Your outdoor space is the ultimate relaxation and entertainment hub, featuring a heated pool surrounded by lush greenery and ample seating. Enjoy the shade in the cozy cabana, perfect for lounging with a good book or an afternoon nap. The spacious covered outdoor dining area includes a large table with bright, comfortable chairs, a ceiling fan to keep you cool, and a TV for your favorite shows or sports. The built-in grill is ready for your BBQ nights. This backyard oasis is perfect for daytime swims and evening gatherings under the stars.

**ABOUT OUR HEATED POOL**
Our pool can be heated year round, however depending on the outside temperatures during your stay, it could be more difficult to heat during January and February's coldest temperatures. Thank you for understanding.

While the pool won’t reach hot-tub temperatures, the pool is consistently maintained at 86º degrees November to April/May and retains heat well during the summer months. Our pool team comes to take care of the home on Thursday or Friday.
On the coldest days of the year our pool may not reach set temperature due to the extreme cold. Most heat pumps do not function as well when outside temperature is less than 55 degrees.

We’re happy to provide this added comfort at NO extra charge, so you can focus on enjoying your stay.

1. Pool temperatures will vary slightly based on weather conditions.
2. Heating is available upon request. Please notify us at least 24 hours in advance.

RULES
For cancellations, please note that the 3.5% credit card processing fee on any amount paid is non-refundable.

We charge a minimum of $150 for an unapproved late checkout.

Smoking is strictly prohibited inside our property. You can smoke outside the property but we will just ask to make sure the smoke doesn't go inside and dispose of cigarette butts properly. Violation of our non-smoking policy will result in a minimum fee of $500.

NO PETS allowed in this property.

Quiet hours are from 10 PM to 7 AM to help keep the neighborhood peaceful. You’re welcome to enjoy the outdoor areas during this time - we just ask that conversations stay at a lower volume so everyone can relax and enjoy their evening. Outdoor music and amplified speakers must remain at a respectful neighborhood volume at all times.

Note: There is a $500 fine for any noise violations / unapproved events.
