La Rustica is an old farmhouse originally built in stone in 1695 and situated on the outskirts of Arezzo which can be easily reached by public transport giving the guests the double advantage of country living and an urban environment. It is a villa rich of history equipped with every comfort including free Wi-Fi for a wonderful vacation. This is the perfect starting point to visit precious areas of rich of historic and cultural aspects such as the Etruscan city of Arezzo, Firenze, Siena, San Gimignano, Montepulciano, Volterra, Sansepolcro, Pienza, Cortona, Anghiari and many others.

The furniture of the house is simple and basic but surely comfortable.

The entire villa, the pool, secure parking, garden and 10.000 mq2 of fenced field surrounding the house will be absolutely for your private use.

OUTDOOR: In front of the house is a large garden with outdoor furniture, sofas, two barbecues (one covered in case of rain), a table-tennis, a swinging chair, one dining table in the porch and one in the garden. A large 7 x 13mt external swimming pool ( minimum depth 1,20 mt. / maximum depth 1,20 mt.). Close by but with its own entrance and garden is a small house used sometimes by the owner.

GROUND FLOOR: A rustic kitchen leading to a porch equipped for outdoor dining, pantry and wood stove, laundry room, bathroom with shower and bath, dining room, large sitting room with fireplace, armchairs, flat TV with satellite channels, a hi-fi stereo, and a piano.

FIRST FLOOR: Connecting sitting room with fireplace, double bedroom with independent bathroom with bath and shower and large newly refurbished terrace, another double bedroom with bathroom with shower and a visible gallery converted as penthouse/loft with twin bedroom.

LAST FLOOR: A double bedroom with a double bed, single bed and a sofa-bed and independent bathroom with shower.

Every bedroom is equipped with the independent air-conditioning system.

FREE INTERNET Wi-Fi is available in every room of the house including the bedrooms outside patio and garden

NOTE: the pool will remain closed between 30 of September and the 15 of May. The pool is managed by an external technician, no input needed from the clients.

The below charges are not included in the rental fee:
- heating, if applicable, for instance in winter (3€ per meter cube)

The house was exactly as described with masses of space for 7 of us. The pool was wonderful, and the air conditioning very welcome in the August heat! The location was great, close to Arezzo but very private.Thanks for having us

We stayed as a family of 10 and had a great time. The accommodation is definitely rustic and traditional. It won’t suit everyone but if you’re looking to get back to basics look no further! For us as an Australian family it could have cleaner and we ended up doing cleaning ourselves to make it more comfortable. The bed linen and towels are also ready for a refresh. The host was great and provided a good summary of the local area and sights. Arezzo is a lovely day out.

Charming Accommodation

Our host Maurizio, added quite a few extra layers of enjoyment to our stay. A brilliant host who went above and beyond to make our holiday truely memorable! We have invited him to come stay with us when he visits Australia. As for the farm house it’s self, an amazing experience to live like a true Italian. If you want to experience country life, I recommend La Rustica! Thank you Maurizio and Simonetta. ❤️

June/July 2025

There was 7 of us that stayed here at the end of June into July for 10 nights. This is better than the pictures show, the location was fantastic (you will ideally need a car to see Tuscany if not Arezzo train station has good links and is about 15 minute taxi journey away). The pool was a god send and better than we expected and is a really good size. The table tennis in the late afternoon shade provided good entertainment and house was fully equipped. Maurizio the host is an absolute gent, and was so helpful in helping us settle in and giving some great advice on places to go and places to eat. Would 100% recommend

Quaint Villa

La Rustica is a large, quaint. comfortable villa, wirh a large fenced garden and an above ground pool ( not heated). It has many large rooms with antique decoration. Very characterfull.Comfortable beds with A/C in bed rooms. Lovely covered outdoor seating area where we spent most of our time. But the highlight was Maurizio!! What a gentleman. He made our holiday special and unforgetable. Thank you Maurizio

Little slice of heaven

This property is located approx 5km from the beautiful town of Arezzo. There is a bus every hour, daily, from Tregozanno, where the property is actually located, to Arezzo. It is very rustic and in a beautiful setting. So relaxing. And, because it’s not right in town, the best of both worlds. There are no restaurants in Tregozanno but there is a great butcher and deli/mini market. There is also a pharmacy and bar! Maurizio, the owner lives next door and is the loveliest, most helpful human being you could ever wish to meet. We had a lovely time and highly recommend this property.

