The living room offers a large TV, a fireplace (currently not accessible), and comfortable seating, creating a cozy spot to unwind. June 8th – June 11th (Mon–Thu): Open from 12:00 PM to 5:00 PM.
June 12th (Friday): CLOSED.
Beginning Saturday, June 13th: Transitioning to full-time daily operations, open from 11:00 AM to 7:00 PM.
-August 31st to September 3rd Pool & Spray park will be closed
-September 4 to September 7 ( last day) Open Daily (11am - 7pm)
✔Please note that the pool will be closed for the season starting September 2. However, the tennis courts, basketball courts, and walking trails will remain open well into the fall, only closing once colder weather sets in.

✔Please note that the distances and travel times provided are approximate estimates based on Google Maps. Actual travel times may vary depending on traffic, weather, road conditions, and the route taken.
✔For VRBO or direct bookings, please note that even if a cancellation qualifies under the cancellation policy, the 10% payment processing fee is non-refundable. This is due to the fact that we use external payment processors like Stripe, which do not refund processing fees.
✔Please be aware that a Burn Ban may be announced at any time by the community. While the fire pit is one of the key highlights of this property, it’s crucial to follow all burn ban regulations strictly. Failure to do so may result in fines from the community, which guests will be responsible for. We will keep you informed in real time should any such announcements occur during your stay.
✔ The booking party must be at least 25 years old and must be present at the home throughout the stay. Individuals under the age of 21 will not be allowed on the property without their parent or legal guardian, unless prior written agreement has been made.
📌NOTE:The Blue Mountain Lake pools will be closed from August 25 to 28. They will reopen from August 29 to September 1 before officially closing for the season.

📌Please take off your shoes upon entering the house. We have wall to wall light colored carpets and want to take care of them as best as possible. $50 guest insurance included in the final price. It is both guest and host insurance and is not optional. Absolutely no smoking inside. Any smell of any form of smoking (tobacco, vaping, marijuana, hookah, etc) will result in additional charges.

📌We are dog-friendly. We ask that you:
- keep the dogs off the furniture
- keep him/her on a leash when outside
- do not let them do their business in the backyard
- there is a pet fee of $100 per pet, 2 dogs maximum
- We are a pet friendly property and gladly welcome dogs. Please note that only dogs are permitted and a pet fee applies per stay.
-Late check-out and early check-in may be available for a small fee, depending on availability.
-Undisclosed or unapproved pets will incur a charge of $250 to $500, per night.

📌Please note that we provide a limited amount of starter supplies for your convenience, such as toilet paper, paper towels, coffee, and other basic necessities. These supplies should be sufficient for the first few days of your stay. For additional supplies, guests are encouraged to either purchase from nearby stores or bring extra items with them to ensure a comfortable stay. We recommend stocking up on any items you may need during your stay, as we do not provide regular restocking of these supplies.

📌This property is located within a community that requires the registration of guests and vehicles for entry and access to amenities. While we will never ask for your ID, please note that upon arrival at the community gates or welcome center, staff/security may request to see IDs for validation purposes.

📌Kindly note that the community may require a pet vaccination record as part of the registration process.

📌Please be aware that as the booking party, you are responsible for reimbursing any fines or fees incurred during your stay. In the event that a fine is issued, we will handle the payment and request reimbursement from you after your stay is completed.

📌Please be aware that during a burn ban, no open flames are permitted, including propane fire pits and tables. We appreciate your help in keeping the community safe by following this restriction.

📌Please do not touch or move any of the home’s decorations. They are placed with care to maintain the style and comfort of the space.

📌All guests are required to properly bag and secure their trash before disposal. Any unbagged trash will result in a $150 fine.

✔IMPORTANT ANIMAL LIABILITY INDEMNIFICATION
The Property Management Company (“Manager”) does not own, keep, or control any animals permitted on the premises and shall not be held liable for any injury, damage, or loss caused by any animal belonging to a guest, occupant, or invitee. Guests may bring pets onto the property only if permitted in writing by Manager or the Property Owner and only under the condition that the guest assumes full responsibility and liability for the behavior, supervision, and control of such animals.

The guest agrees to indemnify, defend, and hold harmless the Property Owner and Manager, and their respective officers, employees, and agents, from and against any and all claims, damages, losses, or expenses (including attorney’s fees) arising from:

-Any injury or damage caused by an animal kept or brought onto the property;
-Any failure to comply with local animal control or leash laws; or
-Any violation of the property’s pet policy or house rules.

Manager is not required to inspect, control, or monitor the presence or behavior of any animal on the premises. If Manager becomes aware of an aggressive or dangerous animal, Manager may immediately remove or require removal of the animal and/or terminate the guest’s occupancy without refund.
