Please follow all rules and regulations when it comes to checking in, the pool, and general house rules.

1. All bookings made during Coachella, Stagecoach or other festivals will require a $500 refundable deposit, which is due within 72 hours of booking. This deposit will be returned to you after you check out assuming there’s no damage or broken rules during your stay.
PLEASE NOTE: if you choose to cancel your reservation prior to checking in, the $500 deposit will not be refunded. The remaining balance of the reservation will follow our cancellation policy.

*Any cancellations during festival season will abide by the cancellation rules. There will be no exceptions.

2. There are security cameras on the perimeter of the house, including the backyard & pool area. They are triggered by motion.

3. NO PETS AT ALL.

4. NO PARTIES OR EVENTS, if you break this rule it’s a $5,000 fine.

5. POOL & SPA HEAT: We provide free spa heat, but If you'd like the pool heated it will there is a daily fee (schedule below). If you stay for 28+ days we will collect a deposit instead of a daily fee.

- December - March: $85/day
- April - June: $65/day
- July - September: $0/day
- October - November: $65/day

-Once paid, pool heat needs to be pre-heated 24 hours before your desired date and it maintains heat from 7AM - 7PM on the succeeding dates desired, which would be perfectly warm through the night


**additional pool cleanings can be requested during your stay be will cost an additional fee.

7. Do not exceed the number of guests on your reservation at any time during your stay. If you exceed the number of guests, you will be charged an additional fee.

8. All guests are required to sign a rental agreement contract which you will be linked to after you book.

9. In order to get into the community we need the first name, last name, and license plate number of any cars and their drivers.

10. Smoking is not permitted on the property. This is a non-smoking, non vaping house. Smoking will result in a fine as well as cost to remove the smell.

11) During the summer the thermostat may be locked at a certain temp range and not able to go lower than that range. This is due to the extreme temperatures in the desert. We can’t allow thermostats to be set below this range or we risk the AC unit freezing entirely, and not working during your stay. We apologize in advance, but we can assure you that 72 or 74 degrees will feel AMAZING when it’s over 100 degrees outside.


DAMAGE INSURANCE FEE: All reservations are subject to an $89 Damage Protection Fee, which covers accidental damages incurred during the stay. This fee safeguards guests against additional charges for qualifying damages, providing a streamlined and worry-free experience.
Please note that pool cleaners come every Tuesday and Friday to clean the pool, in addition the landscapers come every Tuesday, so please don't be alarmed if you see them during your stay.