Wonderful

We came to Tregozzano from Lucca for the second week of our stay as we wanted to see more of Tuscany. Flatter than the hills in the north but just as lovely. We had a fantastic welcome from Maurizio who helped us find local wine, farm shop, butcher, and groceries etc. The house is very old and we loved it, especially as this is were he raised his family. We used the ground and first floors as there were just two of us. The pool is huge. We played table tennis every day and enjoyed sitting on the terrace. From Arezzo we branched out to Cortona, Lake Tresimino and Perugia and fell in love not only with the medieval towns but the countryside of Tuscany and Umbria. Many thanks to the family (Stephano and Lorenzo who we met) for sharing the villa with us. Dan & Susan

There is sometimes a fine line between rustic and dilapidated, but this property is definitely the latter. It is tired and dated, there is exposed wiring, the cot was broken, the fridge leaks water, the bathrooms are frankly grim and the aircon barely copes at maintaining 22 deg C. The house was the family home of the man who lives in a small part of the house. He can enter your part of the house whenever he wishes, and does so frequently and unannounced. It was his home, and feels like he has been relegated to the granny annexe but still misses his house. It could be a great property. It wouldn’t need much in the way of investment.The pool is lovely and large. It is an above ground pool (note the careful photography on the site that does not make this obvious). It is shallow, but apart from that provided lots of entertainment.The location is great and Arezzo is a lovely town and you are within an hour of Sienna, Florence and a bit further to many other famous destinations.

Hi Rob, thanks for your review. Yes, the property may needs some additional maintenance...on the other hand this is also part of the reason why it's much cheaper than any other similar properties around. To get back to each point of your feedback : 1) yes, sometimes the owner was checking the swimming pool, to make sure it had the proper amount of chlorine etc, since this is daily task to be performed (normally our handyman would do it, in the early hours of the mornings, in order to not disturb the guests) But he never entered the house, not once. Saying that he can access part of the house, frequently and unannounced, is misleading. He would only pass by the outdoor garden, to get to the swimming pool, that's it. Anyway, we told him he can't do it again. 2) we are fixing the exposed wiring 3) we actually provided two cots, did you not use the second one? 4) there are also two fridges in the house, did you use the second one? Anyway, we removed the one that was leaking 5) the A/C works fine and it's quite powerful, I can personally confirm it since I used it this summer, at the end of July 6) the adv clearly mention that the swimming pool is 1.20meters high. I will now add that the swimming pool is above ground. Fyi, Italian laws require rented swimming pool cannot to deeper than 1.20meters. A rented swimming pool deeper than 1.20meters require a lifeguard constantly present at the property. Best, Stefano

Le foto di tutto l’immobile sono davvero datate e di confortevole non c’è davvero nulla.Il proprietario vive praticamente attaccato alla villa e non nelle vicinanze, di conseguenza spesso viene a fare visita all’interno della proprietà senza preavviso.Molto grande il giardino,ma inutilizzabile in quanto non curato.La piscina non è interrata e dalle foto inganna la prospettiva, kmq grande e bella.Intonaco che si stacca nella maggior parte delle pareti e quando piove ci sono infiltrazioni di acqua da porte e finestre.All’interno l’arredamento è molto vecchio e purtroppo molto sporco e pieno di ragnatele e ragni.Bagni impraticabili, purtroppo ci siamo dovuti munire di candeggina per lavarli, inoltre Abbiamo trovato un intero set di unghie tagliate sul pavimento.Stoviglie?! Sì…sporche in lavastoviglie.Dopo aver fatto presente al proprietario della “non pulizia” ha provveduto con una bottiglia di prosecco. Serviva solo che qualcuno venisse a pulire.Non è di sicuro una casa che è stata pulita da un’agenzia di pulizie ma piuttosto un fai da te.Peccato perché la vacanza dovrebbe essere un momento rilassante e riposante.Posizione a 10 minuti da Arezzo che è una bella città.La casa ha un buon potenziale ma andrebbe gestita in maniera migliore.Avrebbe sicuramente necessità di una buona manutenzione.

