Summary:
Welcome to your new home in Easton Park - adjacent to McKinney Falls State Park, an urban state park that is home to waterfalls, hiking trails, camp sites, and minutes from CotA, DT, and the airport.

Our 2,431 sqft house is pet-friendly (pet fees apply) and comes with a fully-stocked kitchen, & ultra-fast internet to accommodate you in the modern times.

The Space:
Vibrant locality, home-inspired design, and redefined simplicity; these are the design principles that we aim to achieve when creating this space that you will be calling home during your stay with us. Working, relaxing, or living to the fullest, our spaces have all the essentials you (and your pets!) need for your stay in Austin.

** For reservation starting after June 3rd, please be aware we will be refreshing the interior design of the home with new furniture and decor, which means that the look and style of the house will be different than what the current pictures show. The overall layout and bed types will still be the same after the aesthetic update, so the number of beds and the size of the beds won't change.

** Please note that only 4 cars are allowed to be parked at the house at any given time. If your group has more than 4 cars, please make sure to make plans to consolidate everyone into 4 cars. If you have questions about parking, please send us an inquiry!

Guest Access:
All guests have access to the entire property, including the community amenities such as the various playgrounds, walking and hiking trails, and food truck park.

The Neighborhood:
This neighborhood is a serene suburb-like neighborhood located in Southeast Austin, right next to McKinney Falls State Park. It is located on a hill and can provide great hilltop-like views of Downtown Austin and the Texas Hill Country from the neighborhood park that's within a 2-minute walk (amazing for catching the official annual Austin city fireworks show if you are here for July 4th). Miles and miles of walking and hiking trails weave through the neighborhood and the community parks provide great entertainment for adults and children alike.

Getting Around:
We recommend that guests rent a car during your stay in Austin as many of Austin’s best attractions and fun things to do are scattered around the city and much more convenient when accessed by car. While there are certainly public transportation options such as buses and individual transportation options such as scooters/bikes/mopeds, these options are mainly convenient and readily available around the downtown Austin area and quickly becomes sparse even a couple miles outside of city center. Rideshare apps such as Uber and Lyft are also great options but expenses can quickly add up as Austin rideshare rates are on the higher end and can surge very high during busy times, such as 2AM on weekends and during large events such as SXSW, conferences, F1, etc.

Other Things to Note:

To abide by all legal requirements and property security rules, you may be asked to provide a copy of your official government-issued photo ID, confirm your contact information, pass through our verification portal, and/or, in some instances, complete a criminal background check.

Important note: The information is collected for screening and verification only and is not stored or used for any other purposes.

Please be advised that all guests will be asked to sign a rental usage agreement that governs the terms of the stay. By completing the reservation you agree to the following:

« You agree to be bound by our rental terms and conditions.
« You acknowledge that you will be required to provide a copy of a valid government-issued ID prior to check-in.
« You acknowledge that you may be required to undergo a background check if mandated by the property management company or the owner, as stated in accordance with your rental agreement and condition of the booking.
« You understand that your check-in instructions might be withheld until you have successfully completed our verification portal.

All guests are subject to verification checks and are required to provide the necessary information to us within 24 hours of booking. Same-day bookings are required to provide the information within 1 hour of booking. We reserve the right to cancel any reservation that does not meet our verification check criteria.

★ Other Things to Note ★

- Garage parking is not available, and all cars should be parked on the driveway and on the street curb directly in front of the house
- We would love to welcome guests who book our home the same day of their arrival, but please be aware that your check-in may be a bit delayed (to as late as 7 pm) as we rush to prepare the unit for your arrival. Guests who book more than 24 hours in advance will be able to check-in by 4 pm.
- We provide all of our guests a starter kit of consumables such as toilet paper, paper towels, laundry pods, dishwasher pods, etc. Guests can purchase any additional consumables from nearby grocery stores that you think you might need during your stay beyond what's included in the starter kit.
- The HOA may run maintenance on the shared amenities as they see fit at any time. Please be aware.
- This property has a guest limit of 8 standard and 12 maximum. Extra guest fees apply beyond standard occupancy.
- We have lawn care service that comes to the house on a bi-weekly basis around Wednesdays (might be earlier or later) to mow the law and take care of the landscaping, and therefore will need access to the front and back yard during service. We do respectfully that guests keep all pets in doors during the lawn care service to ensure the lawn maintenance can be performed quickly.

Pets ARE allowed depending on size, please let us know beforehand and be upfront about bringing a pet to avoid cancellation. The following additional PER pet cleaning fee applies :

1- 4 Nights : $25 Per Night
5-29 Nights : $200
30+ Nights : $300 Per Month
