It's all about the location! Situated only 3 houses from the ever-popular 35th Street sand and boardwalk, this simply outfitted downstairs unit provides a spacious floor plan that is perfect for family getaways any time of the year. Here's what you'll find:

LIVING/DINING AREA:
- Leather sofa/love seat set
- Streaming cable TV
- Sliding glass door opens to front patio
- Dining table w/ seating for 6

KITCHEN:
- Fully stocked w/ dishes, utensils, cookware, bakeware
- All major appliances; small appliances
- Guests must provide their own food, drinks (including coffee), spices, condiments, and paper goods (napkins, plastic wrap, etc.)

BEDROOMS:
- Bedroom #1: Queen bed
- Bedroom #2: Queen bed
- Bedroom #3: King bed; Streaming cable TV; en-suite bathroom

BATHROOMS:
- Hallway Bathroom: tub/shower combo; access door to side walkway
- en-suite Bathroom: step-in shower

EXTRA SLEEPING ARRANGEMENTS:
2 twin trifold floor mats w/ extra linens and pillows (best used for children) are provided; rollaway twin beds can be rented, in lieu of floor mats, if desired. Make arrangements in advance to ensure availability and delivery in time for your arrival.

LINENS:
All bed, bath, kitchen, and beach linens for the maximum number of guests are provided as part of the cleaning and linen fee and are neatly prepared for your arrival.

OUTDOOR LIVING:
Front patio: dining table for 6; market umbrella; propane gas BBQ grill; ocean view

LAUNDRY:
Shared coin-operated laundry facilities located in laundry room along the side walkway. Bring your own laundry supplies and quarters.

PARKING:
1 small single space in shared carport; compact to midsize vehicle only. Carport dimensions, 77" H x 95.5" W. Neighborhood street parking (metered and non-metered) can also be utilized.

LOCATION:
Best of all is the close proximity to the popular 35th Street beach - known for its great surf and inviting shoreline. There is something for everyone at this longtime local favorite! And every convenience is within easy walking distance: eateries, coffee shops, grocery store, shopping, nightlife, the iconic Newport Pier, the posh Lido Marina Village, and so many destinations in between! The beachfront boardwalk, which stretches 6-miles along the peninsula, is the best way to explore the town on foot or on beach cruiser. Guests can park their cars and not use them again until departure day!

RECREATIONAL GEAR:
Additional beach gear or recreational equipment is available for rent from the management at very reasonable rates for our guests: large ice chests, wagons, Pack n Play portable cribs, portable high chairs, twin rollaway beds, and much more! Contact us for more information.

CITY TAX:
A 10% Transient Occupancy Tax (TOT) is included in all booking totals, (for reservations of 30 nights or fewer) as mandated by the City of Newport Beach.

SECURITY EQUIPMENT:
This property may use surveillance cameras and/or recording devices in outdoor spaces, and/or entrances to the property, as well as noise monitoring equipment such as decibel readers, to protect the property, guests, and ensuring compliance with local ordinances.
