Kitchen/Dining Area
The kitchen and dining area are multifunctional spaces that combine comfort and convenience. The dining area features a charming fireplace with shelves on either side. One side includes a cupboard with games for guests, while the other features a smart TV for entertainment. A large dining table, which can be extended to seat up to 8 guests, is perfect for group meals, and a large window offers a lovely view of the garden.

The back garden is a lovely outdoor space with well-established trees, a grassed area, and a hard-standing section with a table and chairs. There’s also an undercover section, perfect for those who smoke or want to enjoy the outdoors, rain or shine.

For added convenience, the garden has a side gate entrance. This gate is always kept locked and secure, offering peace of mind and making the space safe for children and dogs to play.

• All waste must be bagged and disposed of in the appropriate bins before check-out.

4. Cleanliness and Odor Control
• Please ensure your dog is clean before entering the property to avoid muddy paws or excessive dirt indoors.

5. Damage Responsibility
• Guests will be held responsible for any damage caused by their dogs, including chewing, scratching, or stains on furniture, floors, or walls.
• Costs for repairs or replacement will be deducted from the security deposit.

6. Additional Cleaning Fees
• If extra cleaning is required (e.g., removal of pet hair from furniture, lingering odours, or excessive mess), an additional cleaning fee will be charged.

7. Health and Safety
• Dogs must be up-to-date on vaccinations and free of fleas, ticks, or other pests.
• Aggressive breeds or dogs with a history of behavioural issues are not permitted on the property for safety reasons.

8. Respect for Future Guests
• Ensure that any evidence of your dog’s stay, such as hair, odour, or waste, is thoroughly addressed before check-out.
• We reserve the right to refuse bookings to guests who do not comply with this policy during their stay.

9. Acknowledgment of Rules

By bringing a dog to the property, you acknowledge and agree to this policy. Non-compliance may result in additional charges, immediate termination of your booking, or both.
