The palace was built more than 400 years ago in the quaint district of Spaccanapoli. The neighborhood itself looks like a small and characteristic historic center in the center of Naples. The ambiance is very livley, with lovely markets, typical shops of artisans, cultural associations, special bars and good restaurants. Well connected to all major monuments of bus and subway.
Via San Gregorio Armeno is thus an important point for artistic life, tourist attraction and Christmas in Naples.
The apartments are located in a charming palace in the historic Neapolitan city: Palazzo Mormando in Via San Gregorio Armeno, in the spaccanapoli district.

The apartment in the historical district of Napoli was a perfect three night stay for the four of us. It is central to all of the restaurants, train station, and anything else you might need. Spent a day at Pompeii, very easy to get to from here. I would recommend this apartment to anyone looking for a place to stay in the district of Naples. The host was very communicative and helpful.

The apartment is in an excellent location on the main pedestrian street in the Centro Historico neighborhood. The street with nativity scenes is immediately downstairs of the apartment. Just up the street are famous pizza restaurants. Communication with Emanuela was excellent, she responded quickly to each question. The apartment is on the 4th floor and the lift costs 10 cents Euro so you need to get coins. The apartment is spacious and there is AC in every room. Thank you for a great stay.

A Great Home Base for Experiencing Naples!We really enjoyed our stay in the heart of Naples’ historic district! The neighborhood is lively and full of character, with restaurants, bars, and shopping just steps away. The train station is within reasonable walking distance, and the port is relatively easy cab ride for ferry excursions.The apartment was clean, cozy, and equipped with modern amenities. The air conditioning worked well overall. Our host, Emanuela, provided clear instructions for accessing the apartment and was readily available to answer questions.A few things to know before booking: The apartment is in a pedestrian-only area, so you’ll need to walk a few blocks with your luggage. There is a very small elevator to the fourth floor, but it requires a 10-cent coin for each ride, so keep change handy! There are also several additional steps to reach the apartment entrance. The air conditioning cannot be adjusted independently in the bedrooms, and the first-floor bedroom became too cold at night.Overall, this was a fun and comfortable place to stay and a wonderful way to experience the energy and everyday life of Naples. We would recommend it to travelers who enjoy being in the middle of the action and don’t mind a little walking and a few stairs.

The apartment’s location was great. The host was very fast to respond to our requests. The place is fairly clean, but we found some dirt on the living room’s sofa. However, my main concern is that the host asked to leave 56 euros at check out for city taxes, but in the description says only 40 euros. Also we were 3 and the host charged us extra for one of us.Overall, I still recommend this place.

Dear guest, the tourist tax for apartments in Naples is €6 per night for each guest. You stayed three nights with three people, and the total cost was €54. I'm truly disappointed to have to collect a tax that isn't due to the owner but to the City of Naples. The tax increased on May 1, 2026, so when you booked, the price was still unchanged, and you then paid €6 per night. Everything I'm saying can be checked online, where you can find all the information regarding the cost and the increase. I'm sorry you expressed your concern in your review. I could have shown you the official price list when you paid. In any case, I'd like to point out for all future guests that the tourist tax is a mandatory payment that is paid to the City of Naples by accommodations that comply with the law. The owner receives no profit.

Lots of space for a large family. Some incredible views and great light. Host was friendly and provided lovely recommendations on where to eat. The elevator was much appreciated after walking all day. Would stay here again.

Great location in historic Naples, plenty of vendors in the neighborhood. Great food. We walked 20 minutes to the ferry for a day trip to Sorrento. Emanuela is a great host would definitely recommend this location

We spent 4 days at Emanuelas apartment in the busy heart of Napoli . Lots of space and great views over the town and to the Vesuv. Perfect location to relax after exhausting days in the city. Spotlessly clean. Very attentive host.

Fantastic apartment

The apartment was fantastic! There is a lift or 96 stairs - your choice. The owner was delightful and very helpful. The apartment is right in the heart of the old city and although busy, was very quiet. Close to supermarket and restaurants and cafes. We would stay there again!

Fantastic stay

We absolutely adored everything about this immersive stay in historic Napoli! Be sure to get 10c euros for the lift from a bank ahead of time if possible as I found it hard to find someone able to make change.

Cozy quiet apartment in historic Naples

We could not have found a better place to stay in the heart of historic Naples. It was quiet inside but in the heart of the hustle and bustle outside. Within walking distance to the central train station and port. The owner Emanuela was very helpful and readily answered any of our questions. Highly highly recommended.