Salve Luca, grazie per il feedback, che prendiamo sempre in considerazione come punto di riflessione. Per rispondere ai vari punti : 1) Il proprietario non fa visita all'interno della proprieta', ma ogni tanto deve andare a controllare il lvello di cloro della piscina, passando dal giardino esterno. Normalmente il cloro e' controllato da un tecnico, la mattina presto, per non disturbare gli ospiti. Il proprietario non accede mai all'interno della proprieta', dire il contrario e' ingannevole. Inoltre, il proprietario era fuori citta' per (praticamente) tutto il vostro soggiorno. Comunque e' una cosa non fara' piu, senza prima avvisare gli ospiti. 2) si, la piscina e' fuori terra e non solo esterna, aggiungero' questo dettaglio alla descrizione. 3) l'acqua e' entrata in un'occasione. da una sola porta (forse chiusa male), durante una forte tormenta, Da come hai scritto, sembra che alla prima goccia di pioggia, si allaghi la casa. 4) l'arrendamento e' rustico, non vecchio, Molti degli mobili presenti sono pezzi di antiquariato. 5) stiamo comprando una nuova lavastoviglie, per risolvere il problema. Mi spiace che non abbia funzionato durante il vostro soggiorno. 6) la casa e' sempre pulita da una agenzia specializzata. Purtroppo, il giorno del vostro arrivo era festa in Italia e tale agenzia non lavorava. Abbiamo quindi dovuto usare altre persone, evidentemente meno brave. Mi spiace che le pulizie non siano stati sufficienti, ma non e' vero che vi sia stato offeto solo una bottiglia di prosecco : vi abbiamo offerto un nuovo giro di pulizie (gratis, ovviamente), e avete rifiutato. Detto questo, speriamo che abbiate comunque gradito il soggiorno, nella proprieta' e in Toscana. Da parte nostra stiamo apportando delle migliorie, alla luce del vostro feedback. Un saluto, Stefano

Heerlijke plek!

De fijne buitenruimte van het huis, de tuin en het zwembad maakten het een heerlijke plek om te verblijven. Binnen is het huis en de inrichting verouderd, maar heel schoon en in principe is alles er om een fijne tijd te hebben. Maurizio is een hele betrokken en enthousiaste gastheer en doet alles om je je thuis te laten voelen

Sehr freundlicher und zuvorkommender Besitzer, den man immer konsultieren könnte, da dieser auch direkt neben dem Grundstück wohnt, aber nicht stört, im Gegenteil, er war immer sehr hilfsbereit. Der Pool war super sauber und groß und wirklich ein Traum. Unter uns war ein Milbenallergiker und dieser hatte keinerlei Probleme. Wie die Beschreibung schon sagt ist es ein altes Bauernhaus und dementsprechend schon etwas in die Jahre gekommen. Trotzdem war der Wasserdruck in den duschen fantastisch. Der Herd und Ofen waren modern und die Küche war beim Eintreffen in dem Haus geputzt und wirklich sauber. Das WLAN hat auch super funktioniert. Landschaftlich ist die Umgebung wunderschön, die Bushaltestelle ist 2min entfernt, genauso wie ein kleiner Laden und ein Metzger. Es gibt genug Sitzgelegenheiten für eine grosse Anzahl an Leuten.

Charmantes Landhaus

Wir wurden vom Besitzer des Anwesens sehr herzlich begrüßt und eingewiesen. Das Haus ist mit vielen antiken Möbeln sehr passend eingerichtet und hat unseren Familien (6 Erwachsene 1Kind) ausreichend Platz geboten. Auch der große Garten mit Pool hat uns viel Bewegungsfreiheit geboten und wir haben die Nähe zur schönen Stadt Arezzo genossen. Das Haus ist gut ausgestattet, hat Klimaanlage in den Schlafzimmern, könnte allerdings eine Renovierung gebrauchen.

Huset er rummeligt og huser uden problem 8 personer med sine 4 badeværelser. Det ligger centralt for alle de interessante middelalderbyer. Der en kæmpegrund til huset og en dejlig pool, som vi benyttede og nød hver dag, da temperaturen rundede de 40 grader mens vi var der. Værten er fantastisk hjælpsom og venlig. Ved ankomsten fortalte han om alt hvad der var værd at se i omegnen, introducerede os til den nærliggende landsby samt anbefalede gode lokale restauranter. Stor tak til Mauritzio. Skal man nævne noget negativt, må det være de mange sultne myg, så husk myggespray. Men ellers kan det nærliggende farmacia hjælpe.

