The Space:
****As part of routine lake maintenance and shoreline repair efforts by Georgia Power, Lake Sinclair will be drawn down by approximately 5 feet starting October 25, 2025. The lake refill is anticipated to begin on December 1, 2025****

Home Features:
Spacious Accommodations: Enjoy three king bedrooms for ultimate relaxation, plus a cozy bunk room featuring two twin-over-twin bunk beds and one with a trundle bed. There is also an additional single twin bed—perfect for the kids. There is a 12 visitor max limit (including children) We have parking for up to 3 vehicles.

Entertainment Galore: Two inviting living areas provide plenty of space to unwind. The main level is perfect for gathering, while the downstairs boasts an Xbox One, two controllers, and a foosball table for hours of fun.

Fully Equipped Kitchen: Prepare delicious meals in the modern kitchen, complete with a drip coffee maker. A convenient kitchenette downstairs features a sink and microwave and mini fridge for added convenience.

Dining for All: Host family dinners at the elegant dining table that comfortably seats 10.

Indoor Fun:
Enjoy board games, card games, and a screened-in front porch for outdoor dining and relaxation. All TVs are equipped with Roku, so bring your personal streaming accounts to catch up on your favorite shows.

Outdoor Bliss:
Private Dock: Dive into lake life with your own private dock, complete with a swimming ladder for easy access to the water. Enjoy excellent fishing right from the dock! We have fishing poles for guest to use. Please be sure to bring your own tackle box.

Kayaking Adventures: Take advantage of the four kayaks available for guest use, complete with paddles for exploring the beautiful lake. Be sure to bring your own fitted life vest! We do have 5 adults and 2 kids vest available to guests.

Outdoor Games: Challenge your friends to a game of horseshoes, corn hole, or relax on the bench swing by the lake, soaking in the stunning views.

Alfresco Dining: Dine outdoors at the dock, which accommodates four, plus four more additional seats on the porch, or fire up the charcoal grill for a delicious barbecue (be sure to bring your own charcoal). A TV at the dock ensures you won’t miss any of your favorite shows while enjoying the sunset.

Location:
Located just a 10-minute boat ride from Crooked Creek Marina, you’ll have easy access to the best of Lake Sinclair. The water depth at the dock ranges from 10-13 feet, perfect for swimming and fishing. The nearest grocery area is near 35-40 minutes away in Milledgeville, GA. This property is 60 miles from the PGA masters tour. 30 minutes away from GMC & GCSU. We are near 60 miles away from the PGA golf tour in Augusta.

Pet Friendly: We are a pet friendly home. There is a $300 pet fee required. We have a 2 dog limit. Dogs must be less than 50lbs. (No exceptions). Pets are not allowed on bedding or furniture. Pet droppings must be cleaned up out of the yard. Pets must be kenneled and never left inside the home alone. Additional fees will be required to pay if these rules are not followed.

Guest Access:
Guest have access to the entire home with the exception of the locked storage units in the front of the home. Guests will not have access to the locked closets. There are used for our owners and vendors only.

The Neighborhood:
This is a family-friendly safe neighborhood.

Getting Around:
Anslie's Cafe & Food Mart is 2.5 miles from the property. This is a local gas station and they have a kitchen/menu.

Coops Landing is near 10 minutes from the property. You can launch your boat here (No fuel), They have a small store and cafe.

Groceries: There is a Sandy's IGA smaller grocery store in Sparta, this is 25 minutes from the property. There is a Kroger, Publix and Walmart in Milledgeville, GA. This is 35 minutes from the property.

Dining/Entertainment: There are many restaurants in Milledgeville, Eatonton and Greensboro. These are near 30-40 minutes from the property. Milledgeville offers a bowling alley, movie theater and skating rink.

GCSU & GMC are approx. 25-35 minutes from the property.
