The villa was very well equipped with comfortable beds, air conditioning that worked and a lovely pool. Location was good for getting to Florence (by train from Pescia) Pisa, Lucca and the coast. Franco was a great host who responded quickly to queries and organised flowers and a restaurant booking at a superb restaurant for my wife’s birthday.

Amazing stay with friends. The gardens and pool area are so beautiful. Francisco was a great host and gave us some recommendations. Furnished nicely with everything you need. We want to go back next year!

Beautiful and Relaxing

Our stay at the villa was absolutely fantastic! We throughly enjoyed the pool and it was an excellent location!! Very easy to make day trips!Franco was an excellent host! And definitely try the bakery right down the road!! We definitely hope to make it back again!!

The weather didn’t permit much time in the pool (it was somewhat chilly) but when we did use the pool, it was fabulous. The house was very comfortable and basic amenities were provided. The property manager, Franco, was wonderful. He responded immediately to calls or emails and recommendations were terrific.

This outstanding villa and its host were excellent and made for the perfect holiday, for myself and my husband. The space, decor, facilities, comfort and cleanliness were faultless. Beautiful outside spaces too with an excellent pool, (could actually swim lengths), huge garden covered terraces and breathtaking views. Franco was so welcoming, friendly and professional. He repeatedly went above and beyond any expectations we had, in helping us book activities and providing guidance and information about the best of what the area has to offer. Be aware that you will need a car to get around and make sure to bring plenty of bug repellant though! Couldn’t recommend highly enough and are hoping to return with our adult children and their spouses next year.

Family holiday

The villa exceeded our expectations, it was in about 2 acres of private grounds with a well maintained pool and garden area. It was well positioned for accessing train services to Pisa and Florence and only a five minute or so drive to the local supermarkets. Francesco is very friendky and attentive, proud of his villa and looks after it, the pool and gardens very well, any problems that were pointed out to him were dealt with as soon as possible. We would like to highlight though,whether the fault of home away or the owner though the property is listed as and does sleep eight, however any guests over 6 are charged as additional guests and and bed linen and towels are provided at a cash cost.gas water and electricity are also charged cash cost per week after the first week. We would definitely recommend the villa as we had a holiday to remember there.

Lovely house and garden

We stayed in the house for 10 days in October. The house and garden are really nice, the pictures do them justice. We really enjoyed our stay and Francesco was really friendly. Yet we feel, that some information is not correct. The pool could not be heated, and therefore not be used which was very disappointing, because we we really looking forward to a swim in the mornings. We also think, it should been mentioned, that Francesco and his family live in an apartment in the same house. and with two small toddlers it gets a little loud very early in the morning. The garden is enormous and for us, with a dog that enjoys a good run about it was absolutely ideal. In summer it will be an absolute delight.

sorry for the pool. However, no 'out of a thermal pool and if there are 0 degrees can not bring water to the desired temperature (and I had warned you). In fact, the pool, usually in the period of October and 'closed but I had promised to let her open also for your dates trusting in the mercy of time. Unfortunately it was really cold. the poll manages to increase a few degrees but can not lead to temperatore water when it 's too cold. However, despite this unexpected and a week of rain, I note with pleasure in your positive reviewu ... it means hc andthe else was great ;-) good day and thank you for choosing Eden house. Francesco

Superb Villa, beautiful garden, ideal location

We (2 adults, 2 teens, 2 children) have passed two wonderful weeks in this house. The house is just superb, clean and well equipped. The "garden" (it is huuuuuuuuge!) and the pool were absolutely fantastic. Even tough, there is a "transition road" (which is great as it guarantees you fast connections) close by, you can hear absolute no noise from the street. The only "noise" you hear are the crickets (= Grillen, and sometimes dogs barking ;-) ). The location of the house is also perfect as there are lots of places of interest close by (Collodi with its famous Pinocchio Parc and the stunning garden of Villa Garzoni, Montecatini Terme with its Funicular, Lucca (simply BEAUTIFUL) and of course some bigger cities such as Pisa, Viareggio and Florence.) Conclusion: you are in the middle of nowhere, but in the heart of everything. Last but definitively not least, we would really like to thank Claudia and Francesco for their warm, friendly, caring but also discrete support und help during our stay. We highly appreciated you being close by and (if desired) here for us. THANK YOU. We definitively hope to come back one day and highly recommend this beautiful place!

The house is a real gem, offering the perfect combination of traditional Tuscan charm and modern comfort.The House & Amenities:The house is exceptionally well-maintained and furnished with great attention to detail. You can tell immediately that everything has been thought of. The kitchen is top-notch – a dream for anyone who loves to cook. The bedrooms are very cozy, and we slept wonderfully. Everything was spotless and in pristine condition. The layout is ideal, ensuring that even as a group or family, you never feel crowded.The Pool Area & Garden:The outdoor area is undoubtedly the highlight of the property. The pool is not only beautifully landscaped but also perfectly maintained, inviting a refreshing dip at any time of day. We spent many relaxing hours there, enjoying the peace and quiet and taking in the stunning views of the surrounding area. The sun loungers and the shaded spots in the garden were perfect for simply switching off, reading a book, or ending the day with a glass of local wine.Conclusion:We can recommend this holiday home without reservation. It is the perfect place to leave the daily grind behind and fully enjoy the Italian way of life. A huge thank you to the hosts, who made our entire stay so smooth and pleasant.

