The Space:

Welcome to a top-floor villa within the renowned Xpu-Ha Beach Residential Resort, set on one of Mexico's most beautiful and tranquil coastlines. As part of the only residential resort with its own private Xelmar Beach Club, you'll enjoy a pristine beach, premium services, and breathtaking Caribbean views.



This property consists of two separate villas that share the main entrance gate. Once inside the property, each villa has its own completely private and independent entrance, ensuring privacy for all guests.



This listing is for Villa 2, located on the upper level. Villa 2 features a private rooftop terrace with a jacuzzi, outdoor seating, and beautiful tropical surroundings.



This layout allows each villa to enjoy its own private living space while sharing only the property's main entrance.

Good to know: a Chedraui supermarket is about 5 minutes away and a Circle K is right outside. The resort is an ongoing development, so workers may be present during the day; the complex has a gated entrance and private security. A car is required to reach amenities and attractions.



Guest Access:

We handle Self-Check-In. This means that we give you an access code so that you can enter the accommodation at the time you want (within the established schedules), in order to facilitate your check-in and to avoid waiting, since we do not have permanent staff working in the accommodation. However, we will be available for anything you may need during your stay.

Other Things to Note:

Before your arrival, we will request a photo of the ID of each guest who will be staying, as well as a signed copy of the condo rules. This helps us ensure a harmonious environment with the neighbors and comply with the building's regulations.



The condominium undergoes periodic fumigation as a preventive measure. However, due to the city's humid climate and the local vegetation, small insects such as ants may occasionally appear. To help prevent this, we highly recommend not leaving open food outside the refrigerator.



Your reservation includes a cleaning before your arrival and another after your departure. We also provide basic welcome amenities, such as toilet paper, shampoo, soap, and other essentials. If you would like additional cleaning or a replenishment of amenities during your stay, we can gladly assist you for an extra charge.



To ensure the air conditioning functions properly, we kindly ask you to keep doors and windows closed while it is turned on and to avoid setting the temperature below 21°C (70°F), as this could cause the unit to malfunction during your stay.