Wirklich schön aber mit Verbesserungsmöglichkeiten

Wir sind mit 6 Personen, mit Motorrädern angereist, und waren vom ersten Eindruck sehr begeistert. Die Begrüßung durch den Vermieter war sehr freundlich, wir wurden mit Getränken und Informationen empfangen. Die Lage der Villa in der Nähe von Arezzo ist wirklich gut. Relativ ruhig gelegen, man hört von der Straße so gut wie nichts. Der Pool mit 12 x 6 m ist sehr schön. Das Wasser ist im Juni schon tatsächlich 29 Grad warm. Allerdings könnte man drumherum noch einiges verbessern. Die die Villa ist wirklich schön, das Inventar allerdings schon ziemlich in die Jahre gekommen. Bemängelt wurden von uns die küchenmöbel . Der Vermieter sagte uns er würde diese erneuern. Das Dachgeschoss Zimmer sollten nur ganz kleine Leute benutzen, die Deckenhöhe ist doch sehr niedrig. Das Badezimmer ist im Erdgeschoss. dieses ist etwas unkomfortabel. Die andere schlafmöglichkeit er ist ohne Tür, bzw mit einer Galerie zum treppenhaus. Ein Zimmer ist wirklich schön mit einer Terrasse. Die Bilder auf der Homepage schönen einiges. Aber alles in allem haben wir uns dort sehr wohl gefühlt. Allerdings sind wir Biker und nicht so sehr pingelig. Die Villa insgesamt, Pool, Lage ist wirklich okay Punkt man kann dort eine schöne Zeit verbringen. Allerdings sollte wirklich in Zukunft etwas investiert werden.

Great Host!

Ideal if you're looking for a relaxing, secluded holiday. The property has a very nice pool with a huge garden / outdoor area. There's lots of sun chairs and patio furniture to sit all together or find a quiet spot. The outdoor BBQ is ideal and there's furniture to eat outdoors as well as simply relax. The garden is secluded and you can't see / hear beyond the property trees so it feels very private and secluded. The house itself is not modern so not recommended if you want all the latest appliances or something very upscale. It is basic. But on the up side, there's plenty of space and very clean. The WIFI does also work very good and the bedrooms have air conditioning. The owner is wonderful! He went out of his way to make sure we had a great time. He gave us a tour of the neighborhood and introduced us to all the local sights we wanted to see. He even gave us some of his home cooked food and wine! He was the most amazing host we've ever had!!! The house is about 10 minutes from downtown Arezzo and a main shopping area. There's also plenty of restaurants away from the city in quiet areas so you have options to choose from. Besides a breakfast bar, there's not too much within walking distance so a car is needed.

The Other Side of Toscano

We found Villa Rústica charming & well equipped. It was a great base for our time in Tuscany - and a quiet retreat to return to after the tourist crush of Firenze. Arezzo was a complete surprise, the perfect size for exploring with excellent shopping and food options. The owners were accommodating and gracious. We fell in love with Italy all over again.

Authentic Tuscan experience !!!!

Just finished spending 7 days at La Rustica in Nov 2018 . The 2500 words allowed for this review are not enough to convey the family memories we have created here that will last a lifetime. We had 7 family members staying at the facility and there was more than enough room all for us. The facility is wonderful and we felt as if we were living as Italians for the week. The purpose of our trip was to spend the American Thanksgiving holiday in Italy this year as our son was studying here for the semester. The hosts of La Rustica were beyond gracious in making our Thanksgiving dreams in Italy come true. It exceeded our expectations by far!!!! We hired a chef for Thanksgiving as mentioned on the website that was worth every euro. We were provided with a true Italian meal with only the best of local ingredients. Again a memory that will last a lifetime for our family. Centrally located, Old Town Arezzo is charming, many other local towns are easy to drive to and experience. A wine / food lovers paradise. We went in the winter so we did not have access to the pool and other outdoor facilities so I can only imagine how enjoyable those would be. We are already looking forward to going back in the spring or summer to visit. If you are looking for a true Tuscan experience this is the place for you, do not hesitate to book it now!!!! charmant mais tres rustique

Accueil formidable et attentionné de Maurizio et de Simona,la propriété est grande et agréable. Nous avons été assez surpris par le confort de la maison qui est très rustique comme l'indique son nom. Deux des salles de bain sont minuscules la cuisine pas très commode et des marches partout. Cependant nous avons été ravis d'avoir la clim dans les chambres. Le rapport qualité /prix des installation laisse à desirer
