This condominium is the best unit within a boutique 7 unit waterfront complex designed exclusively for myself and VRBO guests when I am not staying on-site. This unit has a clean white on grey look, a private patio for grilling and gatherings along with access to our shared pool / hot tub, media room and gym. The complex has hundreds of feet of waterfront for fishing in our own private honey hole. Seagulls, pelicans and cranes are constant companions on the property.

– Room 1: This is the master bedroom with a King-sized bed located on the second floor. The bed does have a special base with actuators which can raise and lower the head and feet. The attached bathroom has its own sink and vanity both wrapped in white quartz, private bathroom with a multi-function shower, we have a 50 inch Wall mounted TV, which is WIFI connected and capable of streaming your favorite apps. The bedroom has a closet, chest of drawers and a HEPA air filter system. The nightstand also has multicolor lights as a sleep aid along with a build in mini fridge.
– Room 2: This room has a full bunk bed set with a twin trundle located on the second floor. It has a reading lights and a chest of drawers. It has a nice size closet and shares the common remodeled bathroom.
– Room 3: This room has 1 queen beds located on the second floor. It has a closet, a 50 inch Wall mounted TT, reading light and a large chest of drawers. This bedroom also has a very large corner desk, desk drawers and printer. In addition, we have a "varidesk' which can raise and lower the height of this work station.
- Covered patio comes with a flat top grill and seating area in the shade at any time of day.
- Laundry: This unit includes a washer and dryer at the top of the stairs. Laundry pods and dryer sheets are provided as well as an iron and ironing board.
– Gym / Media Room: The Gym / Media room is situated by the pool and is a shared space for the enjoyment of all guests. There is a 65 inch Samsung TV, puzzles, cards, board games and an arcade unit with over 1,000 retro games (including all versions of Street Fighter II) for use. The gym area has a dumbbell weight set, weight bench, bozu ball, elliptical machine and fan bike.
– Outdoor area: The complex has a large pool with six outdoor chaise lounges as well as a grilling station and a 6-seater table and bench. We have a gazebo next to the pool. The hot tub is on a platform overlooking a wide expanse of the canal. At the water's edge we have an 8 seater table and 4 Adirondack chairs.
200' of docks wrap the entire complex. 2x 35' slips, 2x 20' slips and multiple other places to tie up boats. The central dock has benches, a large table with seating for 6, an outdoor kitchenette. and a large fish cleaning station with ice chest. This dock has electrical power and is lit at night. We have 2 stainless steel fishing holders.
-Guest access: Guests will be able to access their unit as well as the common areas of the complex around the pool and by the bulkhead.
-Interaction with guests: Normally I am not available to socialize onsite but my co-hosts Ms. Lutchie or Ms. Ashley are available by phone or on site to answer any questions or concerns.
This unit has 2 designated parking spaces. Please be mindful of the parking. The parking spaces listed 3A & 3B is clearly painted in yellow. There is ample street parking. Large trucks may use my designated "Guest Parking" in the complex next door. Trailers should be placed in one of our two designated “Trailer Parking" spots.
General Disclosures for all guests AKA House Rules
OCCUPANCY LIMITS: Occupancy limits are posted and confirmed at time of reservation. If guests exceed the occupancy limits agreed upon at the time of the reservation, the guest will be asked to leave without a refund. Exceptions to the occupancy limit are only made for infants under three. Additional visitors must also be pre-approved by our management team. Four guests are included in the standard booking price. Each guest after 4 has a charge of $30 per guest per night.
DAY USE: Only guests listing on the booking shall be able to enter the property and utilize our facilities and fishing areas. We do not offer a “day use” where friends and family not directly listed as guests may come and stay during the day. Seahaven management should be informed, and in most cases will approve, luncheon and dinner request to bring unregistered guests. We will not grant pool access, facility access, nor fishing spaces to unregistered guests.
LINENS & STAINS COSTS: Replacement costs for lost or stained items below-
$50 - Linens, $25 - Bath towels, $10 - Pillowcases, $5 - Hand towels, $50 – Comforters. $50 for missing Beach towels, $25 – missing Beach Chairs, $75 – missing Beach cooler
SMOKING / VAPING: Smoking or vaping is only allowed on the private patios, decks or by the canal NOT inside the home. Residual marijuana or cigarette odor will result in a $500 charge.
PET POLICY: Dogs are allowed at the property with a maximum of 2 dogs per booking. We have a grass area in front of the building for dogs. Fees will be charged as follows and are segregated by size (under and over 25lbs). If 1 dog is over 25 lbs. and a 2nd dog is under 25 lbs. the guest will need to pay 1.5x of the fees below.
7 day booking or less: $130 for 1 dog over 25 LBs or up to 2 dogs under 25lbs. $100 for a 2nd dog over 25 lbs.
8-29 day bookings: $260 for 1 dog over 25 LBs or up to 2 dogs under 25lbs. $130 for a 2nd dog over 25 lbs.
30 days or greater: $400 for 1 dog over 25 LBs or up to 2 dogs under 25lbs. $200 for a 2nd dog over 25 lbs.
Please keep your dogs always leashed within the property and please do not leave your dogs unattended inside the unit unless they're in a kennel. If an unreported pet is found to be staying in the property, the guest may be charged $500.00 and will be asked to vacate the premises without a refund.
Service Animal: A dog that is individually trained to do work or perform tasks for people with disabilities. No pet fees will be applied.
Emotional Support Animal: A dog that provides companionship, relieves loneliness, or helps with depression, anxiety, or certain phobias but is not required to have special training to perform tasks that assist people with disabilities. Standard charges for pet fees will be applied.
CHECK-IN/OUT: Check-in and check-out instructions will be included with your reservation confirmation. Check-in time is 3:00pm. Early check-ins are not guaranteed but may be accommodated depending on availability. Check-out time is 11:00am. You may arrange for a late check-out, if available. Any guest staying past 2:00pm will be charged for an additional day of rent.
CANCELLATION POLICY: Full refund for cancellations if the check-in date is at least 15 days away. Cancellations made between 14 - 8 days will receive 50% refund for cancellations. Cancellations 7 days or less from check-in will result in full forfeiture of payments. There are no refunds for early departures or late arrivals. If a guest does not show up for their stay the total amount paid is non-refundable.
HURRICANE AND MANDATORY EVACUATION POLICY: We strongly recommend that guests purchase travel insurance for stays during hurricane season - June 1st through November 30th. In the event of an evacuation of Padre Island, whether voluntary or mandatory, we will not issue refunds nor will we move the reservation to alternative dates. If you have declined travel insurance, you shall not be entitled to a refund.
GUEST: Upon arrival the guest agrees to notify property owner or management team of any damage to the property. Guests agree to accept responsibility for all damage caused by negligence or willful disregard by guests or members of their party.
NEIGHBORS: No loud music or parties. Guests shall not use rental or permit it to be used for any disorderly or unlawful purposes or in any manner that interferes with other residents on the property. Violations of this rule could result in immediate eviction. Please observe speed limits at all times. Quiet hours are from 10pm to 8am. Should you have a problem with noise coming from another unit please contact our staff or the local police department.
LOST OR FORGOTTEN ITEMS: Check the property carefully before leaving. Property owner and staff will not be responsible for items left in properties after check-out. Please notify Seahaven management as soon as you realize you’ve forgotten something, and we will make every effort to locate and return lost and forgotten items when the property is unoccupied. If a guest leaves an item on the property and wishes to have it mailed back to them they will be required to pay for the postage as well as a $50 service fee. Any forgotten items must be retrieved within 10 days, or they will be donated to a local charity.
