Our newly remodeled 1 bedroom 1 bathroom condo is an 8 minute walk to the stadium, and 6 blocks to the heart of downtown (Gay street). It has a fully stocked kitchen, king size bed, queen air mattress, open concept living room and kitchen, plus free covered parking. Enjoy your stay in the historic downtown Knoxville!

We recommend having a vehicle on hand!

Knoxville is very car-friendly. Lots of free parking downtown, and traffic is never too busy (unless it’s a game day for University of TN football)

There are scooters through the downtown area: download the apps Veo and Link

Free Trolly- free throughout the downtown and will take you to the university. The main trolly station is 3 blocks from the condo or a 5-minute walk.

We absolutely love downtown Knoxville and are excited for you to experience it for the first time or help you enjoy it like you've never enjoyed it before! Our favorite restaurants, coffee shops, bars, and venues are right outside your doorstep! Knoxville's charm is on every side of you starting in the Old City and stretching to Market Square and beyond!

- Due to the agreement with our cleaning service provider, we are not able to accommodate early check-ins or late check-outs. You may check-in as early as 4 pm and must check out by 10 am.

- For your convenience we supply you with a limited starter kit of toilet paper, soap, paper towels, trash bags, and dishwasher detergent. There are several shops you can visit nearby to purchase supplies for the duration of your stay.

**Please note: There are public paid Electric Vehicle chargers throughout downtown Knoxville, and there is not a free one available at the property. We recommend searching for close by charging stations, such as ChargePoint Charging Station located at 811 Neyland Dr, Knoxville, TN 37902.

- We charge a $200 pet fee, max of 2 pets. No aggressive breeds are allowed. Pets are not allowed on the furniture, must be potty trained, and must be kenneled when left at the property alone.

- This Condo does not come with free parking. There is a paid parking lot right across the street.

- No RV or Trailer parking.
- You may not book if you live locally without asking for permission and letting us know why you need a place in town.

- By booking with us you agree to download our app to gain access to the property.

- Guests will be expected to clean up spills and messes that they make and throw all their trash in the trash can. Also, it will be the guest's responsibility to do the dishes before they leave.

- To protect the host and guest, we must verify all guests ahead of the stay. Please be aware: As a part of the verification process, you may be asked to provide a copy of your official government-issued photo ID, confirm your contact information, and pass through our guest portal. The information is collected for screening and verification only and is not stored or used for any other purposes.

- You understand that your check-in instructions will be sent after successfully completing the guest portal.

- THERE WILL BE A $500 CHARGE FOR SMOKING, PARTYING, OR BREAKING ANY OTHER HOUSE RULES!

- Please do not bring glitter, confetti, or anything like that to any of our properties.

- Please ensure that you review the cancellation policy as it pertains to any cancellation for any COVID-19 reason. We encourage guests to purchase travel insurance because we cannot operate outside of our cancellation policy for any reason.

- You must let us know when you book if you intend to bring pets. We charge a $200 pet fee for a max of 2 pets. Also pets are not allowed on the furniture, must be potty trained, and must be kenneled when left at the property alone. You will be charged for any damages caused by your pet.

- No aggressive dog breeds allowed by the HOA.

-Please Note: The apartment is located in a building with several other units. You may hear noise from other tenants at times. Please be courteous of those around you & keep noise to a respectful level.

- A temporary hold of $2 will be placed on your credit card as part of our verification process and will be released within 7 days.

