I was excited, we were in Florida, I couldn't wait for someone to enter the front door code, so I wandered around back. And saw the pool inside the privacy fence. So inviting. I wanted to jump in. Then we went in the house. So cute. So stylish. I really felt comfortable and at home. This was going to be nice. Nice big rooms. Nice big kitchen. This will do nicely.

We enter into a large open living area with a coastal theme. A few steps in and I see the newly updated, fully equipped kitchen to my left with the dining area just beyond. Then, I can't help but be drawn to the comfy looking sitting area just inside the sliding doors that lead to that beautiful pool. Oh, and what bedroom are we taking? They both have their own bathrooms. Awesome. One has two queen beds. The other has a king. And the kids? They can have the two sofa sleepers in the living area, a roll-away, and the pack 'n play. Perfect! Okay. Where is that suitcase with my swimming suit? I think I can take a dip before I start supper on the grill that I saw on the patio!

There is room to park 3 cars in the driveway and overflow parking in the street is okay. You are also able to use the garage.

Quiet streets immediately around our home for peaceful walks, but not too far from bigger roads.

Once your booking is complete, please be aware that we require additional steps to complete your reservation of this property. You will receive a link to our Rental Agreement. Once completed, you will receive a link to our Guest Portal where you will find access to additional information and will be asked to reserve certain free amenities and have the opportunity to purchase "Add ons". A short time before arrival we will also request and require a payment source to reserve a Security Deposit for your stay.

For direct bookings and bookings through services that do not require positive identification in order to book, we will require a photo ID to be provided through the guest portal. This will consist of uploading a scan of your passport or driver's license along with a 'selfie'.

The House Rules are also available for you on the Guest Portal. The House Rules are an easy-to-read addendum to the rental agreement that outlines the information that is applicable to all guests. We will also send you a copy and ask that you download and share this document with all other guests.

We provide additional services offline. We call these Add Ons.

"Add ons" include both certain free amenities and items available for a fee. All can be easily arranged through our Guest Portal. This is the site that you access immediately after you sign our Rental Agreement. We will send you a link. You will be able to: 1) request optional free amenities like setting up a port-a-crib, etc. and 2) select and pay for things like: a late checkout, a supply of breakfast groceries waiting for you in the fridge in case you arrive too late to go to the store, a cleaning by our housekeeper during your stay, electric heat for the pool, etc. If you have questions or can't find these on the guest portal, reach out and ask about any of these items of interest. Our guest portal is a separate system, so purchases will require a separate payment (credit card) arrangement.

We have purchased Damage Protection Coverage on your behalf. This policy covers the first $1500 worth of accidental damage. It excludes damage by unregistered pets and linens. Please let us know right away if anything happens. You would remain responsible for anything beyond this coverage. Please note, while booking you may be offered a 'trip interruption' policy. It's not a damage policy, but may be a good purchase if you are worried about events that might lead to cancellation. We especially recommend it to all of our long-term guests because of the alternate cancellation policy for long-term stays.

For long-term stays during the months of January - April we have a specific cancellation policy. The first 30 days is the deposit. It is due at booking and is non-refundable. The remaining dates are refundable until 60 days before check-in. To reiterate, we recommend that anyone considering a long-term stay purchase a trip interruption insurance policy. Ask and we can refer you.

Because of issues with parties and disruptive events, at this time, Airbnb does not allow gatherings of more than 16 people - even just during the day. We're in agreement with that. If you have a larger group, and you were hoping to make it easier to share the cost of an exclusive home like ours - we're sorry. We aren't interested in alienating our neighbors or having our listing suspended for you.

If you've ever had a pool you know it can take more work sometimes than a once-a-week visit from 'the pool guy'. While you're staying you may need to do a few maintenance things to ensure that it is available when you want it. For example, chlorine evaporates, if there is a heavy rain, it can impact the water chemistry more than the experts may have anticipated and now algae is growing and the pool is getting cloudy, etc. The easiest thing to say is, let us know and we will talk you through what you can do. And none of it is hard. There is more about maintenance in the house manual.

There are security cameras on the front door, the driveway, and near the pool screen doors. But none inside - that would be creepy! We had to install the cameras, not for burglars but because we've had guest counts that exceeded what was reserved. This is not nice. Please be honest. We price based on how many are staying in the home. And we make sure it is a good value for either a retired couple of snowbirds or a big family on an adventure-filled vacation. And, even if you leave our home as clean as when you arrive, as required, the size of the group still makes a big difference in how much time and work our housekeeper has to do with laundry, etc.

And then there are pets. Please don't try to sneak any in without including them in the booking. All pets must be crated if left alone in the house.

Fantastic stay

The property is in a great location! It was so easy to get around. The home was clean and well appointed. Lots of comfy seating and individual entertainment areas. Loved the pool and the available pool toys. Highly recommend!

Amazing!!

We spent 6 weeks at this little piece of paradise! Everything was perfect! We enjoyed dining and shopping among so many other things! The Farmers Market is the place to be on Saturday mornings!! The host/Mgmt Company are second to none for hospitality and addressing any needs!! The Florida Sunshine and Weather is unbeatable!! We'll be Back!! -Scott- Easton, KS

Best thing about this place is the pool.

We were very disappointed with this place. We had issues before we arrived which were addressed, however after arrival we had several other issues. More items missing which were shown in the photos, Blinds damaged or not usable, firetable rusted out, urine stains on bathroom wall, Vents, window sills, ceiling vent, door track and walls where tvs were removed, shower curtain were all dirty. The last full day of our stay the water was shut off due to non payment of overdue bills. We contacted the owner and manager and it was turned back on after about 4 hours once they settled the bill. When I contacted the manager towards the end of our stay to let him know what we had dealt with he was rude and didn't want to discuss. When we contacted the owner to take care of the water shut off and told her we felt we paid too much for all of the issues we had she seemed very surprised by how much we paid. She told us the manager takes care of everything and then she receives a payment. We were told she was selling the home and we were the last renters. Made us wonder if that was part of the problem.. Nobody else will have to worry about this rental . The only plus was the pool.

Great location, still dealing with storm damage

Awsome location. When the property gets fixed back up it will be tough to beat. Just ask lots of question, everywhere in the Cape is still in recovery mode from Ian.

DO NOT BOOK

Start with the good>beds, Coffee maker, pool, living room furniture>the rest, rusty & dirty air vent, dust bunnies on the floor, walls and hanging from ceiling, clump of long hair on shower drain, huge chunks of paint missing on the kitchen table, dirty base boards, towels are rationed and had to look for them to take a shower, 3 over flowing trash cans in front yard, rotted base board around sliding glass door, literally have to lift the sliding glass door to lock it, window crank in shower hanging off, TVs, microwave, dishwasher had slimy debris and full palm prints on them from the previous guest .. host did offer a refund for my un-stayed nights if I left the house tidy (what .. this place is gross and you want your guest to tidy up and wipe things down.. you should not ask things of your guest that you do not provide for them) we were there for my sons 18th birthday and he wanted to stay .. if the table was represented properly in the pictures, I would have never booked here. The table missing huge chunks of paint, the window crank, lock on sliding glass door not aligned, the air vent .. there is no way property mgmt did not know these things need addressed. You should be doing a quality check on whoever is cleaning .. they truly are horrible!!! Offering to have the cleaning crew come on my first day there and fix the air vent would have went a long ways .. I was so looking forward to this trip, shockingly I was extremely disappointed in the outcome..