The house is just perfect and the host Franco excelled in every way We asked for a chef to cook in the house and this was one of our best nights which Franco arranged for us. Franco also gave us top tips for every part of our holiday We were a family of 4 with a 12 week old baby Staying in a beautiful home with a lovely pool and plenty of idyllic areas to sit and lounge around was exactly what we wanted Would definitely recommend and return to this wonderful home Air conditioning great too

Abbiamo trascorso un soggiorno meraviglioso nella splendida proprietà di Francesco (le foto non mentono e la pulizia è impeccabile). È stato un ospite molto accogliente e disponibile. We hebben een geweldige vakantie gehad in dit mooie vakantiehuis. Heel netjes, alles aanwezig, ook handdoeken, opgemaakte bedden,… leuk zwembad, omheinde en grote tuin voor de hond. Zeer vriendelijke eigenaar die graag helpt bij vragen of tips omtrent wat te doen in de omgeving. Mooie wandelingen gemaakt met mooie uitzichten. We waren er in april en hadden mooi weer. Het zwembadwater was nog wel fris. Lucca is een mooie stad vlakbij om te bezoeken. Ook een dagje zee aan Spiaggia della Lecciona met een mooie wandeling aan het Lago di Massaciuccoli. Glutenvrij en lactosevrij bakkertje in Lucca is een aanrader (Glee gluten lactose free lab) en Marameo aanrader als restaurant. Pisa is op 40 minuten rijden. Branzo in Pisa is een heel lekker visrestaurant.

Das Objekt ist an sich sehr schön, jedoch sollte ein deutlicher Hinweis enthalten sein, dass der Vermieter mit im Haus (Souterrain) wohnt. Das hat uns nicht wirklich gestört, aber unserer Meinung nach gehört es mit in die Hausbeschreibung. Der Vermieter kümmert sich schnellstmöglich um alle Belange und ist sehr hilfsbereit.

5 Familienmitglieder mit unserer Hündin Lu durften einen wunderschönen Urlaub in Capannori verbringen! Der Vermieter begrüßte uns sehr herzlich. Danach zeigte er uns die im toscanischen Stil erbaute Villa. TRÄUME werden wahr! Viel Platz, elegant und geschmackvoll eingerichtet! Jedes Zimmer besitzt seinen eigenen Flair. Draussen konnten wir den beheizten und beleuchteten Pool für uns alleine beanspruchen! Aussendem ist die Villa von einem riesigen eingezäunten Land mit Olivenbäume umgeben. Zum Fußball spielen super geeignet! Unser Hund hat viel viel Auslauf genossen. Viel Natur und eine wunderschöne Umgebung, tolle Olivenhaine! Unser Vermieter beschenkte uns mit seinen eigenen Eiern, Wein, Olivenöl! Der unsichtbare Engel war immer da, falls es Probleme geben sollte. Notwendig ist ein eigenes Auto für die Einkäufe, sowie Rastaurantbesuche oder Städtetouren zu haben. Im Umkreis von ca. 1, 5Std. Fahrzeit kann man Florenz, Pisa oder Strände erreichen. Wir haben diese Ferien sehr genossen! Vielen herzlichen Dank! 👍 Diese Traumvilla kann man bedenkenlos weiterempfehlen.

Schöner und ruhiger Urlaub in der Toskana

Das Ferienhaus ist sehr liebevoll eingerichtet, es fehlte an nichts. Höchstens eine Waschmaschine ist manchmal praktisch, aber dafür bietet der Vermieter einen Wäsche-Service an. Der Vermieter Francesco lebt mit Familie nebenan und steht bei Fragen rund um den Urlaub in der Toskana zur Verfügung und hilft wo er kann! Strand und Pisa sind in ca. 30-40 min. mit Auto zu erreichen. Das Haus liegt schön abgelegen und ruhig. Der Pool ist schön groß und super um ein paar Bahnen zu schwimmen. Toller Urlaub, danke an Francesco!

Veramente un eden

Ci siamo trovati benissimo. Avevo la mamma in carrozzina ma nonostante il bagno sia un po' piccolo non ho avuto problemi. L'unico neo mancano le zanzariere che purtroppo in campagna sono necessarie causa numerosi insetti. Piscina top!!! Posizione ottima!!!

Séjour très agréable dans un magnifique cadre

Le propriétaire nous a accueilli avec beaucoup de gentillesse et bienveillance. Il a été très prévenant et s'est occupé d'assurer la maintenance de la piscine durant tout notre séjour. La maison est telle que décrite à part que les propriétaires logent dans l'appartement en dessous, mais cela ne nous a absolument pas dérangé. Ils sont discrets et on ne les entend pas. La maison est très bien placée à 20 minutes de Lucca, idéalement situé entre Pise et Florence. Pour découvrir la Toscane, c'était top! La piscine et le jardin sont magnifiques, le lieu est propice à la détente. Un super séjour que nous avons beaucoup apprécié.

Eden House is a newly built villa made ​​in rustic Tuscan style , but equipped with every comfort. Everything is done with care and without saving . The garden park surrounding the villa is 10,000 square meters and is always maintained perfectly . There are aromatic herbs , spices , fruit trees and lots of flowers and trees ... in my humble opinion a little paradise within walking distance from Lucca . The setting is very nice and quiet . Also my son is always at your disposal for any information , requests or problems