Haven Vacation Rentals, LLC’s Vacation Rental Terms and Conditions (the “Terms”) apply. Renter will receive and agrees to sign the Terms immediately after making reservation, which will include, but not be limited to, the following:
- The “Minimum Age” to rent the Property is 25 years of age.
- By booking you agree to provide a copy of a valid government-issued ID directly to us. We will request this after your reservation has been made
- The Renter is solely responsible for Renter’s actions and the actions of all family members, guests, and invitees.
- Noise audible outside the Property is prohibited between 10 p.m. and 8 a.m.
- Unless authorized by the Property Manager, the number of people present at the Property may not exceed the maximum occupancy indicated in the listing or the reservation for the Property.
- Check-in is from 4:00PM until 12:00AM and Check-out is before 10:00 AM.
- If you do not vacate by check-out time, you authorize us to charge a late departure fee of up to one night’s rental and we may remove all Occupants and their personal property from the Property.
- No smoking is permitted on the Property at any time.
- No animals or pets of any kind are permitted at the Property except (1) as specifically authorized in your reservation, or (2) bona fide service animals that we are required by law to allow.
- Renter authorizes us to bill the credit card on file for the full amount of the Rental Fee at the time of booking. Renter agrees not to make chargeback claims with its credit or debit card issuer.
- Events and commercial photography or filming are prohibited at the Property without our express written permission.
- Use of the Property for any criminal activity is prohibited.
- Neither the Property Manager nor the Owner will be liable for special, incidental, or consequential damages of any kind, including those arising from the use of any pool, hot tub, lake, or bunk bed on the property.
- Upon your arrival at the Property, you should inspect the rental unit to ensure the Property condition is to your satisfaction. If you find any conditions you need to report as unsatisfactory or damaged upon your arrival, you should report such conditions within two hours after the time you arrive at the Property. After the two-hour period expires, the Property is provided as is and we are not responsible for the inoperability or unavailability of any amenities.
- You further agree to give us a reasonable amount of time to respond to your report and to cooperate with our efforts to address the concern or provide a remedy.
- You acknowledge that you may be required to undergo a background check if mandated by the property management company or the building, as stated in accordance with your rental agreement and condition of the booking.

Nicely decorated apartment with everything we needed. Convenient location, within walking distance to market square/downtown. Hosts were pleasant and very quick to respond. The only issue was AC units were having trouble keeping the apartment cool in the summer heat.

Ideal location with parking

This condo was perfect for the UTK graduation weekend. The unit is super cute, comfortable and clean - we had a great weekend. It is in a very walkable location to UTK and downtown Knoxville - we were able to walk to the graduation ceremony and avoid the traffic. The owner was very responsive and helpful. Prior reviews have noted the challenges with the air conditioning and they remained - the owners provided a number of fans to help with air circulation but it could be a challenge for someone who is sensitive to the heat. We would definitely stay again!

Wonderful spot in downtown Knoxville

My stay here was great and exactly what I expected. The unit is a perfect size for one or two people. Everything went smoothly, from checking in to checking out. The location is an easy walk to the main part of downtown where there are plenty of bars and restaurants. The host was communicative throughout the entire process and easy to get ahold of. I didn't have any issues with the unit itself, neighbors or getting access. Overall great visit, I would consider staying here again.

Lovely stay in Knox!

The condo was well appointed, clean, welcoming and had EXCELLENT location to downtown. My only complaint was the AC didn't cool the condo very well. I would definitely stay there again in the winter, but it was too hot for me with 90 degree temps. The owners did a great job decorating the older condo! Very stylish! We walked everywhere downtown as well as UTK. Nice stay!

Generally Disappointed

Given the price and description we expected much better. This isn’t a bad rental, the unit is clean and well equipped, but there are a number of issues that had us glad to pack up and go. When we checked in the smell of garbage in the building lobby was potent. We sent a message when checking in but no one replied. Fortunately the smell was not in the condo. On day 2 someone burned some candles in the lobby to eradicate the stink, it barely did.The air conditioning systems are split units and do not adequately cool either room. One was turned off and the other on when we checked in; with one on it sort of cooled, with both on, nearly nothing. On the second day it was warm and the place stayed warm as it is barely insulated. The windows are ancient and single pane - the noise from outside can be loud. A very large and bright street light overhangs outside the bedroom and the drapes are inadequate to block it. Also note except for the bedroom windows there is no view except of a building wall.The good: The location is excellent and convenient walking or driving to market square or campus. In summary: needs a lot of updating to justify the price.
