You're close to everything when you stay at this West Bradenton gem with a heated and chilled saltwater pool and spa, fully stocked kitchen and idyllic backyard with a massive patio, outdoor dining and propane grill. Just five minutes to IMG, 15 to Anna Maria Island beaches, 20 to Sarasota (SRQ) airport. Three large bedrooms with four beds, smart TVs in every room, screened lanai. Walk-in shower in master bath. Fiber internet and dedicated work area with ultrawide monitor and printer.
This home is thoughtfully equipped to meet all your needs during your stay. With three bedrooms and two baths, it comfortably accommodates up to 8 guests. All beds have brand new mattresses as of 2024.
Upon arrival, guests are greeted with a sampling of K-cup coffee pods and hotel-sized toiletries to kickstart their stay. I also supply laundry pods, dishwasher detergent, dish soap, paper towels, napkins and toilet paper, though you may need to purchase additional supplies depending on usage and length of your stay.
Inside, you'll find 4k smart TVs in the living room and all three bedrooms, a walk-in shower in the master bath, and a dining table that can comfortably seat eight adults. A dedicated workspace includes an ultrawide monitor, laser printer, and ethernet connectivity for the fastest internet speeds.
The updated kitchen is a chef's dream, stocked with everything from stone dinnerware service for eight to an air fryer/countertop oven, blender, stand mixer, and full spice rack. High-end Samsung laundry machines are one step away from the kitchen.
Step outside and discover your own private oasis in the incredible fenced-in backyard, complete with a pristine saltwater pool and 7'x7' spa, built in 2023. Swimmers will love the 37-foot swim lane, while the screened lanai offers a cozy spot to relax in the shade. In the evenings, enjoy dinner on the huge patio, surrounded by lush native plants and landscape lighting. Your backyard relaxation is made effortless with provided essentials such as towels, chairs, coolers, a propane grill, and an umbrella-shaded dining table—all you need to bring is your swimsuit and lots of sunscreen!
Additionally, the house includes board games for rainy days and baby gear, including a Pack 'n Play, high chair, and toddler dishes. For the pups, I provide supplies like bowls, poop bags, toys, a comfy bed and a crate suitable for dogs up to 50 lbs. Cleaning supplies and a vacuum are provided. Your furry friends will feel right at home too, thanks to convenient dog doors leading to the lanai and backyard.
Plus, with IMG Academy and the world-famous beaches of Anna Maria Island just a few minutes away, and easy access to both Bradenton-Sarasota (SRQ) and Tampa International (TPA) airports, you'll have everything you need right at your fingertips. The house is located conveniently between Manatee Avenue and Cortez Road, the two main shopping and dining destinations in West Bradenton (and the two roads that lead to Anna Maria Island).

POOL INFORMATION:
Pool heating or chilling is $30 per night of your stay. Hot tub heating is included with the pool heating fee. If you don't want the pool heated, the hot tub can be heated separately for $15 per night. The heater will not work when air temperatures drop below 55 degrees.

> Please be aware that if you choose to heat or chill the pool, you will be charged for each night of your stay to maintain the desired temperature. External factors such as weather may affect pool heater and chiller efficiency, and refunds cannot be provided for circumstances beyond my control.
> Guests staying longer than three days may need to add water to the pool to offset evaporation, which removes several hundred gallons per week. I provide a convenient hose connected to a timer to simplify the process, so all you'll need to do is put the end of the hose in the water and push a button on the timer to start filling.
Guests have access to the entire property other than a locked owner's pantry and linen closet in the house, and a gated outdoor utility/storage area next to the garage. Access to the house is controlled by a Schlage Encode keypad on the front door. You will receive a four-digit code for the keypad a few days prior to check-in.
I live nearby and am always responsive to messages. You will also be provided with my personal cell phone number. My hosting approach is to make myself readily available but generally leave you alone to enjoy your stay.
PET INFORMATION
A pet fee of $165 applies to all reservations with a dog. This fee is built into your reservation cost and, depending on which booking site you use, may or may not show as a separate line item on your bill. The fee covers up to two dogs, up to 50 pounds each. Any additional dogs or dogs larger than 50 pounds must be cleared with the owner prior to reserving the property. Sorry, no cats, birds, reptiles, or rodents allowed.
