized parties or events are permitted. Exterior cameras are actively monitored. Any violation will result in immediate eviction without refund.


Animal Policy
• NO CATS
• Maximum of 1 medium/large dog or 2 small dogs
• Non-shedding, hypoallergenic breeds only
• Dogs must be house-trained
• If a dog remains in the home while guests leave the property, the dog must be crated at all times
• Dogs may not be left loose or unattended under any circumstances
• Animal fee: $35 per dog, per night, payable through the Resolution Center on the day of booking

If a dog is allowed on the bed, guests must provide their own protective sheet. The booking guest assumes full responsibility for any damage, additional cleaning, or safety of the animal(s) on the entire property.

Leash & Waste Cleanup Requirements:
All dogs must be kept on a leash at all times while outdoors. Guests must bring their own dog waste bags, as they are not provided. Guests are required to immediately clean up all animal waste. Failure to remove waste will result in a $25 cleanup fee per incident, with each separate occurrence (each pile) considered one incident. This policy is strictly enforced, and any remaining animal waste will not be tolerated.

Unapproved Animals & Excessive Cleaning:
Any unapproved or additional animals are subject to a $50 per day, per animal fee. If a guest brings an unapproved or non-hypoallergenic dog and the home is left with visible dog hair, the guest will be charged $115 per hour for deep cleaning until all dog hair is fully removed from the property.

**SPA POLICY**

Spa should be available by 7/1/26. Please ask host before booking the property.

Absolutely NO GLASS or food allowed in the spa. If you plan to use it, you MUST let us know so we can prepare the cleaners. There is a $400 water replacement and cleaning charge if any broken glass or garbage is found left in the spa.

Spa MUST stay covered immediately after you are done using it. If we notice the spa cover is left off for more than 1 hour after you are done using it, we will charge $100 per day.

Must be 18 years or older to use the spa unless accompanied by a parent or guardian.

No animals allowed in the SPA.



**EVENT POLICY**

- Events are allowed with host approval before booking.
- $750 event fee + $2,000 refundable security deposit required.
- Maximum of 35 guests and 20 vehicles.
- All vehicles must fit in the driveway — street parking is not allowed.
- Events must end by 7:00 PM sharp. After this time, only the max 12 overnight guests may remain.
- No shoes allowed inside the home during events.
- Table and chair rental (5 tables and 30 chairs) available for $150.
- Any violation of event rules will result in a $1,000 fine and cancellation of reservation without refund.

**Examples of Acceptable Events (With Approval):**
- Small weddings or elopements (no amplified music, ends by 7 PM)
- Baby or bridal showers
- Family gatherings, milestone birthdays, wellness retreats, photo shoots

**Unacceptable Events (Strictly Prohibited):**
- Events with DJs, bands, large speakers, or subwoofers
- Events with excessive alcohol or disruptive behavior
- Events that continue past 7 PM with more than 12 people
- Undisclosed or unapproved events



**GUEST REQUIREMENTS & OCCUPANCY**

- We may request Proof of Identification from any/all guests in the reservation at any time before or during the check-in process. If any guest(s) refuse to provide the requested identification, the entire group will not be able to stay, and you will not be entitled to a refund.
- Maximum overnight occupancy: 12 guests.
- Extra guests not listed on the reservation are $30/person/night.
- No unapproved visitors allowed at any time.
- Unauthorized guests or attempts to bypass limits will result in immediate eviction without refund.
- No parties or group stays beyond what’s approved.
- Guests may not “hop” reservations — one group per stay, no back-to-back guest switching.



**NOISE, PARKING & NEIGHBORHOOD RESPECT**

- Quiet hours are strictly enforced at night.
- First violation: warning. Second: $500 fine. Third: eviction without refund.
- No loud music, yelling, or disruptive conversation outdoors at night — including around the fire pit.
- All guest cars must fit in the driveway.
- No street parking allowed.
- Do not park on the grass — $50 fine per vehicle.
- Any neighbor complaints may result in immediate cancellation of your stay.



**FIRE & SAFETY POLICY**

- A Solo Stove fire pit is provided for guest use.
- Fires must be attended at all times.
- Fires must be fully extinguished before going to bed or leaving the area.
- No fires on windy days.
- Do not move the fire pit — it must remain in its designated location.
- Only clean, dry wood is allowed (no trash, paper, plastics, or accelerants).
- Noise and behavior around the fire pit must comply with quiet hours.
- If you use the fire pit, it must be fully washed out, cleaned, and covered at the end of your stay.
- A $50 fee will be charged if the fire pit is left with ash, debris, or uncovered.
- Violations may result in additional fines or cancellation.



**SMOKING & SUBSTANCES**

- No smoking or vaping indoors.
- $500 ozone treatment fee for violations.
- No illegal drug use or underage drinking.
- Any illegal activity is grounds for immediate eviction without refund.
- No marijuana allowed on the property



**CHECK-IN, CHECK-OUT & RESERVATION CHANGES**

- Unauthorized late checkout: $100/hour (max 2 hours), then $500 flat fee.
- Early check-in or late check-out: price varies. Please request over 24 hours in advance.
- No date reductions or cancellations within 30 days of check-in.
- Changes outside 30 days may be subject to 50% charge on removed dates.
- Confirm total guest count and stay details before finalizing.
- All such fees are non-refundable.



**PROPERTY USE & CLEANLINESS**

- Thermostats are set between 68–72°F — do not tamper with them beyond this range.
- Guests must leave the property in good condition.
- Excessive mess, spills, or trash may result in added cleaning fees.
- Trash must be placed in designated bins. Trash left outdoors: $100 removal fee.
- Mail return of forgotten items: $40 handling fee + all shipping costs (guest must provide prepaid label).
- Report any issues or damages within 3 hours of check-in, with photo documentation.
- Do not attempt to repair, reconfigure, or disconnect any systems (Wi-Fi, cameras, thermostat, electrical, plumbing).
- Guests are responsible for all unreported or unresolved damage.
