This cozy and thoughtfully designed downstairs unit of the duplex (1 bedroom plus an office/second bedroom) has been updated from top to bottom, offering a bright, clean, and comfortable space for both short and long stays.
🍳 Cook, sip, and relax in the fully equipped kitchen featuring a gas stove, microwave, Keurig coffee maker, coffee station, and mini fridge — perfect for whipping up breakfast, late-night snacks, or enjoying your favorite brew.
☕ Start or end your day on the private front porch, complete with two seats and a small table — ideal for morning coffee, quiet conversations, or simply enjoying the neighborhood vibe.
🛋️ Unwind in the cozy living room with a comfy couch and chair, perfect for movie nights or downtime after exploring the city.
🛏️ The primary bedroom features a full-size memory foam bed for restful sleep, while the second room offers another full-size bed for added flexibility.
🛁 The bathroom is newly updated with a tub/shower combo and stylish finishes, giving your stay a spa-like touch.
🧺 A washer and dryer are included for your convenience — great for longer stays or keeping things fresh throughout your visit.

🤫 Noise:
Please keep noise to a minimum when outside. We use decibel readers (they don’t record conversations) to monitor levels.
🔇 Quiet hours: 10 PM – 8 AM
💸 Excessive noise may result in a $500 fine due to past neighbor complaints.
🚭 Smoking:
No smoking inside the house — $500 fine for violation
Smoking outside is allowed
🚫 Strictly Prohibited :
Underage drinking or drug use
Parties or large gatherings
Unauthorized guests
🎉 No mini waste:
Avoid confetti, glitter, water beads, balloons, or tiny plastic/glass/metal pieces.
👫We respect my neighbors to the fullest and will not tolerate any gatherings, parties, or unauthorized guests. If you violate any of my house rules or those of the OTA community, you will be required to vacate the property immediately, and no refund will be issued for any unused nights.
🐾 Pets:
Max 2 dogs: $125 flat fee
Requests for 3rd or 4th dogs are subject to approval and an additional $100
❗Pets must be disclosed and approved in writing before your stay. Undisclosed pets will result in a $150 fee and may lead to cancellation without refund.
NO cats allowed!

For your safety and the security of the property, please lock all doors when leaving the home, even for short outings.
🌡 Thermostat Settings
Before checking out, please set the thermostat to a normal range:
70–75°F for A/C in warmer months
67–69°F for heat in colder months

The wooden stairs to the basement can be slippery—please use the handrail at all times for your safety.
📺 TVs & Electronics & Furniture
Please use the provided remotes and do not adjust wiring or unplug devices. If you need help with the setup, we’re happy to assist. Please do not move/shift or adjust furniture in the rooms.
👟 Shoes off inside:
Please remove shoes indoors to help keep the home clean — the asphalt driveway can track in dirt. We appreciate your understanding!
