The Space:
Enjoy a relaxing soak in the private hot tub, perfect for unwinding after a day of exploring. Gather around the fire pit on cool evenings and share stories under the stars. Challenge your friends and family to a game of Cornhole in the yard. The fully fenced yard provides privacy and security. For indoor entertainment, enjoy the arcade games and consoles.

Guest Access:
You'll have access to the entire house, including all four bedrooms, three bathrooms, the game room, kitchen, and living areas. Enjoy the outdoor spaces, such as the patio, garden, and the hot tub. Amenities like the BBQ grill, fire pit, and garage are also available for your use. Check-in is at 4 PM via keyless entry; your unique code will be provided two days before you arrive.

The Neighborhood:
Quiet neighborhood in Bates Hendricks, only a short walk to Lucas Oil, Gainbridge, and downtown.

Other Things to Note:
1. Parties and gatherings are strictly prohibited at our property. Any violation of this rule will result in immediate eviction without a refund and a $500 fine-no exceptions. Quiet hours are from 10 p.m. to 7 a.m., and we strictly enforce them to ensure a peaceful environment. Our neighbors are families with children, and we value their comfort and peace.

2. Please be aware that no smoking of any kind is permitted inside the property. We use Minut, a monitoring system connected to Airbnb, which automatically validates any claim of smoking. If any type of smoking is detected, there will be a $500 fee, with no exceptions. There is an ashtray off the deck in the back yard. Thank you for respecting this policy.

3. Please ensure the correct number of guests is listed on your reservation. This helps us prepare appropriately, including the right amount of towels and other essentials for your stay. Thank you for your cooperation.

4. Parking: You have access to the interior garage as well as the rock pad in the back yard. Street parking is allowed on the opposite side of the street, but ensure no driveways are blocked.

5. To make your arrival more comfortable, we provide a few essentials, like toiletries, trash bags, and dishwasher tabs, as a courtesy. These are to help you settle in smoothly, so you do not need to worry about immediate basics. Thile we are happy to provide these items to get you started, please note that there may not be enough for your entire stay.

6. Please return items back to where you found them. If items are misplaced and cleaner has to search for items in order to return the home back to rental ready, you will be charged an additional excessive cleaning fee of $400.

7. We use Truvi as part of our guest screening process. Your Truvi application must match the primary guest name on the reservation, and your background check must be completed in 48 hours of receiving your booking confirmation as per State and City law. Your booking is not confirmed until these requirements have been fulfilled.
