Nestled in the Bell Tower community, your new home-away-from-home awaits in one of Fort Myers’ most sought-after gated communities. The Carriage Home was built in 2005 and is beautifully furnished and well-maintained with tropical decor and enjoys a perfect location overlooking a pond.
This spacious home has a magnificent Master Bedroom with a king-size luxury bed, sliding patio doors to the lanai (balcony), 42" HD TV, his & hers walk-in closets, oversize walk-in shower & soaking tub plus his and hers basins. There is a large comfortable Living Room with sliding patio doors to the lanai & a 55" HD TV. Large Kitchen (equipped with all the appliances) with Café area & sliding patio doors to the lanai. Office area with desk and chair. There is another large Master Guest bedroom with a king-size bed, full bath, 42” HD TV and walk-in closet. The third bedroom has two twin beds, 24” TV, full bath and walk-in closet. Laundry Room with folding counter. Double Garage plus paver driveway. The first floor entry has a stairway to the accommodation.
Bell Tower Park is a beautiful & luxurious gated community which comprises a fantastic club house with two tropical free-form heated pools, spa, barbeque area, oversized deck areas with tiki hut, two tennis & basketball/pickle ball/sport courts, games room and fitness centre. In the garden-like setting you will also appreciate walking trails that wind along nature’s way. All set within a picture-perfect environment.
Conveniently located just off US 41, the property is within reasonable walking distance of many restaurants, bars & exclusive shopping malls. It is also a brief 15 minute drive to Ft Myers beach. The South West Florida International Airport is less than 20 minutes away. Sanibel & Captiva Islands are 20 minutes and Naples is 30 minutes!
This rental would ideally suit a responsible person/family who are used to quality luxurious comfortable living in a superior high-class gated community and do not want to drop standards while on vacation. This is our own personal paradise residence & we appreciate responsible & clean tenants.
Other Amenities and Utilities:
- We are a 5-minute walk to the large Clubhouse heated pool, Tennis courts, Baseketball court, Pickleball court, playground, hot-tub, grill area, Fitness rooms, Billiards, catering kitchen and Clubhouse!
-Gate access to Yarbrough 10-Mile Linear Park for biking & walking trails is located at the back of the community.
- All utilities included (up to a maximum of $200/mth) Any amount exceeding this will be billed directly to renter.
Important Information about HOA and Rental Requirements:
- Bell Tower is a secure community with an HOA application process to be completed 30 days in advance. The Bell Tower Park HOA requires a background check for all renters.
- There is an application fee (~$100) that is collected during the online application process. This process can take up to 20 days and instructions will be provided upon booking.
- The HOA requires that units are rented for a minimum of 30 days.
- The minimum age to rent is 55.
- Smoking, including e-cigarettes, cigars, or pipes, is strictly prohibited on the property including the lanai.
- Pets are not allowed, and parties or overnight guests exceeding the maximum allowed are not permitted.
- We do not permit towels or linens to be taken from the unit. Renter agrees to wash and dry all towels and bed sheets prior to leaving the unit at the end of their rental period.
- Please respect the city’s noise ordinances, which prohibit noise between 10 PM and 8 AM.
- Any other person in the property is the sole responsibility of the Renter.
- All of the units are privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.
- Please keep the property and all furnishings in good order. Guests are responsible for all damages incurred to the property or its contents during their stay.
- Park in driveway only. Parking on the road or in the guest areas is not permitted. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner. Parking passes may be obtained at community office.
Fees:
Security Deposit: $500
Deep Cleaning Fee: $200
Tax Rate: 11%
Notes:
- $500 Refundable Security Deposit/Booking deposit:
- Deposit is refundable if home is left in condition as when it was received.
- Additional replacement fee will be incurred if major or small appliances are damaged by renter.
- Additonal replacement fee will be incurred if living room or bedroom TV(s) are damaged by the renter.
OUR CANCELLATION POLICIES and Discounts:
- A deposit of $500 USD is due upon acceptance of the rental agreement.
- 50% of remaining balance is due within 30 days of the rental agreement and remainder of balance due within 5 days in advance of stay.
- If you cancel between 30+ days prior to arrival, you will be charged 50% of the total cost of rental.
- If you cancel between 0 to 30 days there will be no refunds.
- Initial deposit is Non-Refundable
- Short-term lease and background check application from HOA is required and separate fee paid on their website.
