On a 2nd floor, a PentHouse apartment, with big windows, from the floor to the celling and a terrace on 2 sides. In a fantastic spot with breathtaking views to the sea and to the mountains. In the middle of Olive tree and Mimosa gardens. Small condo with 4 (3 floors) buildings, 2 pools , gardens , children play ground .... 300 m from the sea, 6km from Herceg Novi (a 12century marble city) 30min drive from Dubrovnik. For 7 guests maximum in 3 rooms (2 real bedrooms and 1 double sofabed in the living-room) , 2 bathrooms , equipped with luxury. 2 Pools: one big infinity pool and a children pool (open during the swimming season from June to September , sometimes till October).
As the majority of properties in the Kotor Bay our condominium is located on a slope of a hill. This position gives superb views, calm, fresh air but will be better for rather healthy guests.

If your group is 6 or 7 guests 1 or 2 guests will have to sleep on the sofa bed in the living room.

Great apartment, good views over the surrounding area, with a great pool. Aircon in the smaller bedroom was insufficient, but fan and other parts of the property meant it stayed cool.Lovely pool, which was typically quiet, as was the whole complex.It is up a very steep hill from the road, so a car is a must reallyWould recommend a stay here and hosts were very helpful

Thanks Paul for confirming the high quality and beauty and the 10/10 mark you gave to our apartment and our condominium. The beauty of the Kotor Bay is that it is a fiord with mountains all around and then steep slopes everywhere. The best houses and condominiums are a bit higher than the narrow busy a bit noisy sea level in rare places where there is space to put pool(s) with beach and some flat gardens. It is exactly the case of our place. Our AC system did replace the original one and is 4 times stronger than the original one and than the other AC systems in the complex. All this to provide comfort even during the hottest days. However to cool down all the apartment you will have to activate both split ACs

I’m an engineer, building power plants. I discovered Montenegro during a professional trip in the area and fell in love with its fiords , islands , mountains, sea, food and people. I like sports like hiking , biking , swimming, running and here , in perfect security , you can do it being a women , even alone , with or without friends and kids. The local food is still natural ( no massive , chemical agriculture). The air is fresh ( no industries ) , no sanitary risks ( bad animals , unsafe air or water )

This particular spot is mixing comfort and adventure : very sophisticated facilities like the restaurants , shops, clubs , marina … of Porto Novi and simple , local very affordable ones just down the condominium on the sea shore; fresh cristal see waters without waves ( it is a fiord) and high level, big pools with a large beach area in the condo; historical , cultural activities in the nearby medieval Herceg Novi and the virgin mountain hikes directly from the condo.

The apartment is a pent house, just the sky above you, with fantastic views from all the rooms and even all the beds on the sea and the mountains during the day and the enlighted ships during the night. It has a terrace all over the sea side. The ceilings are very high and cathedral style. There are glass walls in the living room and the main bedroom. Doors and windows on all the sides so the best way to refresh it even during the very hot days is to open it and let the brise do the job. There is a very powerful AC system too.
