Perfect house for a weekend retreat for up to two families. This two-bedroom/two-bath house has 2 bunk-beds with trundles in the living room. 107 feet of lake-front on Lake LBJ. Located at the top of Lake LBJ, approximately 100 yards from the start of the shallow area with large rocks that has no boat traffic, where you can enjoy peace of mind while kayaking and paddle boarding.

2-story dock on Lake LBJ with retractable stairs into the water. It's a great place to swim (at your own risk) or fish (with your own equipment and any required permit).

Please look at the photos of the path from the house to the lake to make sure the steep path is okay for your needs. Use at your own risk.

INDOOR LIVING: dining table, TV, DVD player, Wi-Fi; no cable tv

KITCHEN: electric oven, microwave, refrigerator, cooking basics, coffee maker, toaster, blender, knife set; please note that there is no dishwasher

GENERAL: linens & towels, complimentary toiletries, trash bags, toilet paper, & paper towels

PARKING: Unpaved driveway (2 vehicles); please park to the left (looking at the house from the street) of the front door, so that you do not damage the septic.

- NOTE: Children under 6 are NOT allowed on the upper bunk. Always use the ladder to access the upper bunk. No more than one person on the upper bunk. No horseplay on or under the bunk beds. No jumping on the beds.

- NOTE: House is on septic, please be gentle to the system. Do not flush anything other than human waste and toilet paper. Do not leave the water running. Please refrain from pouring OILS, FATS OR GREASE of any kind down the drain. Please refrain from flushing feminine products, diapers or anything other than toilet paper. Medications and harsh chemicals (outside of cleaning chemicals) should not be flushed. Please conserve how much soap/detergent and water you use. Additionally, there is no disposal system, please absolutely no food (not even coffee grounds) down the sink.

- NOTE: The lake-access area of the property has stairs and a slope. It may be difficult for guests with limited mobility.

- NOTE: Your safety matters. This property features exterior security cameras, located in the doorbell, above the shed, near the backdoor and near the lake. All cameras are facing outward. They do not look into interior spaces. The cameras are only used in between rentals, they are turned off when the property is rented.
