The new owners of this lovely Tarpon Villa beach cottage have spent much time creating an ideal space for their guests as they are sharing their beachhome with guests who love the island as much as they do. Just a little over half a mile (0.6 miles) from the acclaimed Seabrook Island Beach club, award-winning golf, the sandy white beach, and club dining, the location of this property is secluded and private yet central in the heart of SBI. The Seabrook island Lakehouse, Freshfields Village, Bohicket Marina, and Kiawah Island are a short drive just minutes away. Downtown historic Charleston is a scenic, tree-lined 21 mile drive and a haven for fine dining, historical tours, and shopping.

Upon entrance, guests step through the southern porch into a charming world of modern, crisp, coastal decor in a palette of soft blues, sandy beiges, blush pinks, and crisp whites. The cozy living area with vaulted ceilings, a decorative fireplace, large screen TV and ceiling fan, invites a relaxing atmosphere. The casual and refined aesthetic flows through the dining area with six French bistro chairs that seat six. A well-equipped kitchen provides everything you need to prepare delicious meals, making it easy to enjoy dining in. The kitchen area features stainless steel appliances, granite counterops, a garbage disposal, a standard coffee maker and a Keurig.

Off the living area is the sunroom: thoughtfully curated with elegant fixtures and Lowcountry-inspired art, this area is the heart of the home. Whether you're watching a movie, enjoying game night, or unwinding after a sun-kissed day, it's an ideal place to gather and relax. The sofa is a sleeper sofa offering an added sleeping space for family and friends. Off the sunroom is the deck, with dining table and umbrella, is a great spot to enjoy a couple of drinks and enjoy the crisp salt air.

Each bedroom, totaling three sleep spaces (2 bedrooms and the upstairs loft area) is thoughtfully designed to ensure a restful night's sleep, while the two bathrooms offer convenience and privacy for all guests. The Master Suite features a large, plush king bed with recently remodeled ensuite bath. Guests love the updated shower. The guest bedroom has a queen bed with box-stitch quilt and hotel-style sheets. A hallway bathroom offers a tub, shower combo and vanity.

The upstairs loft area has two twin beds with trundles with twin mattresses, seating, and ceiling fan. The loft overlooks the living area.

Outside, you can unwind on the front or back deck or back patio underneath the cottage. There is also an outdoor shower making returns from the beach a breeze. Seabrook Island is known for its pristine beaches, golf courses, and outdoor activities, and stunning Lowcountry sunsets, ensuring there's something for everyone to enjoy.

For added comfort and peace of mind, the villa undergoes a comprehensive, detailed cleaning process maintaining the highest of cleanliness standards for your stay. Floors are well scrubbed, surfaces are sanitized, fresh towels and linens are provided, and bedcoverings are laundered off-site prior to every stay. Essential cleaning items, such as all-purpose cleaners, a broom, and vacuum are provided for guests too.

LINENS, TOWELS, & STARTER-KIT OF SUPPLIES: Included in this rental, for the convenience of our guests, are comfortable, white linens and a selection of bath and hand towels, as well as washcloths. A starter set of hand soaps, bath soaps, shampoo, toilet tissue, paper towels, laundry detergent, dish detergent, dish soap, a kitchen sponge, and kitchen towels are included. Guests staying for an extended stay may need to purchase or bring additional supplies. Beach towels are not included (although towel service is available at the Beach Club.)

WASHER & DRYER: A washer and dryer are located in the unit for your convenience. Should you require wash n fold service, please let us know. Coffee Maker: Single Serve & Carafe Coffee Maker on site. (BYO ground coffee for carafe or use provided Keurig K-cups.)

AMENITY CARDS: Amenity cards offer exclusive access to the Seabrook Island beach club, dining club, tennis and award-winning golf. Without this card, access is prohibited. Amenity Cards are INCLUDED with this rental (a $50 day savings). Guests also have complimentary access to the uncrowded and private beaches, equestrian center, and the outdoor Lakehouse pool. The fitness center is accessible for a daily fee of $16 per guest. Whether you are fishing, crabbing, biking, kayaking, or shopping, there is something for everyone. Beginning January 1, 2025, pre-order forms will be mandatory for all guests wishing to use the outdoor Lakehouse pool. Please ensure that your completed form is submitted to the amenity office at least two weeks prior to your arrival to avoid a $10 late fee. Due to the volume of requests and the card preparation process, the office is now unable to accept information over the phone.

ISLAND ACCESS & PARKING: As the island is a gated, private island, each vehicle entering the island will require a gate pass for island access. Seabrook Island Property Association (SIPOA) has now started charging a gate pass fee per vehicle. This property has a limit of 2 vehicle passes. This $45 fee per vehicle applies to guests staying 1 night – 179 nights. Our rental agency is responsible for collecting the fee. Gate pass name information for each car is due one week prior to your arrival. For each pass, a driver's name must be provided. Drivers may be required to show a valid Driver's license when at the gate. Once a vehicle has a gate pass, any licensed driver can drive that vehicle. LSV vehicles (low speed golf carts) are unfortunately prohibited at the villa complex.

CHECK IN: For our guest's convenience, we offer a prompt, self check-in process. Guests will directly check-in at the property with a code for the keypad on the door. We, however, are always a phone call or text away. We offer as much assistance with check-in process as needed. Our office is available to answer questions.

We are on the island, licensed, insured, and locally staffed. Our standard for your stay is what we would want and expect for our own vacation. CLEANING: Our housekeeping teams are among the most detailed anywhere. Cleanliness is a hallmark of every stay. Our housekeeping teams are trained to use the best hygiene practices at all times. With the combination of these best detailed practices, our employees, clients, and guests should be safe from the spread of germs. We launder the bedcoverings (comforters, bedspreads, quilts) after every single stay.

THE AREA: Guests will find that the area offers so much to do. With vast, uncrowded beaches, an array of recreational offerings, and the historic city of Charleston just 21 miles away, an adventure awaits you daily.

IN THE EVENT OF A STORM: If a Mandatory Evacuation Order for Seabrook Island is given during the dates of your stay, The Owner/Host or the Property Management Company shall refund 100% of all deposits, payments and / or monies paid by the traveler. Owner/Host or Property Management Company shall have no further liability with respect to the Reservation. Please note that if there is inclement weather in the other 49 states, prohibiting the traveler (or guests in traveler's group) from getting to Charleston, a refund will not be issued and, Owner/Host or Property Management Company shall have no liability with respect to the Reservation. During months where there is a potential for inclement weather, such as hurricane season, we strongly suggest travelers obtain insurance.

POLICY ON SMOKING: No smoking please. Violators will be fined for in-home smoke damages.

CANCELLATION POLICY: Free cancellations up to 30 days before your stay.

PARTIES: THIS IS an ideal property for making memories but this is NOT A PARTY PROPERTY!!
