Charge up without crawling under furniture—convenient charging stations throughout. The den offers comfy seating for the whole crew. Ever stayed somewhere built for 12, but only four people had a chair and six got a wineglass? We’ve been there too. That’s why you’ll find plenty of chairs, tableware, and breathing room here—because comfort shouldn’t be rationed. Lamps are right where you want them, and every bedroom has a chair to make getting dressed a little easier. Hooks? Yep—plenty. Luggage racks keep your suitcase handy, not buried.
This 1500-square-foot retreat offers just the right balance of space and togetherness. Forget a cookie-cutter hotel room! Like walking into Grandma's house, this home is furnished with retro decor and charming antiques that have been treasured by generations. Some of the love shows up as timeworn beauty marks, don't expect bland or unblemished. We hope you'll treat our home with the same love we put into it.

→ 3-10 minute drive to Brandon Amphitheater, Shiloh Park, The Vault wedding venue, The Quarry Baseball Fields, walking trails, local schools & ball-fields.
→ Short drive to Pearl Outlet Mall and Bass Pro Shops.
→ 20-minute drive to Jackson, MS for more attractions.

• Great room: smart TV, game table, extra seating.
• Two full baths.
• Pet-friendly. Reasonable pet fee.
• Parking for two cars.
• Additional parking available on request.
• Fenced back yard, supervise pets due to small gaps.
• Ironing board and iron.
• Washer, dryer in un-airconditioned utility room.
• Starter-Pack Supplies: coffee, sugar, creamer, salt, pepper, oil, paper towels, toilet paper, toiletries, garbage bags, cleaning supplies, laundry supplies. Use what you need, leave the rest.
While the home can comfortably sleep up to 12 guests, please keep in mind that with two full bathrooms, and 1 water heater, a little coordination around shower times will be helpful for larger groups.
CHECK-IN & CHECK-OUT LOGISTICS
• Check in 4PM. Check-out 11AM.
• Entry via smart lock on carport door. Door code will be sent before check-in.
• Address, WIFI password & house manual will be in your Arrival Guide.
SAFETY & EMERGENCY TIPS
• Emergencies: dial 911.
• Fire extinguisher on wall in the kitchen.
• For stay-related issues message host via app.
• For urgent or after-hours stay-related issues, call host via phone link in the app.
• Urgent care, pharmacy and hospital information in my Local Guidebook.
• Smoke and carbon dioxide detectors placed to code.
HOUSE RULES
1. Guest Registration & Visitors
• All overnight guests must be included in your reservation’s head count.
• Day visitors are welcome with prior notice, but no parties or events.
2. Occupancy & Gatherings
• Maximum overnight occupancy: 12 guests; up to 20 for daytime gatherings.
• Quiet hours 10PM - 8AM for residential neighborhood.
• Large, loud, or late‑night parties are strictly prohibited.
3. Smoking Policy
• No smoking or vaping inside the home.
• Please use the designated outdoor ashtray for cigarette butts.
4. Pet Policy & Fees
• Cats strictly prohibited due to home owner's severe allergy.
• Up to two dogs per stay, flat pet fee of $50; no additional or visiting pups.
• Puppies under six months are not allowed.
• Dogs must be supervised at all times, even in the fenced yard.
• Dogs must remain off furniture and in a crate if left alone.
• Leash dogs when outside the fenced yard.
• Pets must relieve themselves outdoors—no indoor potty pads.
• Please scoop and bag waste and dispose in the carport trash bin.
• Dog owner is liable for any pet‑related damages; cleaning supplies are provided for accidents.
5. Parking & Vehicles
• Street parking is not recommended.
• Please use the designated driveway.
6. Property Care & Damages
• Trash pick-up is on Mon. & Thurs. If you need bins emptied pull bin to curb the night before.
• Leave the home in the same condition you found it.
• Report any issues or damages immediately so we can address them.
• Missing items incur a replacement fee (item cost + restocking fee); if you love something, ask and we’ll share where you can purchase your own.
• We understand accidents happen, and we won’t charge for normal wear & tear or hosting a day visitor. However, substantial damage or deliberate rule breaches (like indoor smoking or extra unregistered overnight guests) may result in extra fees.
7. Check‑Out & Access
• Before departure, turn off lights and appliances and lock all doors and windows.
• Host may need access to the workshop, does not require access to main property.
Rentals over 28 days may be approved with accepted lease agreement.
Lease agreement can be viewed under the "Additional Rules" section.
We'll gladly message the lease to you for review.

For example: We're just getting too old to lay on the floor or move furniture to access the outlets for phones and laptops, so we've provided easy access power strips for your charging needs. We love hooks in our rentals to keep our jackets and towels off the floor. I just love the homey feeling of a lamp compared to harsh overhead lighting, so there are plenty of lamps throughout.
