House Rules – Relax & Enjoy Your Stay!
We’re so happy to welcome you to our home! To ensure an enjoyable stay for you and future guests, we kindly ask you to follow these simple guidelines.

1. Before You Arrive
Guest Verification: Just like at a hotel, we kindly ask that guests provide a photo ID matching the VRBO user at least 5 days before check-in.

2. Quiet Hours
Quiet Hours (10 PM – 7 AM): We want all guests and neighbors to enjoy a peaceful stay. Please keep noise to a minimum during these hours.

3. Family-Friendly Environment:
Los Robles is a calm, cozy getaway—perfect for relaxation. We do not allow parties, large gatherings, or events. Thanks for helping us keep the space welcoming for everyone. (Violations may result in a $500 fine and immediate cancellation without a refund.)

4. Guest Count: Only guests listed on the reservation should stay overnight. If your plans change, let us know—we’re happy to accommodate when possible. (Extra guests are $50 per night).

5. Smoke-Free Home:
To keep the space fresh and safe for all guests, smoking or vaping is not allowed on the premises. We use a smart detection system to monitor air quality. (Violations may result in a $250 cleaning fee and immediate cancellation.)

6. Pet-Free Property:
Due to severe allergies, we cannot host pets at this time. Thanks for understanding and helping us keep the space allergy-friendly. (Unauthorized pets incur a $500 fee and immediate cancellation.)

9. Safety:
Feel free to enjoy the fire pit—roast some marshmallows and relax! Just be sure to never leave it unattended and allow it to cool fully before covering. It is not allowed to add wood or cook anything on the fire pit, except for marshmallows.

10. Security cameras
For everyone's safety, the home has security cameras. We have one actively recording camera overlooking the front yard and another in the back yard, which records video and audio. We also have a camera at the front door that actively records video and audio. All the devices are on the exterior of the property.
Please don’t tamper with or disconnect the cameras or internet, as doing so may result in the reservation being canceled and guests being asked to leave.

11. Home Care
- Tidy Up with Love: We know you are on vacation, but please keep the Space Tidy. Please be respectful of our family home—no excessive messes. An extra cleaning fee will be sent if the house is in an excessive mess.
- Rearranging Furniture: To maintain the home’s comfort and layout, please don’t move any furniture around.
- Air Conditioning Use: To keep the A/C running efficiently and avoid damage to the system, please do not set the thermostat below 60°F. Lowering the temperature below this point can freeze the unit, causing it to stop working and require repairs.
- In the game room, please turn off the split unit when you’re not using the space.

12. Florida Nature Alert:
We’re in a beautiful tropical climate—you may see lizards, bees, or other native wildlife in the yard. Our home has professional pest control, but keeping doors closed helps prevent unwanted visitors.

13. Check-Out & Late Fees
- Standard Check-Out: 10:00 AM.
- Early Check-In/Late Check-Out: These may be available with prior approval. Just let us know in advance, and we’ll do our best to accommodate you!
- Unauthorized Late Check-Out: If you overstay past 10 AM without prior approval, an $50 late fee will be charged. If you stay past 1 PM without communication, we will call VRBO and take further action.

14. Property Damage:
We understand things break sometimes! Please let us know about any damages or missing items so we can address them before the next guest arrives.

15. Driveway & Street Parking:
Please avoid blocking driveways. Street parking is available. Thank you for being considerate of our neighbors!

16. Long Stays:
We are happy to have long stays of 28+ Days. This must be approved in advance and require a signed lease agreement.

18 Final rules:
- No local guests
- No Commercial Photography or Videography without consent
- No Firearms
