Harmonious and serene, Bovina Mountain High will be the retreat you'll want to come back to year after year. Perched on the mountainside with 5.2 acres of peaceful privacy, this 3734 SF home is a destination in itself. Upon entering the home you are immediately stunned with the magnificent mountain views in the great room. An open floor plan, 4 bedrooms, 4.5 bathrooms and a GROUND LEVEL REC ROOM with pool table make this the perfect home for family and friend getaways. Pet Friendly!

Step inside this vast home and be welcomed by the two-story vaulted ceiling, fireplace and wall of windows in the great room. Immediately be ensconced in nature and rejuvenated by the airiness of the interior. Nestle on the couch with loved ones in front of the fireplace, gather around the table for joyful meals and spend evenings challenging each other to billiards and foosball while a movie plays on the giant flat screen TV. The cheerful, classic kitchen is open to the living area and features stainless steel GE appliances, granite counters and a bar seating area. Four generous bedrooms, three with ensuites, will be a hit with everyone in your group. Keep reading for a detailed layout.

Entry: Make an entrance into the foyer with a sizable coat closet and plenty of space to remove shoes and coats. Enjoy the breathtaking view from the great room that overlooks the valley and mountains.

Great Room: The sprawling great room with sitting room, dining room and kitchen offers an uninterrupted flow. Windows on the front and side of the house allow picturesque views in every room. French doors in the great room and step out onto the deck for a dazzling view. An outdoor dining table and seating give you the perfect al fresco spot. The dining table comfortably seats 8, while a loveseat and island bar stools give additional space if needed. Prepare to be wowed by the kitchen, compact in space yet perfectly sized for meal preparation. Family-friendly, functional and well-equipped.

Second Floor:
The second floor showcase the scenery with an open layout and mezzanine walkway between the two large bedrooms. A cosy seating area in the middle gives a lovely space for reading or relaxing. The bunk bed room is just off the mezzanine and features a skylight, a homey nook of a room that younger guests will love to be tucked into.

Bedrooms:
1. On the main floor with king bed an ensuite. The ensuite has a Jacuzzi tub and walk in shower.
2. On the second floor with king bed and ensuite. The ensuite has a tub/shower combo.
3. On the second floor with queen bed and ensuite. The ensuite has a tub/shower combo.
4. On the second floor with bunk bed.

Bathrooms:
1. Half bathroom on main floor.
2. Ensuite in main floor bedroom.
3. Ensuite in second floor bedroom, king.
4. Ensuite in second floor bedroom, queen.
5. Full bathroom with tub/shower combo on ground floor.

Ground Level: The walkout ground level living room provides an inviting space with a sizable entertainment/recreation area complete with foosball and regulation sized pool table. Unwind in front of the NEW 75" Smart TV for movies or sports. The ground floor has amazing design with a stone accent wall and wood beamed ceiling. A full bathroom is conveniently located on the ground level as well.

Exterior: Bovina Mountain High is located at the end of cul-de-sac and down a slightly inclined driveway. There is ample space for parking and a large turnaround area in front of the garage. (The garage is not included but is a possibility, please inquire.) Set on 5.2 acres of land with sweeping views of the mountains and valley below. A side a lower yard area offers space for lawn games and outdoor enjoyment. Surrounded by woods, the property is private and pastoral, a true one of a kind gem!

Guest have access to all unlocked areas. The garage is not included in the reservation but may be available for a small additional fee.

Bovina Mountain High is professionally hosted by R & R Vacation Rentals, Inc.

Delaware County NY is a four season vacation destination. In the summertime there are yard sales, farmers markets, fairs and more. Outdoor activities include hiking, biking and fishing. Fall is for leaf peeping. Drive down the country roads, pick apples and pumpkins and enjoy nearby town harvest festivals. Winter is packed full of activities. There are two ski centers nearby that offer tubing, skiing, snowboarding and cross country skiing (as well as summer activities like hiking, biking and concerts). Restaurants often showcase locally made or grown food like cheese, bread, meat fruit and vegetables. Shops abound, there's always something to see.

A vehicle is necessary. Uber or taxi service is limited or unavailable. A FWD or AWD vehicle is recommended October through April when snow is likely.

The home was recently purchased and some furnishings in the photo's may have been changed such as bedding and decor. Pictures will be updated for any major changes and improvements. And we have a lot of fun stuff planned for the home so stay tuned!

Before making a reservation, please read the Rules and Polices to make sure you are comfortable and aware of guest expectations. We want to make your trip as fantastic and memorable as possible! Here are just a few more things to keep in mind:

- We have awesome neighbors, help keep us awesome neighbors too! While the home is in the country and private, noise does travel so please follow the quiet hours and keep outdoor noise down after 9PM.

There is a private community just down the road. The road leading to this lake front community is marked PRIVATE, NO TRESPASSING. Do not bike, run, drive, fly drones or cartwheel, into this community. If you are considering purchasing property here and want to LIVE in a private, lake front community, let me know and I will connect you with the BEST real estate agent to help you. Stays of one month or longer have lake access and other amenities.

- We are dog friendly, no cats. Sorry, we love them too! One dog max, with additional fee.

- No parties. If there are 8 people on the reservation there should be 8 people at the house. Please reach out to us if you would like to have daytime visitors.

- We have a private septic and well. Be conscientious of water use in the dryer months and no water lawn games, sprinklers, slides or kiddie pools. They can quickly drain a well leaving you with no water or brown water. And for the septic, only flush TP down the toilets.

- If you smoke outside do NOT put out cigarettes on the deck, throw butts on the driveway or lawn. If you smoke inside the home there will be a $500 fine. I don't want that, you don't want that. Let's just not.

- Payment processing fees are non-refundable.
A FEW RULES.
Check-In and Check-Out: Plan your travel on our listed 4PM arrival and 11AM departure times. Changes in times may be available for an additional fee if possible. Please give at least 24 hours notice for requests, last minute requests may not be possible as cleaning and service schedules are planned in advance.

- We have awesome neighbors; help keep us awesome neighbors too.
- No parties. Only the number of guests on the reservation should be in the house. Let Host know of daytime guests.
- No smoking. If you must smoke, do so outdoors only and extinguish when done then put in the garbage.
- Dogs are allowed with approval and additional fee.
- No ATV's, snowmobiles, fireworks or firearms.
- Quiet hours 9PM to 8AM, keep outdoor noise to a minimum.
